Land brokers · Follow up systems

Call the family back after the site visit with an answer to what they asked.

A follow-up system for a land broker is the set of agreed messages, calls and reminders after an enquiry, a document request and a site visit, each with a named person. GullySales works on drafting the steps and the record so that no visitor depends on memory.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What follow up systems means

A follow-up system is the set routine for calling, messaging or emailing an enquiry more than once, since most buyers do not decide on the first conversation. GullySales sets the number and timing of follow-ups so an undecided buyer keeps hearing from you until they decide either way.

For land brokers

Where it usually goes wrong, and what we would do.

  • “The decision is made at home, after the visit”

The buyer sees the plot, goes home and talks to the family, the bank and a lawyer. Silence from you at this point reads as lack of interest, and another broker's message arrives in the gap.

  • “Buyers need different next steps”

One needs the sketch and the extract, another needs to bring a parent, an NRI needs a video call. A single message asking for an update fits none of them. The follow-up should repeat what that buyer asked about.

  • “An owner told nothing starts to doubt”

An owner who hears nothing about the buyers shown assumes nobody is looking and speaks to another broker. A short update on who saw the land and what they said keeps the mandate.

  • “A quiet enquiry still has a reason to reopen”

A buyer who stopped replying may be waiting on a loan answer or a relative's return. A polite message offering a new plot or an answer to the old question reopens the chat without pressure.

What we do

What we deliver for land brokers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A first-reply script

The words for the first answer to an enquiry, with the plot sheet attached and a question about a visit.

Result: Every enquiry gets the same clear first answer.

  2. A document-share message

A note that says what each paper is, what it shows and that the buyer's lawyer should read it.

Result: Papers go out with context, not alone.

  3. A post-visit call and note

A call after the visit with a note of what the buyer said and what was agreed.

Result: The record shows what each visitor thought.

  4. An owner update

A short message on who has seen the land and what they said.

Result: An owner hears from you without having to ask.

  5. Reminders with a named person

Each open enquiry shows who calls next and what they will say.

Result: No enquiry waits without a caller.

  6. A routine for quiet enquiries

A list of buyers who stopped replying, with a message that offers something new.

Result: Quiet buyers are reopened or closed with a recorded reason.

How the result is measured

  • Follow-up completion rate
  • Average number of follow-ups before close
  • Enquiries closed after repeat follow-up

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the follow up systems work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Measure today's reply time

From last month's enquiries, we measure how long each waited for a first reply and how many follow-ups it got.

  2. 2

    Agree targets and the sequence

We set reply targets and the follow-up sequence with your team, based on its real hours and workload.

  3. 3

Set up templates, tasks and ownership

Templates, first-call questions, CRM tasks and named owners go live, with cover for leave and weekends.

  4. 4

    Track and adjust every month

Reply time and follow-up completion are reported against the baseline, and the routine is changed where it is not kept.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 2, qualification. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

When should I stop following up?
Stop when the buyer says no, has bought elsewhere or asks you to. Record the reason. Until then, each message should carry something new: a plot, a document or an answer.
Is WhatsApp enough?
WhatsApp suits documents and films, but a call carries trust on a large purchase. Use the message to set up the call, and note the result of the call in the record.
What if the buyer says they will talk to the family?
Offer a summary the family can read: the plot, the extent, the road, the papers shared and a person to ask. Then agree when you will ask what they decided.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
