Land brokers · Lead generation

Bring in plot buyers who will spend a day on the road to see your land.

Lead generation for a land broker is the work of finding buyers, investors and owners who are ready to look at a specific plot or to sell one, not of collecting numbers from anyone who taps. GullySales works on the area pages, the enquiry routes and the record that shows which source sent a buyer who actually visited.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What lead generation means

Lead generation is the combined work of every channel that brings in a new enquiry, whether from search, adverts, referrals or a stall at an exhibition. GullySales runs these channels together and reports the number of enquiries each one produced, not the activity behind it.

For land brokers

Where it usually goes wrong, and what we would do.

  • “A visit costs the buyer a day”

A family drives out to a layout on a Sunday and loses the day. They go only when a message has already told them the extent, the road width and the papers on offer. A lead that arrives without those answers is a curious reader, not yet a buyer.

  • “Two kinds of lead land in one inbox”

Buyers want a plot; owners want a broker to sell theirs. An owner handled like a buyer receives a brochure when they wanted a conversation about price and discretion. Separate routes for each stop both going cold.

  • “A forwarded pin is not a lead source”

A location pin sent to a hundred contacts brings replies from people who never asked. The enquiry worth counting comes from someone who searched for an area, read a plot sheet and then wrote to you.

  • “An out-of-town buyer needs a different first reply”

A buyer in another city cannot visit next Sunday. The first answer should offer a film of the road, the documents that can be shared and a relative or associate who can stand on the plot. Without that, the chat ends after one message.

What we do

What we deliver for land brokers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Enquiry pages for each area

Every taluk, corridor or layout gets a page with a form and a WhatsApp button that carry the area name into the enquiry.

Result: Each enquiry shows which area the buyer was reading.

  2. Separate routes for buyers and owners

A buyer form and an owner form, each with its own first question and its own person to reply.

Result: Owners and buyers each reach the right person with the right first answer.

  3. A plot-interest question on every form

The form asks which plot, whether the buyer is local or abroad and what the land is for.

Result: You know what the buyer is asking about before the first call.

  4. Source tags on every link

Each advertisement, page and shared link carries a tag, so the enquiry is recorded with where it came from.

Result: You can name the source of every plot sold.

  5. A script for the first call

A short list of plain questions on purpose, who decides, who will visit and how the purchase will be paid for.

Result: Each call ends with a booked visit or a written reason it was not booked.

How the result is measured

  • Enquiries generated
  • Cost per enquiry
  • Enquiries by source

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the lead generation work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand your capacity

We agree how many enquiries your sales team can actually handle well, so the system is not built to overwhelm it.

  2. 2

    Audit current sources

We check what already brings in enquiries today, even informally, before adding anything new.

  3. 3

    Strategise the channel mix

Content, search and paid channels are chosen based on where your buyers already look.

  4. 4

    Implement capture and follow-up

Pages, forms and a follow-up process are built and connected end to end.

  5. 5

    Measure and optimise

We track enquiry volume and quality and adjust the channel mix to match.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Should I buy leads from a portal?
Portal leads are shared with other brokers, and the buyer has written to several. Treat the portal as one source, record it apart from your own, and compare the visits it produced before deciding what to spend.
Does an NRI lead need a different form?
Yes. Ask where they live, who can visit for them and whether they want a video call. Rules on what a non-resident may buy differ, so the form should start a conversation and send them to their own lawyer, not promise a plot.
How do I stop owner enquiries getting lost among buyers?
Give owners a page and form of their own, with a different first question: which land, which area, what they want to discuss. Route it to whoever handles mandates and list it apart so it is never counted as a buyer.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
