Property consultants · Digital marketing

Plan the whole route from a buyer's first search to a signed engagement.

Digital marketing for a property consultant joins search, content, social, WhatsApp and referral work into one route from a buyer's first question to a paid engagement. GullySales works on choosing which parts earn their place for your clients and cutting the rest.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What digital marketing means

Digital marketing is the combined work of search, social media, advertising and website channels running together rather than as separate projects with separate people. GullySales runs these as one connected system so a change in one channel, such as a new offer, is reflected everywhere at once.

For property consultants

Where it usually goes wrong, and what we would do.

  • “Every channel promises leads and few bring clients”

Ads, portals, videos and posts all send enquiries. Only some send people who will pay for advice. The plan has to be judged on engagements, not on form fills.

  • “A buyer touches several channels before calling”

A family sees a video, searches an area, reads a guide and then messages. Crediting only the last click starves the work that built the trust.

  • “Paid ads on property searches are crowded by builders”

Builders bid for project and locality searches with larger budgets. A consultant's ad has to speak to the comparison or the doubt, which builders cannot, and send the visitor to a page that answers it.

  • “Spreading thin across every platform produces nothing”

A solo consultant posting on five apps and running three ad accounts finishes none. A smaller plan done to a standard outperforms a scattered one.

What we do

What we deliver for property consultants.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A channel plan built on your client types

A choice of the few channels where your best clients look, with the reasons and the ones to leave alone.

Result: You know where effort goes and where it does not.

  2. A comparison-led ad campaign

Search ads for decision-stage queries that lead to a comparison page and a consultation form, within the platform's current rules.

Result: Each ad lands on a page that matches its question.

  3. A single tracking sheet from first touch to engagement

Source, page, call, shortlist and paid engagement recorded for every enquiry.

Result: You can read cost and result by channel.

  4. A content and social calendar tied to the plan

Posts, videos and guides planned against the decisions your clients make, not against the calendar of launches.

Result: What you publish fits what clients are deciding.

  5. A review of what to stop

A list of channels or activities that bring calls but not clients, with a recommendation on each.

Result: Money and time move to what pays.

How the result is measured

  • Enquiries across channels
  • Cost per enquiry overall
  • Channel mix by contribution

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the digital marketing work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand the objective

We agree the one thing this campaign needs to achieve before choosing any channel.

  2. 2

    Audit available channels

We assess which channels are realistic to run well within the budget and timeline.

  3. 3

    Strategise the central idea

One message and offer is developed that will work across every planned channel.

  4. 4

    Implement across channels

Each channel receives its own adapted version, launched on a shared timeline.

  5. 5

    Measure as one campaign

Results from every channel are combined into a single report against the original objective.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Where should a new consultant start?
With the pages that explain how you are paid and how you compare options, then a form that captures the brief. Add channels only after those pages convert.
Do I need to run ads?
Not at the start. Ads speed up a page that already works; they do not repair one that does not. Test with a small amount and judge by paid engagements, not by clicks.
Can you promise a number of clients?
No. Enquiries, bookings and sales depend on your market, your advice and the buyer. GullySales works on the route and the record, and the results are measured against your own baseline.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
