Self-storage and storage facilities · Buyer persona

Know the four people who rent a unit and write to each one separately.

A buyer persona for a storage facility is a written portrait of one kind of tenant: what triggers the search, what they fear and who else weighs in. GullySales builds each from your own tenant records and your desk's memory, not from guesses.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What buyer persona means

A buyer persona is a plain description of the kind of customer who actually buys from you. It includes what they search, what worries them and who else they ask before deciding. GullySales builds this from real enquiries and past sales rather than a generic template, then uses it to write every page and advert.

For self-storage and storage facilities

Where it usually goes wrong, and what we would do.

  • “The transferred employee”

This tenant has a flat full of furniture and a move date set by an employer. Distance and an answered phone decide the choice, and the whole arrangement should fit into one visit. The persona records the hours this person is free, because that fixes when the facility must pick up.

  • “The online seller”

The seller holds stock in a unit and visits to pack orders. Access hours, a loading area, a GST invoice and the notice period come up before the rent does. A seller who receives these answers in writing is already halfway to signing.

  • “The parent paying for a student”

The student uses the space, while the parent pays and decides. The parent worries about safety and identity checks, and wants a receipt that is clear. Write for the parent and keep the booking simple for the student.

  • “The office with records”

An accountant or a clinic manager needs files kept and found again. The questions are about who can enter and how a single file is retrieved. This buyer rarely searches, so the persona also records who recommends such a facility to offices.

What we do

What we deliver for self-storage and storage facilities.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. One page for each persona

A written portrait of each kind of tenant: the trigger, the questions in the order they are asked, the fears, the other decision-makers and the words they use.

Result: The desk and the writer describe the same person.

  2. A review of your tenant records

We go through current tenants and past enquiries, sort them by kind of tenant and note unit size, length of stay and how each found you.

Result: The personas rest on your records and not on a guess.

  3. A structured talk with the desk

A conversation with the people who answer calls, noting the questions they hear most and the objections that stop a booking.

Result: What the desk knows is written down and kept.

  4. A message map for each persona

For each persona, the first line of the reply, the page to send and the one question to ask on the call.

Result: The first reply fits the person who wrote.

  5. Personas matched to your pages and ads

Each persona set against a page, a Business Profile photograph and a WhatsApp reply, with the gaps listed.

Result: You see which persona has no page yet.

How the result is measured

  • Enquiry match to persona
  • Conversion rate by persona
  • Content aligned to persona

Recorded as a baseline before work starts, so every later report has an honest comparison.

Who it is for

This is written for these self-storage and storage facilities.

  • Household self-storage units near apartment clusters
  • Business storage for online sellers and traders
  • Document and records storage
  • Warehouse-style storage let by the pallet or the bay

  • Furniture and relocation storage tied to packers and movers
  • Operators running several branches across a city
  • Landowners and building owners converting space into units

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Your brief

You tell us what you need in a few short steps: your business, what you want, where enquiries come from and how they are handled.

  2. After the brief

A conversation and a written scope

We read it, then talk with whoever handles your enquiries. If you want our help, the scope, the fee and the reporting come in writing, and nothing starts before you have read them.

  3. Before work starts

    Baseline recorded

The numbers this work is meant to move, such as enquiries, quotations, orders, visits or renewals, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

The fix we agreed to start with is put in place and measured against the baseline, whether that is a reply, a follow-up, a page, a listing or the handover between marketing and sales.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the buyer persona work runs

  1. 1

    Understand the current view

We start with how your team currently describes the customer, since the gap between belief and reality is often the finding itself.

  2. 2

    Audit past enquiries and sales

We look at recent enquiries and closed deals to see who actually bought, not who was assumed to buy.

  3. 3

    Interview customers and staff

Short, structured conversations surface the real language, worries and triggers behind a purchase.

  4. 4

    Build the personas

Findings are written into short, usable persona documents rather than a long report.

  5. 5

    Apply to your marketing

We show exactly where each persona should change a page, an ad or a script you already have.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

How many personas does one facility need?
As many as there are different kinds of tenant in your records. A small facility with households and a few sellers may need two. Add a persona when a group of tenants asks questions that the others do not.
Should personas be built on age and income?
Less than on the situation. A transfer, a flat being cleared or a stock build-up explains the search better than an age band. Record the trigger, the deadline and who signs, since those decide what you say and when.
Where does the information come from?
From your move-in forms, the enquiry sheet, the questions the desk hears and a few calls to current tenants who agree to talk. We do not invent a person. If the record is thin, the persona says so and is revised as the sheet fills.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
