Real estate investment advisors · Social media

Show the way you think about a corridor and let buyers decide to call.

Social media for an adviser means short, plain posts that show how you judge a project or a micro-market, on the platforms where buyers and their referrers already read. GullySales works on the plan, the drafts you approve and the record of which posts bring a conversation.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What social media means

Social media is the ongoing posting your business does on platforms such as Instagram, Facebook and LinkedIn to stay visible to customers and prospects between purchases. GullySales plans a posting calendar, writes captions and designs the images so the page looks active and answers what a visitor would ask.

For real estate investment advisors

Where it usually goes wrong, and what we would do.

  • “LinkedIn reaches the referrers”

Chartered accountants, wealth managers and senior professionals read LinkedIn, and they are the people who pass on an adviser's name. A post that explains a cautious call on a pre-launch is read and remembered by this group.

  • “Instagram and YouTube reach the curious”

A short video walking a corridor, saying what is built and what is not, helps a family who is only starting to think about land. It is shown as a view of the place, never as a promise of what the land will fetch.

  • “Posts about returns invite trouble”

A caption promising doubled money looks like every scammer in the feed and draws the wrong attention. Posts that show a checklist or a question to ask before booking look like an adviser's work.

  • “A comment is a lead if someone reads it”

Questions arrive under posts and in direct messages, at any hour, evenings included. If nobody answers for days, the buyer asks someone else. A single person owning replies solves this.

What we do

What we deliver for real estate investment advisors.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A posting plan around buyer questions

A set of topics drawn from what clients ask you, such as how to check a project's registration.

Result: You always know what to post next.

  2. Drafted posts for your review

Text and simple graphics written in your voice, which you read and approve before they go out.

Result: Nothing is published without your agreement.

  3. LinkedIn profile rewrite

Headline, summary and featured section stating who you advise and how you are paid.

Result: A referrer opening your profile understands what you do.

  4. A reply routine for comments and messages

Who answers, in what words, and when a conversation moves to a phone call.

Result: Questions are answered by a named person.

  5. Post-to-enquiry tracking

A note of which posts were followed by a message or a call.

Result: You can see which subjects start conversations.

How the result is measured

  • Posts published
  • Engagement rate
  • Enquiries from social profiles

Recorded as a baseline before work starts, so every later report has an honest comparison.

Who it is for

This is written for these real estate investment advisors.

  • Independent advisers who counsel individual families on buying land or flats as an investment
  • Advisers focused on NRI buyers and their family offices in India
  • New-launch specialists who work with several developers as channel partners and check RERA registration before advising a booking
  • Plot and land corridor specialists around growth areas such as Devanahalli, Hoskote or Sarjapur
  • Rental yield advisers working on commercial shops, offices and co-living buildings
  • Advisory arms of wealth managers and CA firms that include property in a client's plan
  • Fractional and managed real estate platforms that pool smaller investors, where SEBI rules on pooled schemes apply
  • Retired professionals and solo consultants advising friends and former colleagues

How it works

How the social media work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand your audience and platforms

We identify which platforms your specific buyers actually use and what kind of content they respond to.

  2. 2

    Audit current presence

We review existing pages, past content performance and any gaps in consistency.

  3. 3

    Build the content calendar

A plan is created, balancing genuine value with occasional direct offers.

  4. 4

    Implement and post

Content is created and published consistently on the agreed schedule.

  5. 5

    Measure and optimise

We track enquiries alongside engagement and adjust the content mix based on what actually performs.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Can we post client success stories?
Be careful. Client privacy and the rules on advertising by your profession apply, so check with your own council or adviser. Posts about your method are safer than posts about client outcomes.
Which platform should an adviser start with?
Start where your buyers and referrers already are. For an adviser in this trade that means LinkedIn for referrers and WhatsApp for conversations, with video added later if you are comfortable on camera.
Do we need to run paid promotion?
Not at the start. Build a few posts that explain how you think, see which draw replies, and then decide whether promotion is worth testing. Check the platform's current rules on property and financial advertising first.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.

Your next practical step

Tell us what you are trying to grow, and we will read it before we call.

Eight short steps, mostly taps. Skip anything you would rather answer on the call.
