Real estate investment advisors · Local SEO

Appear in the search a nearby family makes before visiting your office.

Local SEO for an adviser means making sure the Google profile, map listing and city pages show where you sit and which areas you know. GullySales works on that profile, the local pages and the way your name is written across the web.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What local SEO means

Local SEO is the work of making your business show up for searches that name your town or locality, such as a service plus an area name. GullySales sets up locality pages, local citations and map listings so nearby customers find you before a competitor across town.

For real estate investment advisors

Where it usually goes wrong, and what we would do.

  • “A cautious buyer looks at the address”

A family deciding whether to hand over a large sum looks for a real office on the map, with a street name and photographs of the door. A profile with no address gives the buyer a reason to hesitate.

  • “Reviews on advice are a delicate matter”

Clients prefer privacy, and advice outcomes cannot be quoted. Reviews that describe the manner of the conversation, such as listening and clarity, are acceptable to ask for. Rules differ by profession and state, so check with your own adviser.

  • “The profile and the website should agree”

A different phone line on the map, an older office name on a directory and a new one on the site make the business look unsettled. Matching the name, address and business type across listings removes that doubt.

  • “Local searches come from the family and their relatives”

The searcher might be a parent in Bengaluru checking on behalf of a son abroad. The profile needs to be readable by an older person: clear hours, a plain description and a map pin that opens without difficulty.

What we do

What we deliver for real estate investment advisors.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Google Business Profile set up and cleaned

Name, address, services, hours and photographs, with a description in plain terms.

Result: Your profile shows what you do and where you sit.

  2. Area pages for the places you serve

One page each for the localities where clients live or where you know the property market.

Result: A local searcher reaches a page about their own area.

  3. Listing consistency check

Your name, address and phone line compared across directories and corrected.

Result: Your details match wherever the buyer looks.

  4. A review request routine

A courteous message you send after a completed engagement, asking about the manner of service.

Result: Reviews arrive that describe how you work, not what you earned anyone.

  5. Map and enquiry record

Calls and direction requests from the profile are logged against the enquiry sheet.

Result: You see whether the profile brings real conversations.

How the result is measured

  • Map pack ranking
  • Local search visibility
  • Enquiries by locality

Recorded as a baseline before work starts, so every later report has an honest comparison.

Who it is for

This is written for these real estate investment advisors.

  • Independent advisers who counsel individual families on buying land or flats as an investment
  • Advisers focused on NRI buyers and their family offices in India
  • New-launch specialists who work with several developers as channel partners and check RERA registration before advising a booking
  • Plot and land corridor specialists around growth areas such as Devanahalli, Hoskote or Sarjapur
  • Rental yield advisers working on commercial shops, offices and co-living buildings
  • Advisory arms of wealth managers and CA firms that include property in a client's plan
  • Fractional and managed real estate platforms that pool smaller investors, where SEBI rules on pooled schemes apply
  • Retired professionals and solo consultants advising friends and former colleagues

How it works

How the local SEO work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Audit every listing

We check the Google Business Profile and directory listings for every branch against what should actually be shown.

  2. 2

    Complete and correct

Profiles are filled in fully and inconsistent details are corrected across every directory found.

  3. 3

    Build location pages

Each branch gets a page written for its own area, not a copy of the head office page with the address changed.

  4. 4

    Set up review handling

A simple process for requesting and responding to reviews is put in place with whoever is closest to the customer.

  5. 5

    Report and adjust

Map actions and enquiries per branch are recorded, and the branches falling behind come first in the next round of work.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Is local search worth it if our clients are NRIs?
Yes, because an NRI checks your office before sending money or documents. A visible, consistent local presence supports the trust a distant buyer needs.
May we ask clients for a review?
You may ask, but be careful about what the review says. Do not suggest returns or outcomes. Advertising rules differ by profession and state, so check with your own council or adviser.
Can we list several corridors as service areas?
List the areas you honestly advise on. A long list of places you have never worked in weakens the profile and the buyer who calls will notice.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
