Independent house developers · Digital marketing

Put the house in front of the families who live and look near it.

Digital marketing for an independent house developer is the mix of search, maps, social posts, paid reach and messages used to sell one house to a nearby buyer. Because each house is its own small project, the plan must be small and local. GullySales plans the mix around each house.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What digital marketing means

Digital marketing is the combined work of search, social media, advertising and website channels running together rather than as separate projects with separate people. GullySales runs these as one connected system so a change in one channel, such as a new offer, is reflected everywhere at once.

For independent house developers

Where it usually goes wrong, and what we would do.

  • “Spend belongs near the site”

An advertisement shown across a state reaches people who cannot buy the house. Aim paid reach at the localities within easy driving of the site, and at the families who follow those localities online.

  • “One house cannot carry a big plan”

A single house does not justify a large campaign. A few well-made pieces matter: the listing, the map profile, the video and the WhatsApp message. Add paid reach only when the free pieces are in place.

  • “Each channel must lead to a call”

Visits to a page mean nothing unless the family can call or message easily. Put the phone number and a WhatsApp button where the buyer is looking, and answer every enquiry the same day.

  • “The record matters more than the tool”

A builder who notes the source of every enquiry knows, house after house, where buyers come from. Without the record, spending is a guess repeated each time.

What we do

What we deliver for independent house developers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A plan for each house

A short written plan for the channels, the localities and the buyer types for the next house.

Result: A plan you can check against after the sale.

  2. Listing, map and page set-up

The portal listing, map profile and house page prepared together before the house is promoted.

Result: A house that looks consistent wherever a buyer finds it.

  3. Paid reach in the nearby localities

Search and social campaigns aimed at the lanes around the site, within a budget you set.

Result: A campaign that stays near the house.

  4. Enquiry tracking by source

A record that ties every enquiry and visit to the channel it came from.

Result: A clear view of what brought each visit.

  5. A review after the sale

A short report on what worked for that house and what should change for the next.

Result: A note that improves the plan for the next house.

How the result is measured

  • Enquiries across channels
  • Cost per enquiry overall
  • Channel mix by contribution

Recorded as a baseline before work starts, so every later report has an honest comparison.

Who it is for

This is written for these independent house developers.

  • Builders who demolish old houses and build new independent houses to sell
  • Builder floor developers who sell each floor of a three or four storey house separately
  • Developers working on a joint development agreement with the owner of a single site
  • Developers of duplex and triplex houses in established localities
  • Contractors who also sell the houses they build in small towns
  • Developers of houses on 20 by 30 and 30 by 40 sites in older neighbourhoods
  • Developers of rental-income houses with separate floors
  • Developers building ready-to-move houses for returning NRI families

How it works

How the digital marketing work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand the objective

We agree the one thing this campaign needs to achieve before choosing any channel.

  2. 2

    Audit available channels

We assess which channels are realistic to run well within the budget and timeline.

  3. 3

    Strategise the central idea

One message and offer is developed that will work across every planned channel.

  4. 4

    Implement across channels

Each channel receives its own adapted version, launched on a shared timeline.

  5. 5

    Measure as one campaign

Results from every channel are combined into a single report against the original objective.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

What budget does one house need?
That depends on the house, the locality and what you already have in place. A short conversation and a look at your last house will show what is reasonable. No result is promised for any budget.
Can I run adverts for a house still under construction?
Rules on advertising unfinished property differ by state and by authority. Check what you may state with your own adviser or council before running any advertisement.
Should I handle this myself?
You can manage the listing and the WhatsApp replies yourself. Help is worth having for the pages, the maps profile and the tracking, which are slow to set up well.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
