Residential property brokers · Lead generation

Bring in the owner who will list and the family who will visit.

Lead generation for a residential broker means two streams of enquiry: owners ready to hand over a flat or house, and buyers or tenants ready to see one. GullySales works on locality pages, a Google Business Profile, a shareable listing card and a record that ties each enquiry to the agreement it became.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What lead generation means

Lead generation is the combined work of every channel that brings in a new enquiry, whether from search, adverts, referrals or a stall at an exhibition. GullySales runs these channels together and reports the number of enquiries each one produced, not the activity behind it.

For residential property brokers

Where it usually goes wrong, and what we would do.

  • “The seller has a shortlist before anyone types”

An owner thinking of selling asks the neighbour, the society office and the broker whose board hangs near the gate. By the time a form gets filled, the shortlist exists. Seller leads start with being the name that is already known in the block, on the street and on a phone screen.

  • “A portal enquiry belongs to ten brokers”

The buyer who asked about a listing wrote to every name on it. Your edge is not the form but the reply and the follow-up. A requirement, a budget and a preferred locality saved in your own list outlast one missed call on a shared listing.

  • “Rental and resale buyers are different people”

A tenant needs a roof by a date and compares rent and distance to work. A resale buyer visits several flats across a long search and compares the brokers as much as the homes. One form and one message for both loses each of them.

  • “The landlord you served is a future seller”

A tenant placed today leaves a landlord who may sell in a few years. Brokers who stop calling after collecting brokerage let that owner drift to whoever rings next. Past clients are the cheapest source of listings you have.

What we do

What we deliver for residential property brokers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A map of where enquiries start

Portals, boards, walk-ins, society offices, referrals and calls, each written down with the person who answers it.

Result: You can point to every door a lead walks through.

  2. Owner-facing page for each locality

A page for each society or layout where you work, written for the seller: the homes you have handled there, how you manage documents and viewings.

Result: A seller searching the society name lands on a page that speaks to them.

  3. A short requirement form

Buyer or tenant, budget, locality, move-in date and the best time for a call, in one screen that works on a phone.

Result: Each enquiry arrives with enough detail for a sensible reply.

  4. One listing card layout

A single shareable layout with the same photo order, price format and availability line for every property.

Result: Buyers can tell at a glance which flats are still open.

  5. Past-client call list

Landlords, sellers and tenants you have served, sorted by when the last deal closed, with a reason to speak to each.

Result: You know who to ring about a new listing.

  6. Lead sheet by source and locality

Each enquiry tagged with its source and locality, then matched to site visits and signed agreements.

Result: You see which source earned brokerage, not only which sent calls.

How the result is measured

  • Enquiries generated
  • Cost per enquiry
  • Enquiries by source

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the lead generation work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand your capacity

We agree how many enquiries your sales team can actually handle well, so the system is not built to overwhelm it.

  2. 2

    Audit current sources

We check what already brings in enquiries today, even informally, before adding anything new.

  3. 3

    Strategise the channel mix

Content, search and paid channels are chosen based on where your buyers already look.

  4. 4

    Implement capture and follow-up

Pages, forms and a follow-up process are built and connected end to end.

  5. 5

    Measure and optimise

We track enquiry volume and quality and adjust the channel mix to match.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Should I stop paying for portal listings?
That decision comes after you can see which source produced signed agreements. Keep a record by source first. The record, not instinct, shows whether a portal earns back its fee or only fills the phone with shared enquiries.
Can you supply lists of owners to call?
No. Phoning people who never asked to hear from you runs against privacy and messaging rules and damages the name you are building. Rules change, so check the current position with your own adviser before any outbound calling.
Do I need a website to generate leads?
A Google Business Profile and one good page per locality carry more weight than a large site. A website matters when it holds your listings, your locality knowledge and a form a seller can fill in without ringing first.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
