Villa developers · Digital marketing

Plan search, ads, video and portals around a family that travels to see the villa.

Digital marketing for a villa developer joins search, Meta and YouTube ads, portal listings and the project site into one plan aimed at households with a villa budget. GullySales sets that plan against how many visits and bookings the project needs.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What digital marketing means

Digital marketing is the combined work of search, social media, advertising and website channels running together rather than as separate projects with separate people. GullySales runs these as one connected system so a change in one channel, such as a new offer, is reflected everywhere at once.

For villa developers

Where it usually goes wrong, and what we would do.

  • “The goal is a booked visit, not a click”

A villa buyer commits time and a drive before anything else. Measuring cost per visit and per booking shows what a click cost in practice.

  • “Area targeting needs care”

Families in established parts of the city are the likely movers. Ads that reach too wide an audience pay for people who will never drive forty minutes.

  • “Portals and ads answer different stages”

A portal catches the family comparing projects, and an ad catches one who has not yet started. Giving each a job prevents paying twice for the same family.

  • “Launch and steady selling need different plans”

A launch weekend needs a push to a short list of enquirers. Later months need a quieter plan that supports the sales team through second visits.

What we do

What we deliver for villa developers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A channel plan for the project

Search, Meta, YouTube, portals and referrals given a role, a budget range agreed with you and a measure.

Result: A one-page plan names the job of each channel.

  2. Ads for each villa type

Copy and creative that name the plot size, facing and price range of each villa type.

Result: Each ad leads to the page for that villa type.

  3. Conversion tracking to the booking

Tracking set up so enquiries, visits and bookings can be tied back to the source.

Result: A source report reaches the booking, not only the click.

  4. A launch-weekend plan

Invitations to earlier enquirers, a booked-slot open house and a follow-up routine.

Result: A slot plan and invitation list for the launch.

  5. A baseline and a report

The enquiries, visits and bookings recorded before work begins and compared afterwards.

Result: A report sets cost per booking beside cost per click.

How the result is measured

  • Enquiries across channels
  • Cost per enquiry overall
  • Channel mix by contribution

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the digital marketing work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand the objective

We agree the one thing this campaign needs to achieve before choosing any channel.

  2. 2

    Audit available channels

We assess which channels are realistic to run well within the budget and timeline.

  3. 3

    Strategise the central idea

One message and offer is developed that will work across every planned channel.

  4. 4

    Implement across channels

Each channel receives its own adapted version, launched on a shared timeline.

  5. 5

    Measure as one campaign

Results from every channel are combined into a single report against the original objective.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

What budget do we need?
That depends on the project size and the number of villas left to sell. We agree a range with you after reading your enquiry history, and we do not set a figure before that.
Do ads work for a high-value purchase?
They bring enquiries, and the sales process turns enquiries into bookings. We track the whole path so you see what each source produced.
Who checks the ad wording?
You do, with your lawyer where approvals are mentioned. Real estate advertising rules differ by state, and ad platforms have their own current rules, so each ad is reviewed before it runs.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
