Independent house developers · Content marketing

Answer the questions a family asks before it ever calls the builder.

Content marketing for an independent house developer is the set of pages, guides and videos that answer a family's questions about buying a new house on a small plot. The buyer is careful and asks a long list of things before trusting a builder. GullySales writes the pieces that answer them in plain words.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What content marketing means

Content marketing is writing articles, guides and pages that answer the questions buyers search before they are ready to enquire. This makes your business visible and trusted before the first call. GullySales plans this content from the first conversation onward, choosing topics that match real search demand rather than guesses.

For independent house developers

Where it usually goes wrong, and what we would do.

  • “The first questions are about papers”

Families ask what a clear title looks like, which approvals matter and what the advocate will want to see. A page that lists the documents you hold, and why each matters, answers these before the call. It also shows you have nothing to hide.

  • “New versus resale is the real comparison”

A buyer sees an older house in the same lane at a lower price and wonders what the extra cost buys. A piece that lists wiring, plumbing, roofing and structure side by side gives an honest reason. It must stay factual and avoid rubbishing resale houses.

  • “Floor buyers have their own worries”

A family buying one floor wants to know about the shared staircase, the meter, the water tank and the terrace. These small matters decide the sale. Write them down floor by floor, so the buyer sees them settled.

  • “Returning families need a long-distance guide”

A family abroad needs to know how a purchase is made without being in the city. A guide to the steps, the documents and the person who will show the site answers what a call cannot.

What we do

What we deliver for independent house developers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A buyer's document guide

A plain explanation of the papers a builder holds and why a buyer's advocate asks for them.

Result: A page you can send to any buyer who asks for the documents.

  2. A new-versus-resale comparison

A factual page listing the building items a resale buyer would still face, set against a new house.

Result: A page that explains the price difference in building terms.

  3. Floor-wise questions page

Answers on shared areas, meters, water and terrace use, written for each house.

Result: One page that settles the small matters before a visit.

  4. Stories of finished houses

Short accounts of each house: the plot, the design choices and the finish, with the family's consent if they are named.

Result: An account for each house that can be sent as a link.

  5. A guide for families abroad

A step-by-step outline of buying from another country, with a video visit and a named family contact.

Result: A guide a distant family can follow without a call.

How the result is measured

  • Pages published
  • Organic traffic
  • Enquiries from content pages

Recorded as a baseline before work starts, so every later report has an honest comparison.

Who it is for

This is written for these independent house developers.

  • Builders who demolish old houses and build new independent houses to sell
  • Builder floor developers who sell each floor of a three or four storey house separately
  • Developers working on a joint development agreement with the owner of a single site
  • Developers of duplex and triplex houses in established localities
  • Contractors who also sell the houses they build in small towns
  • Developers of houses on 20 by 30 and 30 by 40 sites in older neighbourhoods
  • Developers of rental-income houses with separate floors
  • Developers building ready-to-move houses for returning NRI families

How it works

How the content marketing work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Confirm the plan

Topics and formats for the coming month are confirmed against the content strategy.

  2. 2

    Produce and review

Content is written or filmed, then reviewed by someone who knows your trade before it goes out.

  3. 3

    Publish and distribute

Finished content is published to the site and pushed through the channels your buyers actually use.

  4. 4

    Track enquiries

Enquiries are traced back to content where a direct line exists, and reported honestly where it does not.

  5. 5

    Report and adjust

We report results and adjust the next topics based on what actually worked.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

How many pieces do I need?
Begin with the questions buyers actually ask you. A few good pages that answer them are worth more than a pile of general articles. Add a new page whenever a buyer raises a question you have not covered.
Can I explain legal matters on my site?
Explain what you hold and what the buyer will be shown, in plain words. Do not give legal advice. Rules differ by state, so check the wording with your own adviser or council.
Should I write about home loans?
Say what the bank will ask a buyer to produce, and which of those papers you can supply. Do not quote rates or approvals, because they change and are the bank's to state.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
