Mortgage brokers and loan officers · Email marketing

Thousands of past borrowers, and none of them hear from you.

Email and text turn a mortgage database into a channel: past borrowers, people holding a pre-approval letter, and the agents who send business. GullySales rebuilds and segments the list, records consent before anything is sent, and runs the campaigns on a schedule instead of in a rush.

A post room: a wall rack of pigeonholes with sorted letters and strapped bundles, a loaded mail trolley wheeled up in front of it, and on the bench a franking machine with one envelope under the press arm, franked and cleared

What email marketing means

Email marketing is sending planned messages to a list of past and prospective customers who have agreed to hear from you. It suits offers, updates and staying in touch with someone who is not ready to buy yet. GullySales writes and schedules these emails and tracks who opens, clicks and enquires.

For mortgage brokers and loan officers

Where it usually goes wrong, and what we would do.

  • The list has to be ready before the market moves

A refinance window is short, and a list segmented after the news arrives too late to be useful. That work belongs to a quiet month.

  • Text is the channel borrowers answer and the riskiest one

Consent has to be recorded before the first message and honoured the moment somebody stops it. Your attorney should confirm what your states expect.

  • A pre-approval holder disappears for five months

They are house hunting, not thinking about their lender. A scheduled message every few weeks keeps the file alive until a contract appears.

What we do

What we deliver for mortgage brokers and loan officers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. The database segmented by rate, balance and date

Past borrowers sorted so the list of who is in the money exists before the market moves, with closing dates and property details attached.

Result: A short window can be worked from the first day.

  2. Consent and stop requests recorded properly

How each contact arrived, what they agreed to and when they opted out, written into the CRM and checked against your attorney's standard.

Result: You can show why every message was allowed.

  3. A pre-approval nurture sequence

Dated messages and scheduled calls to every borrower holding a letter, aimed at the silent months while they are house hunting.

Result: Borrowers you pre-approved close with you.

  4. An annual note about their own house

A yearly message covering what the property is likely worth now and what the balance has done, with nothing being sold in it.

Result: Past clients hear from you before a competitor writes.

  5. A refinance campaign approved and waiting

The message, the list and the call plan signed off in advance, sitting ready for the week the market gives you an opening.

Result: You are calling on day one rather than drafting.

  6. An agent letter worth opening

A short regular note to the bench with something an agent can use with a client, not a rate sheet nobody reads.

Result: Agents remember you between deals.

  7. Monthly reporting on applications from the list

Replies, appointments and applications traced to each campaign, measured against the baseline recorded at the audit.

Result: The database is judged on the loans it produced.

How the result is measured

  • Open rate
  • Click rate
  • Enquiries from email

Recorded as a baseline before work starts, then reported every month against it.

Who it is for

This is written for these mortgage brokers and loan officers.

  • Independent mortgage brokers
  • Loan officers inside a bank or independent mortgage bank
  • Branch managers building a team of originators
  • Purchase-focused originators working with agents
  • Refinance-heavy shops
  • Non-QM, bank statement and self-employed borrower specialists
  • DSCR and investor property lenders
  • Construction to permanent lenders working with builders
  • Reverse mortgage specialists
  • New originators building a first referral base

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first monthly report.

No open-ended retainer. Each step has a point in time and something you receive.

  1. 01 · Day 1

    Free audit call

45 minutes with whoever handles your enquiries: how they arrive, how fast they are answered, where they are lost.

  2. 02 · Within a few working days

    Written, scored report

Six areas scored, fixes ranked by return and cost. If you want our help, the scope and fee come with it, in writing.

  3. 03 · Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later month has an honest comparison.

  4. 04 · Month 1

    The first fix goes live

Usually the cheapest one on the report: reply time, a follow-up sequence or the marketing-to-sales handover.

  5. 05 · Every month

    Report against the baseline

What moved, what did not, and what changes next, in plain words.

  6. 06 · Month 3 to 6

    Renew on the numbers

The term ends and you decide whether to continue from the results. No twelve-month lock.

How the work runs for mortgage brokers and loan officers

  1. 1

    Assess

In the free audit we trace last year's funded loans back to the agent, builder or campaign that produced them, and look at how many pre-approvals never became contracts.

  2. 2

    Fix the follow-up

A sequence for every issued pre-approval, a rule for how a new lead is called, and a record of each touch in your CRM rather than in somebody's head.

  3. 3

    Build the agent bench

The ranked list, the outreach routine, and co-marketing priced and documented so it can be shown to anyone who asks.

  4. 4

Turn the database into a channel

Past borrowers segmented by rate, balance and closing date, scrubbed for consent and do-not-call, then contacted on a schedule.

  5. 5

    Be ready for the window

The refinance message and the call plan approved in advance, so a short rate move is worked from day one instead of prepared for.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every monthly report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No lock-in, no guarantees we cannot keep

Three to six months at a time. We never promise a ranking or a lead count, because nobody controls those.

  • Hours that fit your day, agreed up front

Which hours we overlap with yours is settled before any work starts, so you know when a reply is coming and when it is not.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Can we email everyone in the CRM?
Not automatically. An old database rarely carries the consent people assume, and the rules on calling and texting are stricter than on email. We scrub the list first and work what survives, to a standard your attorney sets.
What do we send between rate windows?
Something about their own house. An annual note on the balance and what the property is likely worth gets opened, because it is about them and not about you.
Can you co-market with our agents without breaking RESPA?
Only where each side pays fair market value for what it receives, and the split is documented. A free flyer or a subsidised open house is what turns into a Section 8 problem. We build the material and the cost split, and your compliance officer or attorney approves it before anything runs.
Can we advertise a rate?
You can, with everything the rule requires travelling alongside it, which is more than most people expect. A quoted rate brings its APR and the terms behind it into the same piece, and your NMLS ID appears too. We write to your compliance team's template rather than inventing our own.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped in the free audit and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
Three to six months at a time. There is no twelve-month lock, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile usually show in weeks, because the enquiries already exist. Ads show in days once follow-up is ready. SEO and content take months. The audit tells you which applies to you.
Who will actually do the work?
The person you meet on the audit call. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
For the audit, last month's enquiries in any format and 45 minutes with whoever handles them. After that, access to the accounts the work touches, such as the website, Google Business Profile or CRM, and time for the monthly review.
What if we are not happy with the work?
Tell us and the plan changes. Every month is reported against the baseline, so a number that is not moving is visible to both sides. Terms run three to six months at a time, and the refund and cancellation policy sets out the rest.
