Residential property brokers · Digital marketing

Put the right channel behind each kind of enquiry you want.

Digital marketing for a residential broker is the choice of where to be found and what to say there, across the map, your site, social, paid ads and messages. GullySales weighs the channels against your localities and your team's capacity, then builds the ones that earn their place.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What digital marketing means

Digital marketing is the combined work of search, social media, advertising and website channels running together rather than as separate projects with separate people. GullySales runs these as one connected system so a change in one channel, such as a new offer, is reflected everywhere at once.

For residential property brokers

Where it usually goes wrong, and what we would do.

  • “A broker needs fewer channels than an agency”

One person answering calls cannot run five platforms. Choose the two or three where your owners and buyers actually look, and let the rest wait. A channel left unattended does more harm than none.

  • “Paid ads reach strangers”

Advertising for property gets the attention of people who do not know you, who compare several brokers. The page they land on and the reply they get decide whether the spend counts. Fix the reply before raising the budget.

  • “Sellers and buyers need different routes”

A seller finds you through the map, a locality page or a neighbour's recommendation. A buyer arrives from a portal, a shared listing or a social post. One campaign for both leaves each half served.

  • “Rules shape what you can say”

Property promotion is subject to state rules and platform policies. Anything about price, approvals or possession must be accurate on the day. Check with your own adviser and the platform's current rules before running an advertisement.

What we do

What we deliver for residential property brokers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Channel review

Where your enquiries come from now, what each channel costs in time and money, and what your team can keep up.

Result: You know which channels to keep, start or stop.

  2. Locality-first plan

A plan that begins with the societies and layouts you want to own and assigns a channel to each.

Result: Marketing follows the map you serve.

  3. Landing pages for ads and posts

Pages with one purpose each: list your flat, see a flat, rent a flat, with a short form and a phone number.

Result: Every click lands on a page that fits.

  4. Ad account structure

Campaigns organised by locality and purpose, with tracking so each lead can be traced to its source.

Result: You can read results per locality.

  5. Reply and follow-up before spend

The first-reply routine and a named owner in place before any paid traffic starts.

Result: Paid leads are met, not lost.

  6. Review of results against deals

Spend and leads set beside signed agreements, so decisions rest on brokerage earned.

Result: You decide by deals, not by clicks.

How the result is measured

  • Enquiries across channels
  • Cost per enquiry overall
  • Channel mix by contribution

Recorded as a baseline before work starts, so every later report has an honest comparison.

Who it is for

This is written for these residential property brokers.

  • Resale flat brokers in a few societies or a single locality
  • Rental-focused brokers placing tenants for working professionals and families
  • Channel partners who sell new launches for builders alongside resale
  • Brokers for gated villas and independent houses
  • Brokers serving NRI owners who rent or sell from abroad
  • Brokers for student and shared accommodation near colleges
  • Franchise broker offices of a larger brand
  • New agents building a name in their first locality

How it works

How the digital marketing work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand the objective

We agree the one thing this campaign needs to achieve before choosing any channel.

  2. 2

    Audit available channels

We assess which channels are realistic to run well within the budget and timeline.

  3. 3

    Strategise the central idea

One message and offer is developed that will work across every planned channel.

  4. 4

    Implement across channels

Each channel receives its own adapted version, launched on a shared timeline.

  5. 5

    Measure as one campaign

Results from every channel are combined into a single report against the original objective.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

What budget does a small broker need?
We will not name a figure. Start by finding which unpaid routes already work, and add paid reach to a route that converts. Spend what the brokerage from a deal justifies, and set the limit before you begin.
Is digital marketing worth it when my work comes by referral?
Referral work is strong, and the buyer still looks you up before calling. A profile and pages that confirm what they heard make the referral easier to convert. It supports word of mouth rather than replacing it.
Do I need an agency for every channel?
No. You need a plan, a clear order of work and a team member who owns each channel. We can set that up and train your people, and take on the parts you would rather not run.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
