Home loan consultants · Lead generation

Find borrowers while the file is still open, before another consultant has it.

Lead generation for a home loan consultant means reaching the buyer, the builder's sales team and the broker at the moment a loan question is live. GullySales works on the routes that bring those enquiries to you and on recording where each one came from.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What lead generation means

Lead generation is the combined work of every channel that brings in a new enquiry, whether from search, adverts, referrals or a stall at an exhibition. GullySales runs these channels together and reports the number of enquiries each one produced, not the activity behind it.

For home loan consultants

Where it usually goes wrong, and what we would do.

  • “The builder's executive decides who gets the file”

A salaried buyer rarely searches for a consultant. The sales executive at the project names one at booking. The consultant who has met that executive, left a clear pack and answered the last query gets the call; the others are never considered.

  • “Self-employed borrowers search in the language of the refusal”

The contractor refused by a bank types the problem, such as a loan with low ITR or irregular income. A general page about all loans and all banks does not match that sentence, so the enquiry goes to whoever wrote a page that does.

  • “An enquiry with no source is a lead you cannot repeat”

If the sheet says only 'phone call', you cannot tell whether the builder, a broker, a search ad or a cousin sent the borrower. Without the source, you cannot put more effort behind the route that works.

  • “A lead that sent half the papers is still a lead”

Some borrowers share Aadhaar and PAN and then go quiet over the salary slips or bank statements. Treat that file as warm, give it an owner and a next step, rather than counting it as lost.

What we do

What we deliver for home loan consultants.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Source-tagged enquiry sheet

One row per enquiry with the route it arrived by: builder, broker, search, referral, society group or walk-in.

Result: You can read off which route filled the sheet.

  2. Borrower-profile landing pages

Separate pages for salaried, self-employed, NRI, balance transfer and plot loan borrowers, each listing the papers a lender reads.

Result: Each profile has a page written for that borrower's question.

  3. Builder and broker introduction pack

A short document for sales heads and channel partners on what you handle and how the buyer's file is reported back to them.

Result: A pack a sales head can read and pass to the booking desk.

  4. A pre-check sheet for the booking table

An indicative checklist of papers and income points, clearly marked as not a sanction or an offer.

Result: The executive has something to hand over that does not promise a lender decision.

  5. Callback form for loan questions

A short form asking for a name, a number, the loan type and the best hour to call.

Result: A borrower can ask for a call without sending documents first.

How the result is measured

  • Enquiries generated
  • Cost per enquiry
  • Enquiries by source

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the lead generation work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand your capacity

We agree how many enquiries your sales team can actually handle well, so the system is not built to overwhelm it.

  2. 2

    Audit current sources

We check what already brings in enquiries today, even informally, before adding anything new.

  3. 3

    Strategise the channel mix

Content, search and paid channels are chosen based on where your buyers already look.

  4. 4

    Implement capture and follow-up

Pages, forms and a follow-up process are built and connected end to end.

  5. 5

    Measure and optimise

We track enquiry volume and quality and adjust the channel mix to match.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Which source should we put effort into first?
Start with the builders and brokers already sending you files, because they are known and reachable. Search work for self-employed and NRI borrowers runs alongside. The source sheet then shows which route brings complete files, and the effort follows that.
Can we promise approval in our advertising?
No. Sanction, rate and amount belong to the lender. Advertising rules differ by profession and by state, so check your wording with your own adviser or the lenders you hold codes with before it goes live.
Should we buy lead lists of borrowers?
We do not recommend it. Contacting people who never asked is poor practice, and borrower data needs consent. Build routes where the borrower or a partner introduces the file.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
