Residential property brokers · Local SEO

Show up on the map when someone nearby wants to sell, rent or buy.

Local SEO for a residential broker covers the map listing, the office address and the searches that carry a locality name. GullySales works on your Google Business Profile, the pages behind it and the consistency of your details across the places people look.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What local SEO means

Local SEO is the work of making your business show up for searches that name your town or locality, such as a service plus an area name. GullySales sets up locality pages, local citations and map listings so nearby customers find you before a competitor across town.

For residential property brokers

Where it usually goes wrong, and what we would do.

  • “The map shows offices, not enquiry forms”

A person searching for a property broker near them sees a few offices on a map and a phone icon. If your office is missing, unverified or listed under a different name elsewhere, the choice is made without you. The profile is the first page of your business.

  • “Service area is wider than the office door”

A broker working three societies from a rented shop has a real service area that the address alone does not show. Say which localities you cover, in the profile and on the site, so the searcher knows you handle their block.

  • “Photos decide who gets a call”

A profile with a clear office front, a signboard and honest pictures of the team looks like a place that exists. A blank profile looks abandoned. Use your own images, not stock photographs of keys and miniature houses.

  • “Wrong details send visitors to the wrong door”

An old phone number, a shifted office or a hours line that ignores Sunday visits sends a buyer to a closed shutter. Fix the details once, in every place, and treat any later change as a task that touches all of them.

What we do

What we deliver for residential property brokers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Verified Google Business Profile

Claimed, verified and filled in: business type, address, hours, service areas, website and your own photographs.

Result: Your office appears with correct details on the map.

  2. Service-area wording

A clear description of the societies and layouts you handle, written in plain language and kept in step with your pages.

Result: A searcher in a covered locality sees that you work there.

  3. Listing of details across directories

Name, address and phone written one way and checked on the portals, directories and social pages that carry them.

Result: No two places disagree about where you are.

  4. Locality landing pages

A page for each chosen area linked from the profile, with a map, a route to the office and the type of homes you handle.

Result: The profile leads to a page that fits the search.

  5. Profile posts and updates

Short posts about new listings and open houses, with the property details written the same way as on your listing card.

Result: The profile shows a living business.

  6. Question and call tracking

The profile's questions answered and a way to separate calls from the map from calls from elsewhere.

Result: You can say how many calls the map produced.

How the result is measured

  • Map pack ranking
  • Local search visibility
  • Enquiries by locality

Recorded as a baseline before work starts, so every later report has an honest comparison.

  • Brokers for student and shared accommodation near colleges
  • Franchise broker offices of a larger brand
  • New agents building a name in their first locality

How it works

How the local SEO work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Audit every listing

We check the Google Business Profile and directory listings for every branch against what should actually be shown.

  2. 2

    Complete and correct

Profiles are filled in fully and inconsistent details are corrected across every directory found.

  3. 3

    Build location pages

Each branch gets a page written for its own area, not a copy of the head office page with the address changed.

  4. 4

    Set up review handling

A simple process for requesting and responding to reviews is put in place with whoever is closest to the customer.

  5. 5

    Report and adjust

Map actions and enquiries per branch are recorded, and the branches falling behind come first in the next round of work.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

I work from home. Can I still use a profile?
Google sets the rules for businesses without a public office, including what address may be shown. Check the platform's current guidance before you register. A service-area profile without a shop front may be the right form for you.
Does the profile replace my website?
No. The profile answers a nearby searcher at a glance, and the website holds the detail a seller wants before ringing. The two should carry the same name, number and description of where you work.
Can I run profiles for each branch?
Each office that meets the platform's rules can have its own. Do not create a profile for a place without a real presence. Check the platform's current rules before adding one.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
