Apartment owners' associations · Digital marketing

Pick the few digital tools the committee can run, and drop the rest.

Digital marketing for an apartment owners' association is the set of online channels the complex uses to reach residents, buyers, brokers and vendors. GullySales works on choosing a short list the volunteers can maintain, and on how the pieces connect.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What digital marketing means

Digital marketing is the combined work of search, social media, advertising and website channels running together rather than as separate projects with separate people. GullySales runs these as one connected system so a change in one channel, such as a new offer, is reflected everywhere at once.

For apartment owners' associations

Where it usually goes wrong, and what we would do.

  • “Too many tools for too few volunteers”

A web page, an app, two WhatsApp groups, an email list and a social page are started with enthusiasm. A year later the committee runs none of them well, and residents do not know which to trust.

  • “Paid apps arrive before the basics”

A salesperson offers a resident app with bills and bookings. The committee buys it before it has a clean flat register, so the app holds messy data and residents drift back to the group.

  • “Nobody checks what the public sees”

Brokers, buyers and prospective tenants search the complex online. The committee has not looked at what they find, so a wrong description or an old number stays up for years.

  • “Online and offline notices contradict each other”

The lobby board says the pool is closed and the group says it is open. Residents trust whichever they saw last, and the committee is blamed for confusion that a single source would have prevented.

What we do

What we deliver for apartment owners' associations.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Channel audit and short list

A review of every channel the complex uses, with a recommendation on which three to keep and who runs each.

Result: The committee has a short list with a named person for every channel.

  2. One source of truth for notices

A rule that every notice is written once, in one place, and copied to others, with the lobby board and the group matching.

Result: A resident sees the same notice wherever they look.

  3. Public presence check

A written check of how the complex appears on maps, portals and search, with errors noted and corrections requested.

Result: A dated list shows what the public sees and what was fixed.

  4. Tool selection checklist

A list of questions to ask before the committee buys an app or service, covering data ownership, exit, cost to owners and who administers it.

Result: A purchase goes to the general meeting with answers on paper.

  5. Committee skills note

A one-page note on who on the committee will own each digital task and what they need to learn.

Result: Each task has a person and a back-up.

How the result is measured

  • Enquiries across channels
  • Cost per enquiry overall
  • Channel mix by contribution

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the digital marketing work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand the objective

We agree the one thing this campaign needs to achieve before choosing any channel.

  2. 2

    Audit available channels

We assess which channels are realistic to run well within the budget and timeline.

  3. 3

    Strategise the central idea

One message and offer is developed that will work across every planned channel.

  4. 4

    Implement across channels

Each channel receives its own adapted version, launched on a shared timeline.

  5. 5

    Measure as one campaign

Results from every channel are combined into a single report against the original objective.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Does a complex need a resident app?
Only if the committee has the records to put in it and a person to run it. Start with the flat register and one notice channel. An app can come later and works better on clean data.
What should we avoid?
Anything that stores residents' data without a clear exit, and any tool the committee cannot administer after the current secretary leaves. Check contracts with your advocate before signing, and ask who owns the data.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
