Residential property brokers · Real estate and construction

Be the broker a family calls first when a flat in their locality comes up.

A seller in a Whitefield apartment society tells a neighbour the flat may go on sale, and by evening three brokers have messaged the owner.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

Realistic editorial illustration of property management companies at work in the United States

In one paragraph

Residential property brokers help families buy, sell and rent homes, and earn a brokerage when a deal closes. Their marketing gets sellers to hand over listings and buyers to ask for site visits. GullySales builds locality pages, a Google Business Profile and a first-reply routine, then records each enquiry through to the agreement.

The listing goes to the one whose name was seen before, who knows what flats in that block fetched, and who replied while the owner was still deciding. The broker who sends a generic message about 'best price' is one of three and loses on speed.

Many brokers grow on referrals and portal credits, which works until a good locality fills up with newer agents. The brokers who stay busy are those a society, a landlord or a transferred employee can find by locality, trust on sight and reach on WhatsApp.

How buyers decide

How residential property brokers are chosen.

A seller chooses a broker for two things: who will bring a genuine buyer, and who will not embarrass them with a wrong price. They ask a neighbour, search the locality on Google, and look at which broker's board or WhatsApp forward they have already seen. A broker who has sold in the same society and can say so plainly is chosen over a bigger name from another part of the city.

A buyer or tenant is looser. They send the same requirement to many brokers through 99acres, MagicBricks, Housing.com or a Facebook group and stay with whoever answers first with a flat that matches the budget and the school or office distance. They remember the broker who said no to a flat that did not fit.

Owners, especially those abroad or in another city, add a third test: can this person be trusted with keys, tenant details and an advance. Rules on broker registration differ by state and change, so check with your own state authority before you put any registration claim on a page.

The problem

What usually goes wrong for residential property brokers.

What owners tell us on the first call, in their words.

  • “We pay for portal listings and the enquiries are for someone else's flat”

Portal leads come in for the property, and the buyer is also writing to ten other brokers on the same listing. We have no relationship with the person who asked.

  • “Sellers choose the broker they already know and we are not known”

In the societies where we work, owners ask a neighbour first. Nothing online shows that we have sold in their block or know what flats there fetch.

  • “Enquiries arrive at night and are cold by morning”

A buyer sends a requirement on WhatsApp at ten and another broker answers at ten past. By the time we see it, the site visit is booked elsewhere.

  • “Our listings are a phone gallery and a forwarded message”

Photos are mixed, the price is typed differently each time, and nobody can tell which flats are still available.

  • “Rental owners disappear after the tenant is placed”

We bring a tenant, collect brokerage and never speak to the landlord again, though the same landlord sells in two years.

  • “We cannot tell which locality or source earns the brokerage”

Enquiries come from portals, walk-ins, boards and referrals, and nothing links them to the deals that closed.

What we do

What we do for residential property brokers.

Everything included for residential property brokers.

  1. A page for each locality you work in

Separate pages for each society cluster or layout, with the kinds of flats you handle, the usual ask in rent and sale, and how a visit is booked.

  2. A Google Business Profile that fills the map search

Your office, service areas, photos of the board and the team, and a routine for collecting reviews from owners and tenants you have placed.

  3. A tidy listings page and a shareable listing card

One layout for every flat: photos, area, floor, facing, price, availability and a single button to message you.

  4. A first-reply routine for portal and WhatsApp enquiries

A short opening message that asks the budget, move date and locality, and a routine for who answers outside office hours.

  5. A seller and landlord page

A page for owners who want to list, saying how you value a flat, how you show it and what you charge in plain words.

  6. A past-owner and past-tenant follow-up list

The owners and tenants you have served, with the dates that matter, such as lease end and a possible sale, so you call at the right moment.

How the result is measured

  • Enquiries by locality and by source
  • Time to first reply on a new requirement
  • Site visits booked per hundred enquiries
  • New owner listings
  • Deals closed by source
  • Share of closed deals that came from past clients or referrals

Recorded as a baseline before work starts, so every later report has an honest comparison.

