Independent house developers · Buyer persona

Know which family is buying before you decide how to describe the house.

A buyer persona for an independent house developer describes the kind of family that buys a particular house, the worries it brings and the people it consults. The doctor buying for parents and the retired officer wanting rent upstairs are different buyers. GullySales writes personas from your own sales so each house is described to the family that suits it.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What buyer persona means

A buyer persona is a plain description of the kind of customer who actually buys from you. It includes what they search, what worries them and who else they ask before deciding. GullySales builds this from real enquiries and past sales rather than a generic template, then uses it to write every page and advert.

For independent house developers

Where it usually goes wrong, and what we would do.

  • “The retired officer wants a tenant upstairs”

This buyer wants the ground floor to live in and a rented floor above for income. The questions are about separate entrances, meters and tenancy. A page that speaks to rent income will hold this buyer's attention.

  • “The professional buying for ageing parents”

A doctor or engineer buys a house so parents have their own front door nearby. The worries are a ground-floor bedroom, a lift, a bathroom without steps and a road an ambulance can enter. Show these before the finish.

  • “The returning family from abroad”

This buyer rarely gets to the site and trusts a named person. The worries are title, handover and who looks after the house. A video visit and a family contact decide the sale.

  • “The joint family needing floors together”

Brothers or cousins buy several floors of one house. Each needs a separate agreement, but they decide together. Treat the group as one buyer with several signatories.

What we do

What we deliver for independent house developers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Persona sheets from your own sales

A one-page description of each buyer type drawn from the families who bought or enquired for your houses.

Result: A sheet per buyer type that you can read before writing any advertisement.

  2. Questions each persona asks

A list of what each type of buyer asks first, second and last.

Result: A list your team can answer from.

  3. House-to-persona matching

A note against each house of which buyer types it suits, and which it does not.

Result: A clear line on who the house is for.

  4. Message variants per persona

Short versions of the house description for each buyer type, for WhatsApp and listings.

Result: The same house described in the words each family uses.

  5. A persona review after each sale

A short record of who bought and what decided it, added to the sheets.

Result: Sheets that improve with every house sold.

How the result is measured

  • Enquiry match to persona
  • Conversion rate by persona
  • Content aligned to persona

Recorded as a baseline before work starts, so every later report has an honest comparison.

Who it is for

This is written for these independent house developers.

  • Builders who demolish old houses and build new independent houses to sell
  • Builder floor developers who sell each floor of a three or four storey house separately
  • Developers working on a joint development agreement with the owner of a single site
  • Developers of duplex and triplex houses in established localities
  • Contractors who also sell the houses they build in small towns
  • Developers of houses on 20 by 30 and 30 by 40 sites in older neighbourhoods
  • Developers of rental-income houses with separate floors
  • Developers building ready-to-move houses for returning NRI families

How it works

How the buyer persona work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand the current view

We start with how your team currently describes the customer, since the gap between belief and reality is often the finding itself.

  2. 2

    Audit past enquiries and sales

We look at recent enquiries and closed deals to see who actually bought, not who was assumed to buy.

  3. 3

    Interview customers and staff

Short, structured conversations surface the real language, worries and triggers behind a purchase.

  4. 4

    Build the personas

Findings are written into short, usable persona documents rather than a long report.

  5. 5

    Apply to your marketing

We show exactly where each persona should change a page, an ad or a script you already have.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Do I need personas if I know my buyers?
Writing them down helps when a new person joins the sales work or the next house suits a different family. It also stops the team describing every house in the same words.
Can I get this information from past buyers?
Use what you already hold: your enquiry notes and your own memory of each sale. Ask a buyer more only with their agreement, and keep any personal details private.
How many personas should one house have?
A small set. A house trying to suit every family ends by describing none of them. Choose the buyers it truly suits and say so.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
