Residential property brokers · Website

Give owners and buyers a site that answers before they ring.

A website for a residential broker is a small set of pages that show your localities, your listings and how you work, with a clear way to get in touch. GullySales designs it around the two visitors you have, the seller and the buyer, and keeps listings easy to update.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What website means

A website is the page a customer lands on after searching, clicking an advert or scanning a code, and it decides whether they call or leave. GullySales builds and maintains sites that load quickly, explain the offer plainly and make the enquiry form or phone number easy to find.

For residential property brokers

Where it usually goes wrong, and what we would do.

  • “A listing grid is not a website”

A page of thumbnails with prices says what you have and nothing about who you are. A seller wants to see which societies you know, how you work and who answers the phone. The site needs both stock and a reason to trust it.

  • “The phone is the main screen”

Visitors arrive from a message or a map on a mobile. Slow image galleries and tiny filters lose them. Pages need light loading, large tap targets and a call or message button always in reach.

  • “Sold listings are proof if handled well”

A page showing homes you have handled in a society tells a seller you know the block. Keep the details true and respect the owner's privacy: no names, no unit numbers unless they agreed. Leave out any claim you cannot show.

  • “Out-of-date availability costs trust”

A visitor who rings about a flat that went last month never trusts the site again. Someone must own the listing list, with a date on each entry and a routine for marking a flat as gone.

What we do

What we deliver for residential property brokers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Site structure

Home, localities, listings, sell with us, rent with us, about and contact, laid out for the two kinds of visitor.

Result: A seller and a buyer each find their route in a moment.

  2. Locality pages

A page for each area you serve, written from your knowledge and linked to the listings there.

Result: Visitors see where you are strong.

  3. Listing template

Fixed layout for each property with photographs, configuration, price format, availability and a contact button.

Result: Listings are easy to read and easy to keep current.

  4. Seller enquiry form

A short form for owners with the locality, type of property, and a preferred time to talk.

Result: Sellers can reach you without a phone call first.

  5. Mobile build and speed

Image sizes, tap targets and page weight set for a phone on an ordinary connection.

Result: The site is usable on the devices visitors hold.

  6. Tracking set-up

Calls, messages and forms recorded with their source, matched to the lead sheet.

Result: You see which pages bring enquiries.

  7. Update routine

A named person and a checklist for adding, changing and removing listings.

Result: Availability on the site matches the office.

How the result is measured

  • Page load time
  • Bounce rate
  • Enquiries from the website

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the website work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Confirm structure and content

We agree the site's pages and content needs before design begins, drawing on website strategy where it exists.

  2. 2

    Design the site

Every page is designed against your brand identity and checked for how it should convert a visitor.

  3. 3

    Build and test

The site is developed and tested across devices and browsers before anything goes live.

  4. 4

    Load real content

Actual copy, images and information about your business replace placeholder content before launch.

  5. 5

    Launch and hand over access

The site goes live with domain, hosting and content management access clearly handed to you.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Can my site list properties from other brokers?
Only with their written permission, and clear on who is responsible for each listing. Showing a listing you cannot supply frustrates buyers. Take advice on your own obligations under state rules before publishing others' stock.
Do I need to show my RERA number?
Where the law requires it, the authority sets how it must appear. Rules differ by state and change, so check with your state authority or your own adviser before wording it on the site.
Will I be able to edit the site myself?
Yes. Listings and locality notes are set up so your team can change them without a developer. We train the person who will own updates, and we stay available for changes to the structure.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
