Vacation rental properties · Digital marketing

Put the villa on the screens a lead booker uses before choosing.

Digital marketing for a vacation rental is the joining of the listing, the website, search, social posts and WhatsApp into one path from a stranger's glance to a paid advance. GullySales works on the path as a whole, and on the weakest part first.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What digital marketing means

Digital marketing is the combined work of search, social media, advertising and website channels running together rather than as separate projects with separate people. GullySales runs these as one connected system so a change in one channel, such as a new offer, is reflected everywhere at once.

For vacation rental properties

Where it usually goes wrong, and what we would do.

  • “The guest crosses four screens before paying”

A friend's reel, a listing on an app, a Google search for reviews and a WhatsApp chat. If the rules differ on any of them, the group notices. One set of facts used everywhere builds trust that no single ad can buy.

  • “Paid ads can fill dates, and can waste the budget”

A boosted post sent to a wide audience reaches people who will never drive to the home. An ad aimed at the nearby cities, for a named long weekend, with a booking link, has a clear job and a budget the owner can stop.

  • “Platform fees and direct bookings sit on the same calendar”

Every date sold through an app costs the commission. Every date sold direct costs the effort of marketing. The owner needs to compare the two honestly before moving spend from one to the other.

  • “Owners with several homes treat each as a brand”

A hill cottage and a beach house attract different guests, seasons and rates. They need separate pages and separate messages, with the shared parts, like the guest list, kept together behind them.

What we do

What we deliver for vacation rental properties.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. An audit of the whole path

A review of the listing, site, profile, social page and chat, written up with the fixes in order of importance.

Result: You can see the weakest step in the path.

  2. A single fact sheet

Capacity, rates, rules, address and photographs kept in one document and used for every platform.

Result: Every screen tells the same story.

  3. A plan by season and by buyer

The offers for long weekends, school holidays and company outings, matched to the right persona and the right channel.

    Result: Effort follows the calendar.

  4. A small paid-ad test

An ad for a named date and a named city, with a booking link and a budget the owner sets and may stop.

Result: The owner learns what an ad brings for this home.

  5. A source comparison

Bookings by app, direct, repeat and referral, set beside the commission paid on each.

Result: You can compare the cost of each route.

  6. A reading of the results

What brought enquiries and what brought bookings, said in plain language, with the next change proposed.

Result: The owner knows what to keep and what to drop.

How the result is measured

  • Enquiries across channels
  • Cost per enquiry overall
  • Channel mix by contribution

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the digital marketing work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand the objective

We agree the one thing this campaign needs to achieve before choosing any channel.

  2. 2

    Audit available channels

We assess which channels are realistic to run well within the budget and timeline.

  3. 3

    Strategise the central idea

One message and offer is developed that will work across every planned channel.

  4. 4

    Implement across channels

Each channel receives its own adapted version, launched on a shared timeline.

  5. 5

    Measure as one campaign

Results from every channel are combined into a single report against the original objective.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Where should a single villa spend first?
On the listing facts and the reply. A paid ad that sends traffic to a weak listing or a slow chat loses money. We fix those two before we recommend any spend.
Can we run ads with no website?
You can, but the ad then sends guests to an app, where the commission is paid again. A simple booking page of your own gives the ad a place to land.
Do you manage the listing on the apps?
We prepare the wording, photographs and rules, and the owner or manager keeps the calendar. We advise on how the apps present homes but do not control their rules.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
