Property management companies · Buyer persona

Write down who hands over a property, because the NRI owner and the committee secretary are different buyers.

A buyer persona for a property management company is a written description of one kind of person who hires you, covering what they worry about, who they ask and what they need to read before they ring. GullySales builds the personas from your own signed agreements and lost enquiries, then points the pages and the first call at each one.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What buyer persona means

A buyer persona is a plain description of the kind of customer who actually buys from you. It includes what they search, what worries them and who else they ask before deciding. GullySales builds this from real enquiries and past sales rather than a generic template, then uses it to write every page and advert.

For property management companies

Where it usually goes wrong, and what we would do.

  • “The NRI owner asks one question: will somebody answer”

An owner abroad is not comparing amenities. They want to know that a person picks up, that rent reaches the account when due and that a repair is not approved without a message. A page that opens with this concern speaks to them. A page that opens with your office address does not.

  • “The local landlord with several flats is persuaded by a person they already trust”

This owner rarely searches. The name arrives from a broker, a chartered accountant or a neighbour in the same building. The persona records who recommends you, so that the people who pass names are thanked and kept informed, and the owner is met with the answer that recommender promised.

  • “The committee secretary is a different buyer from the flat owner”

A secretary or treasurer is answerable to a general body. They need to see how maintenance collection is followed up, how vendors are approved and what the committee receives to read. Copy written for one NRI owner tells them you do not do their kind of work.

  • “The tenant is a persona too, with a shorter clock”

A tenant is filtering by locality and budget on listing sites and in local groups. They want photographs, an honest rent and a visit slot. Treating them as a separate persona stops owner copy and tenant copy being written in the same breath.

What we do

What we deliver for property management companies.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. One persona sheet per buyer

A single page for each buyer type: the NRI owner, the local landlord, the committee, the commercial owner and the tenant, each with worries, questions and likely referrers.

Result: Anyone writing a page or answering a call can read who they are speaking to.

  2. A trigger list for each persona

The event that sends each buyer looking, such as a flat falling vacant, a family leaving the city, a committee unhappy with the present manager, or a lease ending.

Result: Your outreach is timed to the event rather than sent at random.

  3. The words each persona uses

Phrases taken from your enquiry messages and call notes, so a page says rent estimate, tenant verification or maintenance dues in the way the buyer does.

Result: Pages read like the buyer's own message.

  4. A short list of objections with answers

The fee, the fear of rent not arriving, the worry about a tenant damaging the flat, answered in plain words your team agrees.

Result: Every executive gives the same answer to the same worry.

  5. A map of pages to personas

A one-page plan showing which page, form and message serves which buyer, with the gaps marked.

Result: You can see which buyer currently has nowhere to land.

How the result is measured

  • Enquiry match to persona
  • Conversion rate by persona
  • Content aligned to persona

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Your brief

You tell us what you need in a few short steps: your business, what you want, where enquiries come from and how they are handled.

  2. After the brief

A conversation and a written scope

We read it, then talk with whoever handles your enquiries. If you want our help, the scope, the fee and the reporting come in writing, and nothing starts before you have read them.

  3. Before work starts

    Baseline recorded

The numbers this work is meant to move, such as enquiries, quotations, orders, visits or renewals, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

The fix we agreed to start with is put in place and measured against the baseline, whether that is a reply, a follow-up, a page, a listing or the handover between marketing and sales.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the buyer persona work runs

  1. 1

    Understand the current view

We start with how your team currently describes the customer, since the gap between belief and reality is often the finding itself.

  2. 2

    Audit past enquiries and sales

We look at recent enquiries and closed deals to see who actually bought, not who was assumed to buy.

  3. 3

    Interview customers and staff

Short, structured conversations surface the real language, worries and triggers behind a purchase.

  4. 4

    Build the personas

Findings are written into short, usable persona documents rather than a long report.

  5. 5

    Apply to your marketing

We show exactly where each persona should change a page, an ad or a script you already have.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

#257, 3rd floor, Sri Nanjundeshwara Complex, Nagarbhavi 8th Block, Outer Ring Road. How we work.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Where does the persona information come from?
From your own records: signed agreements, enquiries that went quiet, call notes and the questions your executives hear most. We do not invent a buyer from a template. Where your records are thin, we ask your team to describe the last few owners they won and lost.
Do we need a persona for each kind of property?
Only where the buyer differs. A flat owner and a shop owner ask different questions, so they get separate sheets. Two kinds of flat with the same owner worries share one. The test is whether the first call would change.
Can personas replace speaking to owners?
No. They record what you have already heard so it is not lost when an executive leaves. Keep speaking to owners, and update the sheets when the conversations show something new.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
