Real estate legal consultants · Local SEO

Be the advocate near the sub-registrar's office when a buyer searches on the way there.

Local SEO for a real estate legal practice is the work of appearing on the map when a person near your office, or near the court, registration office or tribunal you appear before, searches for an advocate for a property matter. GullySales works on the listing, the details and the accuracy that decide whether that person finds a real address.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What local SEO means

Local SEO is the work of making your business show up for searches that name your town or locality, such as a service plus an area name. GullySales sets up locality pages, local citations and map listings so nearby customers find you before a competitor across town.

For real estate legal consultants

Where it usually goes wrong, and what we would do.

  • “Clients choose near a registration office or court”

A buyer told to bring the agreement for registration, or a landowner called to a tribunal, searches near that place. Your listing should say which office and which forum you are close to.

  • “An office visit is part of the decision”

People want to see a real room, a street and a way in before they hand over title papers. A listing with a clear entrance, parking note and photograph of the building settles a worry that no paragraph can.

  • “Mixed names split the listing”

The firm, a senior advocate and an associate each appear under a different spelling across directories. The map reads each as a separate business, and the right result slips down.

  • “Listings that look like advertising can cause trouble”

Advocate listings fall under professional conduct rules on what may be said. Keep the listing to facts, such as name, address, hours and areas of practice, and confirm the wording with your Bar Council rules.

What we do

What we deliver for real estate legal consultants.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A verified listing with factual details

Name, enrolment where your rules allow it, address, phone, hours and areas of practice entered once and checked for accuracy.

Result: One listing that matches your letterhead.

  2. A name and address kept the same everywhere

Every directory and listing is read against the correct spelling and address, and differences are corrected.

Result: The firm appears under one name on every listing.

  3. Photographs of the office and its entrance

The building, signage, reception and waiting area, without client papers or faces in view.

Result: A visitor can recognise the building from the street.

  4. Nearby offices named on the page

The sub-registrar, court or tribunal close to you, written into your location page in plain words.

Result: A searcher near that office sees your page match their place.

  5. A listing that routes to the right door

The call button and booking link go to a number and form that are answered.

Result: An enquiry from the map reaches a person.

How the result is measured

  • Map pack ranking
  • Local search visibility
  • Enquiries by locality

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the local SEO work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Audit every listing

We check the Google Business Profile and directory listings for every branch against what should actually be shown.

  2. 2

    Complete and correct

Profiles are filled in fully and inconsistent details are corrected across every directory found.

  3. 3

    Build location pages

Each branch gets a page written for its own area, not a copy of the head office page with the address changed.

  4. 4

    Set up review handling

A simple process for requesting and responding to reviews is put in place with whoever is closest to the customer.

  5. 5

    Report and adjust

Map actions and enquiries per branch are recorded, and the branches falling behind come first in the next round of work.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Can we ask clients for reviews on the map?
Review requests from clients of an advocate raise questions under conduct rules, and client matters are confidential. Settle this with your Bar Council rules first. We do not build a review request without your written clearance.
Should the listing show our fee?
Showing a fee is a decision for your rules and your practice. We keep the listing to facts and send readers to a consultation, where the paper in question can be seen before any price is given.
We work from a shared office. Does that matter?
A shared address can list, but the platform's current rules apply, and the same address must appear on the site. Say clearly whether clients can visit, and by what arrangement.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
