Residential property brokers · WhatsApp marketing

Meet owners and buyers on the app they already answer first.

WhatsApp marketing for a residential broker covers the business number, the listing messages, the broadcast lists and the replies that move an enquiry towards a site visit. GullySales sets up the account, the message templates and the rules for opt-in so contact stays welcome.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What WhatsApp marketing means

WhatsApp marketing is sending updates, offers and reminders to customers on the app most Indian buyers already check daily. GullySales sets up business WhatsApp, writes the message templates and keeps the list consented and current.

For residential property brokers

Where it usually goes wrong, and what we would do.

  • “The first message arrives as a forwarded listing”

A buyer sends a screenshot of a flat from a portal and asks if it is available. The reply is a test of your office. A clear answer with the next step wins attention; a reply that ignores the question loses it.

  • “A personal number mixes work and family”

When the broker's own phone is the business line, leads vanish with the handset. A business account with a catalogue, a greeting and a named team keeps the chat with the office, not one person.

  • “Broadcast lists need consent”

Sending listings to everyone in a phone book annoys contacts and risks the number being blocked. Add people who have asked to hear from you, and make it easy to leave. Check the platform's current rules on business messaging.

  • “Photos and a pin beat a paragraph”

A buyer wants three photos, the price, the floor and a location pin. Long text gets skipped. A fixed listing card sent in the same order each time lets the buyer compare flats at a glance.

What we do

What we deliver for residential property brokers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. WhatsApp Business account set-up

Business profile, greeting, away message, quick replies and a catalogue of current listings.

Result: Anyone writing to the number meets the business.

  2. Listing card for sharing

One layout of photos, price, area, floor and pin, ready to forward from the catalogue.

Result: Every flat is sent the same clear way.

  3. Opt-in routine

A way to ask buyers, tenants and owners if they want updates, and to record the answer.

Result: Your lists hold only people who agreed.

  4. Reply scripts

Prepared answers for availability, price, visit timing and documents, written to sound like the office and not a bot.

Result: Your team answers in the same voice.

  5. Broadcast groups by interest

Separate lists for buyers by locality, tenants by budget and owners by update type, with sending rules.

Result: People receive what concerns them.

  6. Conversation log in the CRM

Key chats copied to the record with the date and the next step.

Result: The history survives a change of phone or staff.

How the result is measured

  • Messages delivered
  • Reply rate
  • Enquiries from WhatsApp

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the whatsapp marketing work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand current WhatsApp use

We review how customers currently message you and how consistently, if at all, it is answered.

  2. 2

    Audit common questions

We identify the questions that come up repeatedly, which decide what should be automated first.

  3. 3

    Set up automation and templates

An automated first response and quick reply templates are built for the most common needs.

  4. 4

    Connect to the CRM

Conversations are linked to customer records so context carries over between team members.

  5. 5

    Measure and optimise

We track response time and conversion, refining automated responses based on what customers actually ask.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Can I message everyone in my contacts about a new listing?
Not safely. People who did not ask to hear from you may report or block the number. Build a list of contacts who opted in, and check the platform's current rules and any messaging law that applies.
Should I use the WhatsApp Business API?
An office with several people answering gets use from it, and a single broker may not need it. We assess volume and staff first. Charges and approval steps are set by the platform and its partners.
Can WhatsApp replace my CRM?
No. Chats scatter, and a conversation is not a record. Use WhatsApp for the conversation and keep the requirement, the stage and the next step in a system the whole office can see.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
