Commercial property brokers · WhatsApp marketing

Send a clear shortlist on the app your clients already answer first.

WhatsApp marketing for a commercial broker means using the business app to receive requirements, share shortlists and keep owners and occupiers informed, with consent. GullySales works on the setup, the message formats and the rules for what is sent to whom.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What WhatsApp marketing means

WhatsApp marketing is sending updates, offers and reminders to customers on the app most Indian buyers already check daily. GullySales sets up business WhatsApp, writes the message templates and keeps the list consented and current.

For commercial property brokers

Where it usually goes wrong, and what we would do.

  • “Clients ask for details on WhatsApp”

A founder who sees a floor on a website replies with a message asking for a plan. A broker with a catalogue and quick replies set up answers well, while one using a personal number scatters the thread.

  • “A broadcast to every contact backfires”

Sending every new listing to the whole address book teaches people to mute you. Group contacts by space type, market and size, and send only what matches.

  • “Documents travel badly in chat”

Floor plans and brochures get lost in a long thread. A short message with a link to the property sheet keeps the latest version in one place.

  • “Personal numbers leave with the person”

If clients talk to a broker's personal phone, a departure takes the chat history. A business number with a shared inbox keeps it with the firm.

What we do

What we deliver for commercial property brokers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A WhatsApp Business profile

Business name, description, hours, address as it truly is and a catalogue of the space types you handle.

Result: A client sees what you do on first contact.

  2. Quick replies for common questions

Saved answers for area, rent as quoted, parking, availability and visit booking.

Result: Replies are consistent whoever answers.

  3. Contact lists by interest

Lists by space type and market, built from people who agreed to receive messages.

Result: A new floor goes only to those who asked for that kind.

  4. A shortlist message format

A fixed layout for each space: area, location, rent as quoted on a date, parking and a link to the sheet.

Result: A shortlist reads the same each time.

  5. Consent and opt-out records

A note of when and how each contact agreed, and a clear way to stop messages.

Result: You can show who agreed to hear from you.

How the result is measured

  • Messages delivered
  • Reply rate
  • Enquiries from WhatsApp

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the whatsapp marketing work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand current WhatsApp use

We review how customers currently message you and how consistently, if at all, it is answered.

  2. 2

    Audit common questions

We identify the questions that come up repeatedly, which decide what should be automated first.

  3. 3

    Set up automation and templates

An automated first response and quick reply templates are built for the most common needs.

  4. 4

    Connect to the CRM

Conversations are linked to customer records so context carries over between team members.

  5. 5

    Measure and optimise

We track response time and conversion, refining automated responses based on what customers actually ask.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Do I need the WhatsApp Business API?
Not at the start. The Business app covers a small team. If several people must share one number or messages must start from a system, the API through an approved provider is the next step. Check the platform's current rules.
Can I message owners who did not ask?
Get permission first, and keep messages relevant. Advertising rules differ by profession and state, so check your own council or adviser before publishing.
Should the number be on every page?
Place it where a client is ready to ask a question, with a button that opens a chat with the property name already filled in.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
