Independent house developers · Lead generation

Find the families who want one particular house in one particular locality.

Lead generation for an independent house developer means reaching families who are already looking in the locality where the next house stands. Each house is a single sale, so one well-matched enquiry matters more than a crowd of idle ones. GullySales builds the pages, listings and enquiry record that bring those families to the house.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What lead generation means

Lead generation is the combined work of every channel that brings in a new enquiry, whether from search, adverts, referrals or a stall at an exhibition. GullySales runs these channels together and reports the number of enquiries each one produced, not the activity behind it.

For independent house developers

Where it usually goes wrong, and what we would do.

  • “The buyer is looking at a lane, not a city”

A family wants a house near the parents' home, the school or the office. An advertisement aimed at the whole city reaches people who will never drive to that lane. Lead generation starts by naming the locality, the road and the plot size the buyer is picturing.

  • “Agents see the buyer before you do”

The local agent hears about a family's search first and decides which house to mention. A developer who gives the agent a clear sheet gets mentioned. A developer who only phones the agent when the house is ready waits for the agent's mood.

  • “A house with no enquiry list starts from nothing”

Families who asked about the last house and did not buy are still looking. When nobody wrote them down, the next house begins with a cold round of calls. A running list is the cheapest source of leads a builder owns.

  • “Floors and whole houses draw different buyers”

A family wanting rent from a tenant upstairs is a different lead from a family wanting the whole house for parents. Treat them as two enquiries with two replies, or the wrong buyer keeps asking about the wrong floor.

What we do

What we deliver for independent house developers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Locality pages for each house

One page per house naming the locality, the road, the site size and the floors, so a search for that lane finds your house.

Result: A page you can open and read as a stranger would.

  2. Listings with real photographs

Portal and classified listings built from daylight photographs and a plain description of each floor.

Result: Listings that show the finished house, not a blurred phone picture.

  3. A sheet for local agents

One sheet per house giving the price range, the visit arrangement and the documents available.

Result: A sheet each agent can forward on WhatsApp as it is.

  4. An enquiry register across houses

Every enquirer recorded with locality, budget and what they asked for, kept after the house is sold.

Result: A list you can open when the next house is ready.

  5. Source tagging on every enquiry

A note of whether the enquiry came from an agent, a portal, the site board or a referral.

Result: A record showing which source brought each visit.

How the result is measured

  • Enquiries generated
  • Cost per enquiry
  • Enquiries by source

Recorded as a baseline before work starts, so every later report has an honest comparison.

Who it is for

This is written for these independent house developers.

  • Builders who demolish old houses and build new independent houses to sell
  • Builder floor developers who sell each floor of a three or four storey house separately
  • Developers working on a joint development agreement with the owner of a single site
  • Developers of duplex and triplex houses in established localities
  • Contractors who also sell the houses they build in small towns
  • Developers of houses on 20 by 30 and 30 by 40 sites in older neighbourhoods
  • Developers of rental-income houses with separate floors
  • Developers building ready-to-move houses for returning NRI families

How it works

How the lead generation work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand your capacity

We agree how many enquiries your sales team can actually handle well, so the system is not built to overwhelm it.

  2. 2

    Audit current sources

We check what already brings in enquiries today, even informally, before adding anything new.

  3. 3

    Strategise the channel mix

Content, search and paid channels are chosen based on where your buyers already look.

  4. 4

    Implement capture and follow-up

Pages, forms and a follow-up process are built and connected end to end.

  5. 5

    Measure and optimise

We track enquiry volume and quality and adjust the channel mix to match.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Should I pay for portal listings on every house?
Decide house by house. A house in a locality where buyers search online suits a portal. A house sold by word among neighbours may not. The enquiry source record shows what worked on the last house.
How do I tell a serious enquiry from a passing one?
Ask the same three things each time: the budget, the timeline for the move and whether a bank loan is needed. A buyer who answers all three is worth a site visit. Write the answers down.
Can I advertise a house before the plan is sanctioned?
Advertising rules for real estate differ by state and by authority. Check what you may say, and when, with your own adviser or council before any advertisement or hoarding goes up.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
