Real estate legal consultants · Real estate and construction

Be the advocate a buyer is sent to before the booking amount, not after the dispute.

A couple has paid a token for a flat and is told by the builder that the sale agreement is standard. Their bank wants a legal opinion on title.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

Realistic editorial illustration of property management companies at work in the United States

In one paragraph

Real estate legal consultants check titles, draft and vet agreements, handle RERA and builder disputes, and advise on partition, tenancy and joint development. Marketing here means being found and trusted within the limits that apply to advocates. Sales is the first consultation and the follow-up. GullySales builds informational pages and referral routines, and leaves what you may say to your own Bar Council rules.

A friend says to ask an advocate, and the couple has never needed one. They search for "property lawyer for flat purchase", open four sites. If each says only "we provide comprehensive legal services", there is nothing to choose between.

What they actually want to know is which documents the advocate will read, what a title opinion tells them, and whether the person on the phone does this every week or once a year. A real estate practice earns its work by answering exactly that, without drifting into anything the Bar Council would object to.

How buyers decide

How real estate legal consultants are chosen.

Referrals are a main route to this work. Banks give their panel advocates the file of a borrower, brokers send buyers who want a check, CAs refer clients with a dispute, and builders retain a firm for agreements and RERA matters. A panel position depends on the quality of your reports and how quickly they arrive.

Individual clients come by recommendation and then check the advocate online. They look for a name, a bar enrolment, a clear description of what is covered in a title search, and an office they can visit. They read whether the practice speaks about property matters or lists every branch of law.

Advocates are restricted from soliciting work, and the rules about what they may publish, and how, are set by the Bar Council and differ in how they apply. That is why the website of a legal practice is informational, and why any marketing plan for it begins with your own reading of those rules. The advertising question is not ours to decide.

The problem

What usually goes wrong for real estate legal consultants.

What owners tell us on the first call, in their words.

  • “Everything we do is described in one line about property law”

Title verification, RERA complaints, JDAs and tenancy are different jobs with different clients. The site treats them as one and the right client cannot find the right page.

  • “Our best referrers are three bank branches and we know nothing of the rest”

If one branch manager is transferred, the files go with that manager. We keep no record of who sent what.

  • “We do not know what we may publish”

The rules on advertising by advocates are strict, so we publish nothing and look inactive next to firms that write freely.

  • “Buyers arrive too late”

They sign the agreement, pay the instalment and then come to us with a title problem. An article earlier in their search would have brought them in time.

  • “Free first calls turn into long free advice”

The first conversation runs an hour, the caller never engages, and our evenings go to people who wanted free guidance.

  • “Clients cannot tell what a legal opinion costs or covers”

They ask for a price before we have seen a paper. Those who leave were comparing a fee with no paper to price against.

What we do

What we do for real estate legal consultants.

Everything included for real estate legal consultants.

  1. A page for each type of property matter

Separate informational pages for title verification, builder agreements, RERA, JDAs, partition and tenancy, each describing what the work involves and which documents are read.

  2. A plain explainer of what a title opinion covers

A page that lists the papers examined and the limits of an opinion, in everyday language and without promising an outcome.

  3. A bank and builder panel pack

A capability document with the matters you handle, your team and your report format, for credit teams and builders' legal departments.

  4. A referral register

A record of brokers, CAs, banks and other advocates who send you matters, with the date of the last file and the last conversation. It records files only; no fee or share goes to a referrer, as the conduct rules for advocates bar it.

  5. An enquiry intake route

A short form and WhatsApp message that asks the caller what has happened, which papers they hold and what their deadline is, before a consultation is booked.

  6. A rules check before publication

A step where you confirm against the Bar Council rules and your state bar that each page is acceptable before it goes live.

How the result is measured

  • Enquiries by source, including panels and referrers
  • Consultations booked from enquiries
  • Matters engaged against consultations held
  • Matters by type, such as title, RERA, JDA and partition
  • Referrers who sent more than one matter
  • Callers who gave papers and a deadline at intake, against those who did not

Recorded as a baseline before work starts, so every later report has an honest comparison.

Worth a page and a campaign of their own

Title verification and legal opinion for flats and plots · Builder-buyer agreement review · RERA complaints and consumer disputes · Joint development agreement drafting · Partition and inheritance of property · Lease and tenancy agreements · NRI property purchase and sale · Land conversion and revenue record matters

Priority campaigns

Campaigns for what real estate legal consultants most want to sell.

