Residential property brokers · Search engine optimisation

Be the page a seller finds when they search their own society.

SEO for a residential broker is the work of appearing when owners and buyers search a locality, a society or a type of home. GullySales works on the pages, titles and listing structure that let your own site compete beside the portals in the areas you actually serve.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What search engine optimisation means

Search engine optimisation (SEO) is the work of getting your website to appear when a buyer searches Google for what you sell. GullySales builds pages around real search terms, fixes technical issues that block ranking, and tracks which searches actually bring enquiries.

For residential property brokers

Where it usually goes wrong, and what we would do.

  • “You will not outrank a portal on the city”

Portals own the broad searches for flats in a city. A small brokerage wins on narrow ones: a society name, a layout, a school zone, a metro stop. Pick the places where your knowledge is deeper than a database, and write for those alone.

  • “Sellers search differently from buyers”

A buyer types a configuration and a locality. An owner types something closer to what a flat in their society sells for, or how to find a broker for their block. Those pages need different openings, and the broker sites we see carry only the buyer kind.

  • “Dead listings quietly weaken a site”

A page for a flat that sold last season still sits in the index. Visitors who land there leave, and the site looks neglected. Decide what happens to a sold listing page before the first one goes live.

  • “Thin locality pages repeat each other”

Ten pages with the same paragraph and a swapped locality name read as filler to a searcher and to Google. A page earns its place with real detail: the access road, the builder, the school bus route, the resale mix in the block.

What we do

What we deliver for residential property brokers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Search map of your localities

Societies, layouts and nearby landmarks that owners and buyers in your area use, sorted by the searches you can answer well.

Result: You know which pages are worth writing first.

  2. Locality pages with substance

One page per chosen area, built from your own deals, photographs and street knowledge, with a clear route to contact you.

Result: Every page says something no other broker site says.

  3. Seller-intent pages

Pages that answer an owner's questions about listing, documents, viewings and agreements, written for the locality.

Result: Owners find an answer and a way to reach you.

  4. Listing page structure

A fixed template for property pages with title, locality, configuration and availability, plus a rule for what to do when it sells.

Result: Sold flats do not litter the site.

  5. Titles, headings and internal links

Page titles that name the locality and the service, with links running between nearby localities and your listings.

Result: A searcher and a crawler can both follow the site.

  6. Search Console set-up

The site registered with Google's free tools so the searches that bring visitors are visible to you.

Result: You can read which queries land on which pages.

How the result is measured

  • Ranking positions
  • Organic traffic
  • Enquiries from organic search

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the search engine optimisation work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Audit and baseline

We record where the site stands today: positions, traffic, technical faults and the enquiries search currently produces. Nothing starts until this number is written down.

  2. 2

    Decide what to rank for

We map the searches your buyers use, in your words and theirs, and pick the ones worth the effort for your margin and your capacity.

  3. 3

    Fix the foundations

Technical faults first, because the cheapest gains are usually there. Then the Business Profile and directory consistency.

  4. 4

    Build the pages

A page for each thing you do, written to answer the question it is searched for, with a clear next step at the end.

  5. 5

    Publish and earn mentions

Content goes out on the calendar. Links and mentions are earned from real relationships, not bought.

  6. 6

    Measure, report, adjust

At the interval agreed at the start we report what moved and what did not, and change the plan when the numbers say so.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

Can SEO get me to the top of Google for my city?
Nobody can promise a position, and a city-wide term is the wrong target for a local brokerage. Aim at society and locality searches where your pages hold more detail than a portal listing does.
Do I need to blog about the property market?
Only where you have something to say that a reader in your area cannot find elsewhere. A short note on how a society handles transfer paperwork serves a seller better than a general market commentary.
Will RERA details affect my pages?
Where your work touches registered projects, the state authority sets how a registration number is shown, and advertising rules differ by state. Check with your own adviser or the authority before wording it on a page.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
