A resort is booked on the trip the guest can picture, and judged on whether it matched.

A family in Bengaluru wants two nights away in the hills. They read how far it is by road, what the rooms look like, what is on offer for the children, and whether the food is included. They ask three properties on WhatsApp, and the one that answers with the distance, the rate, the inclusions and what is not available gets the booking.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

In one paragraph

Resorts and farm stays are destination properties away from town: resorts, eco, wellness and wedding resorts, and working farms that host guests. GullySales looks at how a guest finds and believes the property before travelling, how enquiries are answered when the host is out on the grounds, and how the quiet weeks are filled.

A resort, an eco resort, a wellness resort, a wedding destination resort and a farm stay sell different trips. All of them sit away from a town, take a stay of at least a night, and promise an experience that guests compare with what they find. The difference is the claim at stake: the view, the green practices, the programme, the wedding venue or the working farm.

6 kinds of business

Each kind of business in resorts & farm stays sells a little differently.

Open the page closest to yours for how its buyers choose and what we would fix first.

Resorts

Long weekends fill the property and weekdays and the monsoon do not. Enquiries wait while the owner is out on the estate, and almost every booking pays an app commission.

Eco resorts

Guests doubt the word eco until they see proof. The practices that are real, shown in pages and photographs a guest can check, are the selling material, and a remote site needs a plan for slow replies.

Wellness resorts

The guest books a programme of several nights after a consultation call. Pages must avoid cure and guarantee language, and health details are collected only with the guest's consent.

Wedding destination resorts

Two families and a planner must all agree on a multi-day event, planned around the muhurat season. The planner holds the decision, and enquiries arrive with a date and nothing else.

Farm stays

City families and school groups want an experience, and guests who expected a resort leave disappointed. The page must say what they can do and what is not on offer, and harvest and sowing decide when the farm can host.

Camping and glamping operators

Families and couples pay the advance to the camp whose reply settles safety first: a clean washroom with a door and light, night staff, the nearest hospital and a clear rain and cancellation rule.

What they share

What usually goes wrong across resorts & farm stays.

Whichever of these you run, you will probably recognise most of them.

  • “The guest cannot judge the trip from where they sit”

Distance, road, what the days are like, what the rate includes and what we do not offer are all things the guest wants before travelling. Our page shows the room and leaves these out.

  • “What we promise and what the guest finds are not the same”

A guest expects a resort and gets a farm, expects a green stay and sees plastic, or expects a result from a programme that the staff were never told to promise. The review is written the day they leave.

  • “The enquiry rings while we are out on the grounds”

The owner, the farmer or the manager is at the estate, the field, the kitchen or the wedding set-up. The phone goes unanswered, and the guest asks the next property.

  • “The off-season is written off”

The long weekend, the winter, the harvest or the wedding months fill the property. The weeks outside them have no guest in mind and no offer, and are noticed after they have passed.

  • “A few channels hold the guest list”

Agents, planners, apps and tour operators bring the bookings. We do not have a list of our own guests with permission to write to them, so the next stay is arranged through the same people.

  • “Facts that need proof are stated as adjectives”

Eco, organic, wellness, heritage grounds, private venue and unspoilt are words guests have read elsewhere. Photographs, practices and rules the guest can check carry more weight than the word.

Where to start

What to fix first in resorts & farm stays.

In the order we would look at them. Your own enquiry records may change the order, and we would say so.

  • Write one page of facts a guest needs before travelling: distance and road, what a day is like, what the rate includes and what is not on offer.
  • Show the real thing in photographs and plain words, and cut any claim that the property cannot back up on arrival.
  • Set an answer routine for enquiries so that a message sent while the host is on the grounds gets a written reply with a rate and inclusions.
  • Write down the fixed dates and the closed weeks, and decide who the property is for in the weeks outside them.
  • Ask each guest for permission to write again, and keep their names, the occasion and the dates.
  • Reply in public to each review that names a mismatch, and fix the page that caused it.

FAQ

Questions about resorts & farm stays.

Not here? More answers, or ask on WhatsApp.

How do I stop guests being disappointed on arrival?
Say on the booking page and in the first reply what the property is and is not, including the distance, the facilities, the food and the activities. Show photographs that look like the place on an ordinary day. A guest who knew what to expect writes a fairer review.
Should the property take bookings direct or through apps?
Both. Apps bring new guests who have not heard of the property. Make the direct route quick and give a reason to use it, such as an inclusion, and keep a list of past guests so they come to you next time.
How do I reply to an enquiry when I am away from the phone?
Keep one message ready for each common question with the rate, inclusions, distance and how to book, and give a second person the job of sending it. A short answer in minutes beats a long one the next day.
How do I prove a claim like eco, organic or wellness?
State the specific practice a guest can check, such as where the water goes or what the farm grows, and show it. Leave out cure, result and guarantee wording. Rules for health and advertising claims differ by state and body, so check your own council or adviser.
How do I fill the weeks outside the main season?
Pick a guest who can travel then, such as a small group, a school visit or a working couple, and build one clear offer for them. Write to your own past guests first.
Do I need a separate page for each kind of guest?
A family, a company group and a wedding party ask different questions. If a kind of guest brings real bookings, give them their own page and enquiry route with the answers they need.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on what is being changed and how many of the people who matter see it. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
