Gated community developers · Digital marketing

Run search, video, portals and chat as one plan around a visit to the gate.

Digital marketing for a gated community developer is the combined work of search, social, portals, email and chat that brings families to the site and keeps them considering it. GullySales works on how these parts fit around one aim, a booked family visit, and on reading each part against your own records.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What digital marketing means

Digital marketing is the combined work of search, social media, advertising and website channels running together rather than as separate projects with separate people. GullySales runs these as one connected system so a change in one channel, such as a new offer, is reflected everywhere at once.

For gated community developers

Where it usually goes wrong, and what we would do.

  • “The visit is the goal that every channel serves”

A click, a view or a form fill is not the sale. The family has to walk the model home and the built phase. A plan judged only on clicks may reward the wrong channels while the visits stay thin.

  • “Phases open and close, and the plan must follow”

When one tower sells out and another launches, the advertising, the pages and the sales script all change. A plan with no way to switch the focus keeps promoting a phase that is gone.

  • “Spend is split between families near and far”

A weekend-visit family within an hour and a relocating family in another city need different advertising and different pages. Treating them as one audience wastes the spend on one of them.

  • “Reports from each channel disagree”

The portal, the ad platform and the sales desk each claim the same enquiry. A single record that notes the first source and the last touch lets you see which parts of the plan bring visits.

What we do

What we deliver for gated community developers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. One plan around the family visit

A written plan showing how search, video, portals, email and chat each lead to a booked visit.

Result: Every channel has a stated job in the plan.

  2. A phase switch routine

A short checklist for what changes on the site, the ads and the sales script when a phase sells out or opens.

Result: A closed phase is removed everywhere together.

  3. Separate routes for local and distant families

A set of pages and ads for families who can visit on a Sunday and another for families who plan a trip.

Result: Each family sees a route that suits its situation.

  4. An enquiry record with the source kept

The first source and the last touch for each enquiry, entered against the phase.

Result: You can read which channels bring visits and which bring only calls.

  5. A review of results against the baseline

A reading of enquiries, visits and bookings by source, compared with the position recorded before the work began.

Result: The plan changes on evidence from your own records.

How the result is measured

  • Enquiries across channels
  • Cost per enquiry overall
  • Channel mix by contribution

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the digital marketing work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand the objective

We agree the one thing this campaign needs to achieve before choosing any channel.

  2. 2

    Audit available channels

We assess which channels are realistic to run well within the budget and timeline.

  3. 3

    Strategise the central idea

One message and offer is developed that will work across every planned channel.

  4. 4

    Implement across channels

Each channel receives its own adapted version, launched on a shared timeline.

  5. 5

    Measure as one campaign

Results from every channel are combined into a single report against the original objective.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Where should the budget start?
Start where your records show visits, and test the rest in small amounts. GullySales works out the starting split with you from your enquiry and visit history, and no result can be promised.
Do the advertising rules for property differ by platform?
Yes, and by state. Check each platform's current rules and ask your own legal adviser how advertising and registration details must appear in your marketing.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
