Keep the villa booked without handing every guest to an app.

A group of eight friends in Hyderabad is planning a birthday weekend. One of them finds a pool villa near Nandi Hills on Instagram, opens the Airbnb listing, and then messages the host to ask whether music is allowed after ten and whether the caretaker cooks.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

Realistic editorial illustration of hotels at work in India

In one paragraph

Vacation rental sales and marketing means getting groups and families to find a villa, apartment or holiday home that is rented whole, trust its photographs and house rules, and book it. GullySales prepares the listings, the WhatsApp replies and the past-guest list, so a guest who stayed once has a direct way to book again and the quiet weekdays have an offer.

The host is at a day job and replies at nine at night. By then the group has paid an advance to a villa whose host answered in ten minutes.

A rented home has no front desk and no reception, and the caretaker may be the only person on site. The listing, the photographs and the first reply have to do the work of a hotel lobby. Owners who rent out one or two homes also carry the cleaning, the caretaker's salary, the electricity bill and the neighbour who complains, so an empty weekday costs real money and a bad review follows the listing for a long time.

How buyers decide

How vacation rental properties are chosen.

Guests arrive through a reel, a friend's photo or an app search for a place within three hours of the city. They compare capacity, pool or no pool, pet rules, distance and the rate for the weekend. The number of reviews and the date of the latest one count for more than the description.

Before paying, the lead booker asks the awkward questions in a chat. Is there a bonfire? Will a sedan make the last stretch? Is the caretaker local? Who is liable if the glass table breaks? A host who has the answers written down looks like a professional, and the group has less reason to keep shopping around.

Planners of corporate team days and family functions check differently. They want a GST invoice, a headcount limit in writing and a clear word on outside caterers and speakers.

The problem

What usually goes wrong for vacation rental properties.

What owners tell us on the first call, in their words.

  • “The calendar is full on Saturdays and empty from Monday”

Weekend demand sells itself through the apps. Nothing is offered to a remote worker, a small team or a family with a school holiday on a Wednesday.

  • “Every booking loses a slice to the platform”

The guest who stayed last year and loved it goes back to the app to rebook, and the host pays the commission again.

  • “Double bookings and calendar mix-ups”

The villa is listed on three apps and a WhatsApp group. One update is missed, and two groups arrive for the same weekend.

  • “Guests break house rules nobody told them about”

Loud music, extra guests, smoking by the pool. The complaint comes from the neighbour, and the review comes from the group that was asked to leave.

  • “A caretaker answers the phone, not a seller”

The person on site knows the house but not the rate, the offer or the next free date, so enquiries stall.

  • “Photographs show the house at its best and nothing else”

Guests turn up to a smaller lawn or a longer drive than they pictured, and write it in the review.

What we do

What we do for vacation rental properties.

Everything included for vacation rental properties.

  1. Listings written from the guest's questions

Airbnb, Booking.com and Google Business Profile entries that state the capacity, the road, the pool depth, the noise rule and the caretaker's role in plain lines.

  2. A booking page you own

Rooms, rates by season, house rules and a way to pay an advance or message on WhatsApp, built for a phone.

  3. WhatsApp replies that sell

A business number with saved answers on rates, dates, food, music and arrival, and a named person in the family or staff who covers the chat when the owner is at work.

  4. Offers for the quiet dates

Weekday, workation and school-holiday offers aimed at the cities guests drive from.

  5. A manager's pack for multi-home owners

One enquiry sheet and one calendar view across all the homes a manager looks after, with each home's capacity and house rules on one line.

  6. A guest list with consent

Each stay logged with the occasion, group size and permission to contact.

How the result is measured

  • Bookings by source: app, direct, repeat and referral
  • Weekday occupancy against weekend occupancy
  • Enquiries that became bookings, by channel
  • Time taken to reply to the first message
  • Repeat guests as a share of all stays
  • Review score and the issues reviews mention

Recorded as a baseline before work starts, so every later report has an honest comparison.

