Office park developers · Website

A campus website that answers the site selection team before they ring.

A website for an office park is the working reference a real estate head, consultant or admin head opens to compare floor plates, power, phasing and transport. GullySales plans and builds it around those questions, with availability kept current.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What website means

A website is the page a customer lands on after searching, clicking an advert or scanning a code, and it decides whether they call or leave. GullySales builds and maintains sites that load quickly, explain the offer plainly and make the enquiry form or phone number easy to find.

For office park developers

Where it usually goes wrong, and what we would do.

  • “A render and a contact form is not a campus site”

The occupier wants floor plates, efficiency, the power load, parking and the phasing. A site that offers a night render sends every question back to the consultant, and the campus is judged on what the consultant remembers.

  • “The reader opens it on a laptop in a meeting”

Plates have to open without a download, tables have to be read on a screen and the contact route has to be one tap. A site built for a launch event and not for a comparison meeting fails when it matters.

  • “Out-of-date availability costs the first conversation”

If the site says a floor is free that was let last quarter, the first call is a correction. The site has to be kept in step with the leasing sheet by a named person.

What we do

What we deliver for office park developers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A campus page and a page per building

Master plan, phases, amenities and transport on the campus page, with area, power and parking on each building page.

Result: A comparison can be made without a phone call.

  2. Floor plates that open on the page

Plates and key figures shown as text and image, with a pack for download behind a simple request.

Result: The reader sees plates before leaving the page.

  3. An availability table you can update

Floors, areas and dates free, edited by your team without a developer.

Result: Updating a floor takes your leasing team minutes, not a ticket.

  4. Separate routes for advisers and occupiers

A section for consultants with the pack and written terms, another for companies with a requirement form.

Result: Each reader has an obvious next step.

  5. Approval details placed with care

Registration and approval details added to the site only when you have confirmed them to us in writing.

Result: Every claim on the site has a document behind it.

How the result is measured

  • Page load time
  • Bounce rate
  • Enquiries from the website

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the website work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Confirm structure and content

We agree the site's pages and content needs before design begins, drawing on website strategy where it exists.

  2. 2

    Design the site

Every page is designed against your brand identity and checked for how it should convert a visitor.

  3. 3

    Build and test

The site is developed and tested across devices and browsers before anything goes live.

  4. 4

    Load real content

Actual copy, images and information about your business replace placeholder content before launch.

  5. 5

    Launch and hand over access

The site goes live with domain, hosting and content management access clearly handed to you.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Do we need a separate site for each building?
No. One campus site with a page per building keeps search strength in one place and lets the reader compare. Separate sites split the pages and confuse the visitor.
Can the website show rent?
Only if you decide to. Some developers give the rent basis and keep the figure for the call. We build the page either way; the choice is commercial and yours.
Who updates the site after launch?
Your leasing team updates availability through a simple table. Larger changes, such as a new phase, come to us as a request. You keep control of what is shown.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.

Your next practical step

Tell us what you are trying to grow, and we will read it before we call.

Eight short steps, mostly taps. Skip anything you would rather answer on the call.
