Vacation rental properties · Lead generation

Fill the quiet weekdays with guests who write to the villa directly.

Lead generation for a vacation rental is the work of putting the villa in front of lead bookers, planners and past guests before they settle on an app listing. GullySales works on the sources that send enquiries to your own WhatsApp number and booking page.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What lead generation means

Lead generation is the combined work of every channel that brings in a new enquiry, whether from search, adverts, referrals or a stall at an exhibition. GullySales runs these channels together and reports the number of enquiries each one produced, not the activity behind it.

For vacation rental properties

Where it usually goes wrong, and what we would do.

  • “The lead is the organiser, not the group”

One person in a friend group does the searching, asks the questions and collects the advance. The others never write to the host. Every page and post has to answer what that organiser will forward to the chat: capacity, the music rule, the rate for the date.

  • “An app booking gives you a first name and nothing else”

A stay sold through a platform leaves the host with a masked chat and no phone number. The guest cannot be invited again, so the first stay is the cheapest moment to start a list of people who have agreed to hear from you.

  • “Weekday guests search for different things”

A remote worker or a small company team is not typing 'pool villa for the weekend'. They look for a desk, power backup, honest internet and a long-stay rate, and they find a house only when a page names those things.

  • “Caretakers and drivers are lead sources too”

Guests ask the driver who brought them, or the guide at the lake, where else they could stay. A local manager with an overflow enquiry passes it to the home they trust. These people need a simple reason and a simple way to refer you.

What we do

What we deliver for vacation rental properties.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A map of where enquiries come from today

Your app bookings, chats and calls sorted by the source each guest names, so the list of working channels is written down instead of guessed.

Result: You can name the channels that sent the last bookings.

  2. A direct-enquiry page for each guest type

Separate pages for birthday weekends, workations and company outings, each with the details that type of lead bookers asks first.

Result: The organiser forwards one link instead of typing answers.

  3. A consent line at check-in

A short, clear request to keep in touch on WhatsApp, with the answer recorded against the guest's stay.

Result: Every stay adds a name to a list you may use.

  4. A referral note for caretakers, drivers and managers

A written, one-page explanation of the home and how to pass on an enquiry, handed to the people guests ask.

Result: Local people know what to say when a guest asks.

  5. Outreach to company planners

A short message and quote sheet for HR and admin teams in the nearest cities, with GST shown as your accountant advises.

Result: Planners hold a quote before they open the app.

  6. A lead sheet the owner reads

One sheet that lists each enquiry, its source, the date wanted and the outcome.

Result: You see which source fills which dates.

How the result is measured

  • Enquiries generated
  • Cost per enquiry
  • Enquiries by source

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the lead generation work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand your capacity

We agree how many enquiries your sales team can actually handle well, so the system is not built to overwhelm it.

  2. 2

    Audit current sources

We check what already brings in enquiries today, even informally, before adding anything new.

  3. 3

    Strategise the channel mix

Content, search and paid channels are chosen based on where your buyers already look.

  4. 4

    Implement capture and follow-up

Pages, forms and a follow-up process are built and connected end to end.

  5. 5

    Measure and optimise

We track enquiry volume and quality and adjust the channel mix to match.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Is one villa enough to run lead generation for?
Yes. One home needs a clear page, a WhatsApp number that gets answered and a list of past guests. We start from what you already have and tell you which of those three is missing.
Will direct leads replace the apps?
No. The apps fill dates you cannot fill alone. Direct leads cover the guests who already know the home, and the dates the apps leave empty.
Can you promise what number of enquiries to expect?
No. Enquiries depend on the home, the dates, the season and the price. We work on the sources and show you what each one sends.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
