Employer branding · Real estate and construction

Your estate manager answers to a committee of residents, and the job post never says so.

Employer branding for a property management company turns on one hard fact: your estate manager is paid by you and judged every day by a managing committee and by every owner in the block. GullySales writes the careers page and the posts that describe that job as it really is.

A colliery lamp room seen from the counter: the roller shutter half up over a deep hatch, rows of cap lamps and their batteries hanging on hooks in the recess behind it, a rack of self-rescuers on the wall above, and a check-board of pegs beside the hatch with a single brass tally hanging on it where a lamp has gone out

Where this sits

For property management companies

Where it usually goes wrong, and what we would do.

  • The real boss is a committee that changes every year

A manager takes instructions from a treasurer, a secretary and whoever is loudest in the owners' group. That is the job, and candidates discover it in week one.

  • The committee reads your hiring page before it renews the contract

When a society decides whether to keep you, somebody looks at how you describe the manager's role and what backing comes from your office. That page is part of the renewal.

  • A manager is hired for one address

The job is that gate, that clubhouse, those lifts. Moving somebody to another society three months in feels like a demotion unless the page said it could happen.

  • Your helpdesk staff take the complaint the committee could not solve

Water pressure on the third floor, a parking dispute, a painting contract that has slipped. Nobody joins a helpdesk knowing that, and nobody stays once they discover it alone.

What we do

What we deliver for property management companies.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A careers page that describes the committee relationship

Who the manager reports to, who gives instructions on site, how a disagreement between the committee and your company is settled, and who steps in when it does.

Result: A candidate accepts the job knowing the shape of it.

  2. Estate manager posts by site type

Separate posts for a high-rise, a gated layout and a commercial property, naming the unit count, the facilities and the scope.

Result: Applicants match the site rather than the designation.

  3. The escalation note

What a manager does when the committee asks for something outside the contract, which number to ring, and how quickly your operations head answers it.

Result: Managers stop resigning over a dispute they were left to handle alone.

  4. Accounts and helpdesk roles

Posts for billing, dues follow-up and the helpdesk, describing the volume, the software and the kind of conversation the work involves.

Result: People arrive prepared for the complaints part of the job.

  5. Handover material for a site you have just won

What you tell the existing staff, the committee and your incoming manager in the first week of a new contract.

Result: A site changes hands without losing the people who know the building.

  6. Manager stories

Interviews with managers who have held a difficult site for years, about handling a committee that did not agree with itself.

Result: Your best argument is written down instead of being told at the interview.

How the result is measured

  • Applications received per open role
  • Careers page engagement and time on page
  • Candidate drop-off during the interview process
  • Referral hires as a share of total hires

Recorded as a baseline before work starts, then reported every month against it.

How it works

From your first message to the first monthly report.

No open-ended retainer. Each step has a point in time and something you receive.

  1. 01 · Day 1

    Free audit call

45 minutes with whoever handles your enquiries: how they arrive, how fast they are answered, where they are lost.

  2. 02 · Within a few working days

    Written, scored report

Six areas scored, fixes ranked by return and cost. If you want our help, the scope and fee come with it, in writing.

  3. 03 · Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later month has an honest comparison.

  4. 04 · Month 1

    The first fix goes live

Usually the cheapest one on the report: reply time, a follow-up sequence or the marketing-to-sales handover.

  5. 05 · Every month

    Report against the baseline

What moved, what did not, and what changes next, in plain words.

  6. 06 · Month 3 to 6

    Renew on the numbers

The term ends and you decide whether to continue from the results. No twelve-month lock.

How the work runs for property management companies

  1. 1

    Talk to current employees

We interview a cross-section of staff honestly, including some who might raise uncomfortable points.

  2. 2

Find the genuine reasons to join

We identify what is actually true and attractive about working there, rather than generic claims that could apply anywhere.

  3. 3

    Build the careers content

The careers page, job post templates and employee stories are written from what staff actually said.

  4. 4

    Review the candidate experience

We check what happens between application and offer, since branding cannot fix a process that loses candidates through delay.

  5. 5

    Hand over and refresh periodically

Content is handed over for ongoing use and revisited periodically as the team and roles change.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every monthly report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No lock-in, no guarantees we cannot keep

Three to six months at a time. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

#257, 3rd floor, Sri Nanjundeshwara Complex, Nagarbhavi 8th Block, Outer Ring Road. How we work.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Do you supply estate managers?
No. GullySales does not recruit, does not maintain a candidate list and does not run payroll. We write the careers page, the role posts and the handover material your operations team uses.
Our managers leave because committees are difficult. Can writing change that?
It changes who joins, not what a committee does. A manager who read an honest description and took the job anyway lasts longer than one who was sold a facilities role and met an annual general meeting. The rest is your escalation process, and if that does not exist, build it before publishing anything about it.
Can we use the careers page in a tender?
Yes, and it is one of the better reasons to do this. A managing committee choosing between three agencies is trying to judge whether your staff stay. A page showing how managers are supported, with named people, reads better than a paragraph about service quality in the proposal.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped in the free audit and put in writing before anything starts, split into our time, your media spend and production.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile usually show in weeks, because the enquiries already exist. Ads show in days once follow-up is ready. SEO and content take months. The audit tells you which applies to you.
Who will actually do the work?
The person you meet on the audit call. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
For the audit, last month's enquiries in any format and 45 minutes with whoever handles them. After that, access to the accounts the work touches, such as the website, Google Business Profile or CRM, and time for the monthly review.
What if we are not happy with the work?
Tell us and the plan changes. Every month is reported against the baseline, so a number that is not moving is visible to both sides. Terms run three to six months at a time, and the refund and cancellation policy sets out the rest.
