Land brokers · WhatsApp marketing

Make WhatsApp the place a plot buyer gets documents, films and a straight answer.

WhatsApp marketing for a land broker is the orderly use of the app buyers already open, to send plot sheets, films and replies, and to ask permission before sending more. GullySales works on a business number, saved replies, a list of plots and a record of each chat.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What WhatsApp marketing means

WhatsApp marketing is sending updates, offers and reminders to customers on the app most Indian buyers already check daily. GullySales sets up business WhatsApp, writes the message templates and keeps the list consented and current.

For land brokers

Where it usually goes wrong, and what we would do.

  • “Brokers already live in groups”

Plot forwards go into colleagues' groups and return as someone else's listing. The buyer sees the same pin from three numbers. A business number with your name, office and plot sheet sets yours apart from the forward.

  • “Permission comes before broadcast”

A buyer who asked about one plot did not ask for every plot. Send further plots only to people who agreed to hear about them, and give a plain way to stop. Check the platform's current rules on business messaging.

  • “The reply is the product”

A buyer who writes in the evening looks for the broker who answers with the plot sheet and a film. A saved reply with the extent, the road, the papers and a question about a visit keeps the chat alive.

  • “Documents travel faster than trust”

A scanned paper sent without context worries the buyer. A short note on what the paper is, what it shows and that their lawyer should read it turns the same file into a sign of openness.

What we do

What we deliver for land brokers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A WhatsApp Business account set up properly

Name, address, hours and a description written for a land broker.

Result: The chat opens with a business that can be identified.

  2. A catalogue of available plots

Each plot with its extent, road and area, within the app.

Result: A buyer browses plots inside the chat.

  3. Saved replies for the common questions

Extent, road, papers, how to visit and how a mandate works.

Result: The same careful answer goes out every time.

  4. Click-to-chat links tagged by area

Links on pages and ads that open a chat with the area already noted.

Result: Each chat shows the area the buyer came from.

  5. An opt-in and stop routine

A polite request for permission and a clear way to stop messages.

Result: You hold a list of people who agreed to hear from you.

  6. Chats recorded in the CRM

Each chat's plot, documents sent and next step noted on the record.

Result: No chat lives only on one phone.

How the result is measured

  • Messages delivered
  • Reply rate
  • Enquiries from WhatsApp

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the whatsapp marketing work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand current WhatsApp use

We review how customers currently message you and how consistently, if at all, it is answered.

  2. 2

    Audit common questions

We identify the questions that come up repeatedly, which decide what should be automated first.

  3. 3

    Set up automation and templates

An automated first response and quick reply templates are built for the most common needs.

  4. 4

    Connect to the CRM

Conversations are linked to customer records so context carries over between team members.

  5. 5

    Measure and optimise

We track response time and conversion, refining automated responses based on what customers actually ask.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Can I message my old buyer list?
Only people who have agreed to hear from you. Ask first in one polite message and respect a no. Check the platform's current rules on business messages, and keep the list in your own records.
Is the Business app enough, or do I need the API?
A small office can run the Business app on one phone. When several people answer one number, or you want automatic replies, the platform's business API through an approved provider is the route.
Should I broadcast every new plot?
Send only to people who opted in to hear about that area or land type, and write each message about one plot with a link. A blast of every plot to everyone teaches buyers to ignore you.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