Worth a page and a campaign of their own

Direct bookings from past guests · Weekday and long-stay rates · Group and birthday weekends · Corporate team days and offsites · Festival and long-weekend demand · Reviews that mention the house, not only the host · Rate and calendar discipline across apps · Pet-friendly and family-friendly positioning

Priority campaigns

Campaigns for what vacation rental properties most want to sell.

Each one planned around when your buyers decide, and measured against the baseline.

  • Long-weekend early offer

A message to past guests who agreed and a post to followers when a long weekend appears on the calendar.

  • Birthday and bachelor weekend page

A page with the capacity, the music rule, the kitchen and the bonfire, plus real photographs of a night stay.

  • Workation weekday offer

A longer-stay rate with desk space, honest internet speed and power backup details.

  • Team day for HR and admin

A sample day plan and a quote sheet with GST, sent to the people who plan company outings.

  • Return-guest invitation

A short note from the owner, written for the season the guest last came in, to those who agreed to hear from you.

Beyond search

Where we reach buyers of vacation rental properties, beyond Google.

Search matters, but it is rarely the only way this industry's buyers find a supplier.

  • Lead bookers in city friend groups

Instagram and WhatsApp are where a group's organiser looks, so the villa has to look good in a forwarded link.

  • HR and admin teams planning outings

Companies within a three-hour drive that need a place for 15 to 40 people for a day or a night.

  • Property managers and caretaker networks

Local managers who look after several homes and can pass on an overflow enquiry.

  • Travel creators and local guides

Creators whose followers live in the feeder cities, and drivers and guides whom guests ask for advice.

  • Event and wedding planners

Planners looking for a house for a haldi, a baby shower or a small roka ceremony.

Who it is for

This is written for these vacation rental properties.

  • Private pool villas near big cities
  • Hill-station cottages rented as a whole
  • Beach houses on the Konkan coast and in Goa
  • Serviced holiday apartments in tourist towns
  • Farmhouses and bungalows let for weekends
  • Houseboats and cottage clusters on a lake or backwater
  • Homes owned by NRIs and let through a manager
  • Multi-property operators with five or more homes

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

How the work runs for vacation rental properties

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Read the calendar

Your bookings, app listings, reviews and chats show which dates sit empty and where each booking came from.

  2. 2

Fix the listing and the rules

One set of facts, photographs and house rules, written the same way on every platform and on Google.

  3. 3

    Open the direct path

A page and a WhatsApp number a past guest can use to book, with consent captured at check-in.

  4. 4

    Fill the quiet dates

Offers for weekdays, school holidays and company outings, placed where those guests search.

  5. 5

    Bring guests back

Invitations to those who agreed to hear from you, and a reply to every review.

Where this fits

Three pieces of sales work, in this order.

GullySales builds every engagement from three pieces of sales work. This page is not one of them, but the same three steps apply to the business behind it.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions vacation rental properties ask before they call.

Not here? More answers, or ask on WhatsApp.

I rent out only one villa. Is that enough to work with?
One home is enough to start. A single home needs a clean listing, a ready WhatsApp reply and a list of past guests. Tell us what you have in the requirements brief and we will say which of those is missing.
Do I have to leave Airbnb and Booking.com?
Stay on them. The apps fill dates you cannot fill alone. The target is that a guest who has stayed once books you direct the next time.
Can you stop guests from breaking house rules?
Not on the night. What we can do is put the rules where the lead booker reads them before paying, so fewer groups arrive with the wrong idea.
Does GST apply to my villa rental?
It depends on the rent, how the property is let and whether you are registered. Your chartered accountant will tell you which applies, and a company booker will ask for the invoice either way.
My caretaker is the only person on site. Can the caretaker handle enquiries?
The caretaker can, with a saved set of answers and a rate card, and a second person covering the chat when the caretaker is busy. The rate card and the saved answers are what we write with you.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile are the quickest to show, because the enquiries already exist. Ads can follow soon after follow-up is in place. SEO and content take longer. How long each takes depends on your business, and we tell you which applies to you after we have spoken. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
To start, last month's enquiries in any format and time with whoever handles them. After that, access to the accounts the work touches, such as the website, Google Business Profile or CRM.
