Land brokers · Digital marketing

Put your area, your documents and your number in front of the next plot buyer.

Digital marketing for a land broker is the set of channels, search, video, social and messaging, that put a plot or your office in front of a buyer or an owner and bring them to a call. GullySales works on choosing channels by area and land type and on tracing each sale to its source.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What digital marketing means

Digital marketing is the combined work of search, social media, advertising and website channels running together rather than as separate projects with separate people. GullySales runs these as one connected system so a change in one channel, such as a new offer, is reflected everywhere at once.

For land brokers

Where it usually goes wrong, and what we would do.

  • “Channels differ by what is being sold”

Residential plots in an approved layout suit search and Facebook video. Farmland is found through local word of mouth and district searches. Industrial land is sold by introduction. One plan for all three wastes money on two of them.

  • “Money goes in before a page exists”

A broker who runs ads to a bare location pin pays for taps that go nowhere. The page with the plot sheet and the form comes first, and the advertisement only brings people to it.

  • “Platforms limit what land advertising may say”

Ads and posts face the platforms' own rules and the law's rules on real estate claims. Check the platform's current rules, avoid words about returns or appreciation, and leave value to the buyer's own adviser.

  • “Sales close on a call, not on a tap”

The measure is the visit and the sale, not likes. A campaign with many taps and no visits is a poor campaign. Follow the chain from the first message to the plot sold.

What we do

What we deliver for land brokers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A channel plan by land type

Which channels suit residential plots, farmland and industrial land, set against what you sell.

Result: Each land type has a stated channel and a reason.

  2. Area pages as the destination

Every ad and post lands on the page for the area it mentions.

Result: No advertisement lands on a bare pin.

  3. Search ads for area searches

Google ads for the searches buyers use, each leading to the area page.

Result: Each ad leads to the page for the area searched.

  4. Video campaigns on Facebook and Instagram

Walk-throughs shown to the nearby city and to regional communities abroad where the plot suits them.

Result: Buyers who cannot visit have a film to watch and a chat to open.

  5. Source tracking from enquiry to sale

Every enquiry, visit and sale tagged to the channel that brought it.

Result: You can name the channel behind each plot sold.

  6. A review of visits and sales by source

Channels compared by the buyers who visited and bought, not by taps.

Result: You decide where to spend from sales, not clicks.

How the result is measured

  • Enquiries across channels
  • Cost per enquiry overall
  • Channel mix by contribution

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the digital marketing work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand the objective

We agree the one thing this campaign needs to achieve before choosing any channel.

  2. 2

    Audit available channels

We assess which channels are realistic to run well within the budget and timeline.

  3. 3

    Strategise the central idea

One message and offer is developed that will work across every planned channel.

  4. 4

    Implement across channels

Each channel receives its own adapted version, launched on a shared timeline.

  5. 5

    Measure as one campaign

Results from every channel are combined into a single report against the original objective.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

How much should I spend?
Start from what one sold plot earns you in brokerage, and set aside a part of that for each sale you can trace. GullySales sets the plan against your own figures rather than a general one.
Do portals count as digital marketing?
Yes, as one channel. Record portal enquiries apart from those from your own pages and ads, and compare the visits and sales each produced.
Can I do this myself?
Parts of it, yes: the profile, the WhatsApp replies and the visit notes. The area pages, the tracking and the ads need a plan and care. GullySales can take the whole or the parts you choose.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.

Eight short steps, mostly taps. Skip anything you would rather answer on the call.
