Real estate investment advisors · Lead generation

Find the families who want advice before they want a booking.

Lead generation for an investment adviser means reaching the buyers who are comparing corridors and developers, and who have not yet picked anyone to ask. GullySales works on the pages, the enquiry routes and the records that bring those buyers to you and show where each one stands.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What lead generation means

Lead generation is the combined work of every channel that brings in a new enquiry, whether from search, adverts, referrals or a stall at an exhibition. GullySales runs these channels together and reports the number of enquiries each one produced, not the activity behind it.

For real estate investment advisors

Where it usually goes wrong, and what we would do.

  • “The buyer is comparing places, not advisers”

A family weighing Devanahalli plots against a rented shop is asking which asset suits their money. A page that answers that comparison reaches them before any adviser's name does, and the adviser who wrote it is the first one they remember.

  • “A referral still needs a place to land”

A friend gives your name and the buyer searches it that evening. If the search shows a thin site and no reasoning on the corridor in question, the introduction loses its force and the buyer calls the next name on the list.

  • “Enquiries from abroad arrive out of hours”

An NRI in Houston writes late at night, India time. A form that asks for ten details gets abandoned. A short form that asks only for the country, the budget range and a convenient time for a call keeps the person talking.

  • “Brochure hunters are not advice seekers”

A share of enquiries come from people collecting project brochures to forward to a relative. Questions on the form that separate a buyer who wants advice from one who wants a price list save your calls for the first group.

What we do

What we deliver for real estate investment advisors.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Corridor-led enquiry pages

One page for each corridor and asset type you advise on, ending in a plain request for a call.

Result: You can see which page each enquiry came from.

  2. A short enquiry form for buyers abroad

Country, rough budget, the asset being considered and a preferred call time, nothing more.

Result: The form is brief enough to finish on a phone.

  3. Enquiry source log

Every enquiry is tagged with how the buyer found you: referral, search, social post or event.

Result: You can read which route brings the buyers who go on to a second call.

  4. A qualifying question set

Three or four questions that separate a family seeking advice from a person collecting brochures.

Result: Your first call goes to the buyer who wants to talk.

  5. Referrer follow-up note

A short thank-you and progress note for the CA or client who sent the introduction.

Result: The people who introduce buyers hear back from you.

How the result is measured

  • Enquiries generated
  • Cost per enquiry
  • Enquiries by source

Recorded as a baseline before work starts, so every later report has an honest comparison.

Who it is for

This is written for these real estate investment advisors.

  • Independent advisers who counsel individual families on buying land or flats as an investment
  • Advisers focused on NRI buyers and their family offices in India
  • New-launch specialists who work with several developers as channel partners and check RERA registration before advising a booking
  • Plot and land corridor specialists around growth areas such as Devanahalli, Hoskote or Sarjapur
  • Rental yield advisers working on commercial shops, offices and co-living buildings
  • Advisory arms of wealth managers and CA firms that include property in a client's plan
  • Fractional and managed real estate platforms that pool smaller investors, where SEBI rules on pooled schemes apply
  • Retired professionals and solo consultants advising friends and former colleagues

How it works

How the lead generation work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand your capacity

We agree how many enquiries your sales team can actually handle well, so the system is not built to overwhelm it.

  2. 2

    Audit current sources

We check what already brings in enquiries today, even informally, before adding anything new.

  3. 3

    Strategise the channel mix

Content, search and paid channels are chosen based on where your buyers already look.

  4. 4

    Implement capture and follow-up

Pages, forms and a follow-up process are built and connected end to end.

  5. 5

    Measure and optimise

We track enquiry volume and quality and adjust the channel mix to match.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Can you promise a number of leads?
No. Enquiries depend on your corridors, your reputation and the buyer's timing. We build the routes and the records, and you see which routes bring buyers worth a call.
Should we buy leads from property portals?
Portal leads are shared with other sellers and arrive without context. If you try them, record the outcome separately so you can compare them with enquiries that come from your own pages.
What may we say in lead ads about investment?
Advertising rules differ by profession and state, and advice on securities is separately regulated. Check with your own council or adviser before publishing, and keep the ads about your reasoning, not outcomes.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
