Affordable housing developers · Digital marketing

Plan search, social, WhatsApp and local print as one route to a booking.

Digital marketing for an affordable housing developer means choosing the online channels that reach first-time buyers and tying each to a visit and a loan conversation. GullySales plans the mix around your projects and checks it against your own booking record.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What digital marketing means

Digital marketing is the combined work of search, social media, advertising and website channels running together rather than as separate projects with separate people. GullySales runs these as one connected system so a change in one channel, such as a new offer, is reflected everywhere at once.

For affordable housing developers

Where it usually goes wrong, and what we would do.

  • “Channels are judged by bookings, not clicks”

A campaign that brings a long list of names who cannot get a loan looks good in a report and does nothing for the sales team. The measure that matters is how many visited families reach loan sanction and booking.

  • “Offline and online feed each other”

A hoarding near the project makes a family search the name. A WhatsApp message from a neighbour sends them to the page. Plans that treat online and local print separately cannot see this and over-credit one side.

  • “Each project is a different campaign”

A flat near an IT corridor and a flat in a growing town sell to different families, in different languages, at different EMIs. One campaign copied across projects wastes money on the wrong audience.

  • “Paid advertising has its own rules”

Real estate advertising is regulated, and platforms apply their own policies. Check the platform's current rules, and your adviser on what a project may claim, before a campaign goes live. Claims on scheme eligibility are especially risky.

What we do

What we deliver for affordable housing developers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Channel plan by project

A one-page plan for each project naming the channels, the audience, the message and the language.

Result: Each project has its own written plan.

  2. Source tagging

Consistent tags on links and a source field in the record, so each enquiry is traced to where it came from.

Result: The record shows enquiries by source.

  3. Landing pages for campaigns

Pages that match the advertisement's message and ask for a call back, not a long form.

Result: Every paid link goes to a page made for it.

  4. Spend review against bookings

A comparison of money spent by channel against families visited, sanctioned and booked.

Result: The owner can see which channel to cut or increase.

  5. Advertising checklist

A short list to run before any advertisement: registration details shown where required, no unapproved claims, no scheme promises.

Result: Each campaign has a signed-off checklist from your adviser.

How the result is measured

  • Enquiries across channels
  • Cost per enquiry overall
  • Channel mix by contribution

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the digital marketing work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand the objective

We agree the one thing this campaign needs to achieve before choosing any channel.

  2. 2

    Audit available channels

We assess which channels are realistic to run well within the budget and timeline.

  3. 3

    Strategise the central idea

One message and offer is developed that will work across every planned channel.

  4. 4

    Implement across channels

Each channel receives its own adapted version, launched on a shared timeline.

  5. 5

    Measure as one campaign

Results from every channel are combined into a single report against the original objective.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

How much should we spend on digital?
That depends on your inventory, your sales capacity and your margins. We do not state a figure. Start with a small test on one project, read the results against bookings and decide from there.
Can digital replace hoardings and local print?
Not for every project. Local families see what is near them. Read your own record of how buyers first heard of you, and keep what is working.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