Each one planned around when your buyers decide, and measured against the baseline.

  • Before you pay the booking amount

A guide aimed at flat and plot buyers who have not yet signed, covering what to ask for and when a legal read is worth having.

  • Homebuyer RERA information series

A set of general articles on how complaints under RERA are filed and what papers help, with a clear note that rules differ by state.

  • NRI property guide

A written guide for Indians abroad on buying, selling or inheriting property in India, with a reminder to check each case with an advocate.

  • Builder and landowner JDA outreach

A published note for landowners and small developers who plan a joint development, on why the agreement should be read by their own advocate. It is there for those who search, and is not sent to them unasked.

  • CA and bank introduction rounds

Introductions to CA firms and bank branches, each with a summary of the matters you take and the ones you refer on, sent only as far as your Bar Council rules allow.

Beyond search

Where we reach buyers of real estate legal consultants, beyond Google.

Search matters, but it is rarely the only way this industry's buyers find a supplier.

  • Bank and NBFC legal panels

The lenders in your city are listed with whoever manages each panel, and an application pack is prepared for each.

  • Brokers and channel partners

A broker whose buyer asks who will check the papers needs a name to give. The introduction, if your bar council's rules allow one, carries a clear note on what you handle.

  • Chartered accountants

A CA whose client inherits a flat with a dispute among siblings gets a note, if your bar council's rules allow one, on the matters you take and the ones you refer on.

  • Developers and landowners

Material on the joint development agreements you draft and vet is published for the landowner with an old plot and the small builder with a proposal to find.

  • Apartment associations

Plain guidance on the papers an association should gather first when a builder has not handed over the common areas: sale deeds, completion certificate, handover minutes. It is published for associations to find, and not sent to them unasked.

Who it is for

This is written for these real estate legal consultants.

  • Advocates who do title search and legal opinion for banks and buyers
  • RERA and consumer forum practitioners acting for homebuyers or for developers
  • Practices that draft and vet builder-buyer agreements and joint development agreements
  • Advocates handling partition, inheritance and succession disputes over property
  • Tenancy, eviction and lease drafting specialists
  • Firms advising NRIs on buying, selling and inheriting property in India
  • Land title and revenue records specialists dealing with agricultural and converted land
  • Small law firms and solo advocates starting a property practice

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

How the work runs for real estate legal consultants

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Read what you do

Your practice is read through, with the matters you want more of and the ones you want to avoid.

  2. 2

    Record the starting position

Today's matter sources are listed, with the enquiries that become engagements and the wait a new caller faces for a reply.

  3. 3

    Write the informational pages

Pages are drafted, and you review each against your Bar Council rules before publication.

  4. 4

    Open the referral routes

Panel applications and referrer introductions begin beside the search work.

  5. 5

    Look at the intake

Enquiries are followed to engagement, and the intake questions are adjusted so time goes to matters with papers behind them.

Where this fits

Three pieces of sales work, in this order.

GullySales builds every engagement from three pieces of sales work. This page is not one of them, but the same three steps apply to the business behind it.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions real estate legal consultants ask before they call.

Not here? More answers, or ask on WhatsApp.

Can a law firm run advertising at all?
The rules for advocates on advertising and solicitation come from the Bar Council and are strict. We do not decide them. We build informational pages and referral routines, and you confirm with your bar body what is allowed before anything goes live.
Will you show our case wins on the site?
We do not publish outcomes, success rates or client names. We describe the type of matter and the papers involved, which a client can use without being misled.
Is it worth building pages for RERA?
It is worth it if RERA is work you do. A homebuyer searching for a RERA complaint wants to know the process in plain words. Rules and forums differ by state, so each page says so and sends the reader to you.
Can you collect client details through a form?
Only on the contact page. We ask for what is needed to reply and nothing sensitive, and we do not collect case papers through a marketing form.
Do you give legal advice to our clients?
We are not qualified to, and would not. Legal opinion belongs to you; our work is the enquiry route and the referral records.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile are the quickest to show, because the enquiries already exist. Ads can follow soon after follow-up is in place. SEO and content take longer. How long each takes depends on your business, and we tell you which applies to you after we have spoken. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
To start, last month's enquiries in any format and time with whoever handles them. After that, access to the accounts the work touches, such as the website, Google Business Profile or CRM.