Worth a page and a campaign of their own

Resale flats in named societies and layouts · Rental placement for families and bachelors · Site visit booking for buyers · Listing owners who want to sell or lease · Builder channel partner sales · NRI owner services · Villa and independent house sales · Home loan and registration assistance referrals

Priority campaigns

Campaigns for what residential property brokers most want to sell.

Each one planned around when your buyers decide, and measured against the baseline.

  • Society-level search ads

Google ads on the names of societies, layouts and nearby landmarks, sending each click to that locality page.

  • Owner listing drive

A message and a short form for owners in your societies who may want to sell or rent, on Facebook, Instagram and WhatsApp groups you are allowed to post in.

  • Tenant season push

Rental ads timed to the months when jobs change and colleges reopen, pointing to the flats available now.

  • NRI owner outreach

A page and WhatsApp routine for owners abroad, covering rent collection and tenant checks as you actually offer them.

Beyond search

Where we reach buyers of residential property brokers, beyond Google.

Search matters, but it is rarely the only way this industry's buyers find a supplier.

  • Resident welfare associations and society managers

The societies and RWAs in your area are listed and a short introduction is prepared for the secretaries, who hear early when a flat is going to market.

  • Employers and relocating staff

HR teams and the relocation desks of nearby offices get a brief on the rentals you hold, for the employee who has just been transferred.

  • Home loan advisers and lawyers

Advisers and property lawyers meet buyers before the booking. A one-page note on the localities you handle gives them something to hand over. No fee passes to a lawyer for a referral, which the Bar Council rules bar.

  • Interior and packers-and-movers partners

Firms that meet people on the day they move can pass on owners who may let or sell the old flat.

  • Your own past clients

Owners and tenants you have placed or sold for already know how you work, and a landlord you let for may sell in two years.

Who it is for

This is written for these residential property brokers.

  • Resale flat brokers in a few societies or a single locality
  • Rental-focused brokers placing tenants for working professionals and families
  • Channel partners who sell new launches for builders alongside resale
  • Brokers for gated villas and independent houses
  • Brokers serving NRI owners who rent or sell from abroad
  • Brokers for student and shared accommodation near colleges
  • Franchise broker offices of a larger brand
  • New agents building a name in their first locality

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

How the work runs for residential property brokers

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

Count the listings and the lost deals

Where listings and buyers come from today, how each is answered and how many site visits became deals, written down first.

  2. 2

    Choose the localities to own

The societies and layouts where you already have standing, and where a page has a real chance in local search, become the ones to own.

  3. 3

Build the profile, pages and listing cards

Google profile, locality pages and one shareable listing layout, built from your own photos and deals.

  4. 4

Set the reply and follow-up routine

First message, visit confirmation and owner follow-up are drafted, with a named sender for evenings and holidays.

  5. 5

    Track by locality and source

Each enquiry is linked to the deal it became, so societies and channels can be compared by brokerage earned.

Where this fits

Three pieces of sales work, in this order.

GullySales builds every engagement from three pieces of sales work. This page is not one of them, but the same three steps apply to the business behind it.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions residential property brokers ask before they call.

Not here? More answers, or ask on WhatsApp.

Will this get me more listings or more buyers?
Both need attention, and listings come first because buyers only follow stock. The work starts with owner-facing pages, reviews and a clean listing layout.
I already pay for MagicBricks and 99acres. Is that wasted?
Not wasted, but those leads are shared with other brokers. Portals stay for reach, and your own pages and profile give some enquirers a way to contact you without a shared listing in between.
Can I put my RERA registration on the site?
An agent who helps sell units in a RERA-registered project must hold a RERA agent registration, and should show the number as the state requires. Rules differ by state and change, so check with your state authority before wording it.
I work in only two societies. Is that too small?
No. Two societies with a strong page, steady reviews and sold listings is a better base than a broad promise across the city.
Can you manage the calls and site visits too?
We can set up the reply and follow-up routine and train whoever handles it. The visit itself is yours, because buyers value a broker who knows the flat.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile are the quickest to show, because the enquiries already exist. Ads can follow soon after follow-up is in place. SEO and content take longer. How long each takes depends on your business, and we tell you which applies to you after we have spoken. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
To start, last month's enquiries in any format and time with whoever handles them. After that, access to the accounts the work touches, such as the website, Google Business Profile or CRM.
