Independent house developers · Social media

Let neighbours and nearby families watch your houses go up, floor by floor.

Social media marketing for an independent house developer means showing the build as it happens to the people who live around the site and the families who follow them. The audience is local, so the posts must be local too. GullySales plans the posts, the video and the replies around each house.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What social media means

Social media is the ongoing posting your business does on platforms such as Instagram, Facebook and LinkedIn to stay visible to customers and prospects between purchases. GullySales plans a posting calendar, writes captions and designs the images so the page looks active and answers what a visitor would ask.

For independent house developers

Where it usually goes wrong, and what we would do.

  • “The people who watch are the neighbours”

A house rising on a lane is watched by every household nearby. Their cousins, colleagues and friends are the next buyers. Posts that show progress on the plot reach exactly that circle, which a general property advertisement never does.

  • “A finished-house video beats a poster”

A walk through the rooms, the staircase, the terrace and the road outside tells a family more than a flyer with a price. Short video shot in daylight on a steady phone is enough. Show the kitchen and the bathrooms, because families look there first.

  • “Comments become enquiries if someone answers”

A buyer who asks the price in a comment and gets no reply moves on. Someone must watch the post and move the conversation to a call or a WhatsApp message. Give that task to a named person.

  • “Platforms change their rules”

Advertising on property, and the targeting offered for it, is subject to each platform's current rules. Check them before you plan a campaign. Real estate claims are also governed by rules that differ by state.

What we do

What we deliver for independent house developers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A post plan for each house

A set of posts from foundation to handover, each tied to the locality and the stage of the build.

Result: A plan you can follow from the first slab to the key handover.

  2. Walk-through video for each floor

A short video of each floor and the approach road, shot when the house is finished.

Result: A video that can go on every platform and into WhatsApp.

  3. A reply routine for comments and messages

Wording for common questions and a rule for who answers and when a call is offered.

Result: Every comment gets an answer from a named person.

  4. Local audience set-up

Paid reach aimed at the localities around the house, set up on the platforms you already use.

Result: A campaign that points at the lanes near your house.

  5. Handover posts that invite introductions

A post for the family that has moved in, written so a neighbour or relative can be named if the family agrees.

Result: A handover post the family has approved.

How the result is measured

  • Posts published
  • Engagement rate
  • Enquiries from social profiles

Recorded as a baseline before work starts, so every later report has an honest comparison.

Who it is for

This is written for these independent house developers.

  • Builders who demolish old houses and build new independent houses to sell
  • Builder floor developers who sell each floor of a three or four storey house separately
  • Developers working on a joint development agreement with the owner of a single site
  • Developers of duplex and triplex houses in established localities
  • Contractors who also sell the houses they build in small towns
  • Developers of houses on 20 by 30 and 30 by 40 sites in older neighbourhoods
  • Developers of rental-income houses with separate floors
  • Developers building ready-to-move houses for returning NRI families

How it works

How the social media work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand your audience and platforms

We identify which platforms your specific buyers actually use and what kind of content they respond to.

  2. 2

    Audit current presence

We review existing pages, past content performance and any gaps in consistency.

  3. 3

    Build the content calendar

A plan is created, balancing genuine value with occasional direct offers.

  4. 4

    Implement and post

Content is created and published consistently on the agreed schedule.

  5. 5

    Measure and optimise

We track enquiries alongside engagement and adjust the content mix based on what actually performs.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Which platform suits a house builder?
Use the one your buyers' families already use. Instagram and Facebook suit video of houses, and WhatsApp suits conversation. Pick one or two and keep them alive instead of opening five.
Can I post a buyer's photo at the new house?
Only with the buyer's clear agreement, and for a regulated trade, take your adviser's view on what a post may say. Photographs of the house itself are safe.
Should the builder's own face be in the videos?
It helps a buyer who is trusting you with a large purchase. The owner showing the finish and answering questions on camera is honest and local. If you prefer not to, a site engineer can do it.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
