Independent house developers · CRM

Keep every enquirer across every house in one list that outlasts the sale.

A CRM for an independent house developer is a single record of every family that has asked about any of your houses, with what it wanted and what happened. Because each project is one house, the record has to live beyond the project. GullySales sets up that record and the habit of keeping it.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What CRM means

A CRM is the record where every enquiry, call and quote is kept against a customer, replacing separate notebooks, spreadsheets and memory. GullySales sets up or cleans an existing CRM and reports from it by enquiry outcome rather than by activity logged.

For independent house developers

Where it usually goes wrong, and what we would do.

  • “Each house starts a new notebook”

A builder who keeps one notebook per house loses the families who did not buy. Those families asked for a locality and a budget, and some will match the next house. One list across houses is the main asset.

  • “The record must hold the buyer's reasons”

A name and a number are not enough. What the family asked, which floor it liked and why it did not decide matter more. These notes let you phone with a house that answers the earlier objection.

  • “Agent enquiries need their own tag”

An enquiry that arrives through an agent belongs in the same list, tagged by agent. Otherwise you cannot tell which agent brings serious buyers, and you cannot reach the family without going through the agent every time.

  • “A spreadsheet can be enough”

A small developer does not need heavy software. A shared sheet or a simple CRM used by everyone beats an expensive tool used by nobody. The test is whether the record is complete after each call.

What we do

What we deliver for independent house developers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A single enquiry register

One list with name, phone, locality, budget, floor wanted and source for every enquirer.

Result: A register you can filter by locality or budget.

  2. Stages from enquiry to registration

Stages such as enquiry, site visit, documents shared, loan in progress, booking and registration.

Result: Every family sits at one stage that anyone can read.

  3. Notes template for each call

Fixed fields for what was asked, what was promised and the next step.

Result: A call note that anyone on the team can pick up.

  4. Agent tagging

A field for the agent or source, so the register shows where each family came from.

Result: A view of enquiries by source.

  5. A reuse routine for new houses

A step that filters the register when a new house is ready and lists the matching families.

Result: A call list built from earlier enquirers.

How the result is measured

  • Enquiries logged in the CRM
  • Data completeness
  • Reports generated from CRM data

Recorded as a baseline before work starts, so every later report has an honest comparison.

Who it is for

This is written for these independent house developers.

  • Builders who demolish old houses and build new independent houses to sell
  • Builder floor developers who sell each floor of a three or four storey house separately
  • Developers working on a joint development agreement with the owner of a single site
  • Developers of duplex and triplex houses in established localities
  • Contractors who also sell the houses they build in small towns
  • Developers of houses on 20 by 30 and 30 by 40 sites in older neighbourhoods
  • Developers of rental-income houses with separate floors
  • Developers building ready-to-move houses for returning NRI families

How it works

How the CRM work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Map the sales process

We record how a deal actually moves from enquiry to close in your business today.

  2. 2

    Configure stages and fields

The CRM's pipeline and fields are built to match that process exactly, not a generic template.

  3. 3

    Set up automations

Reminders, assignment rules and follow-up triggers are configured so routine steps happen without manual effort.

  4. 4

    Test with real deals

We run the configuration against actual current deals to catch gaps before the whole team relies on it.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales management. A target, a review routine and someone who owns the number.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3 · you are here

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Which CRM tool should I choose?
Pick one your team will open every day. Several CRM products are in ordinary use in India, but a shared sheet works for a builder with a few houses. Move to software when the list outgrows the sheet.
Who should update the record?
The person who spoke to the family, straight after the call. Updating in a batch later loses the detail. Name one person who checks the register is complete.
Is it safe to keep buyers' personal details?
Keep only what you need, limit who can open the record and do not share it outside the team. Data protection rules apply to personal details, so check your obligations with your own adviser.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
