Residential apartment developers · Lead generation

Bring in families who are searching for the flat you are actually selling.

Lead generation for an apartment developer means attracting buyers whose budget, locality and BHK type match the towers still unsold. GullySales works on the project pages, the enquiry form and the source record that show which channel brings buyers who visit the site.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What lead generation means

Lead generation is the combined work of every channel that brings in a new enquiry, whether from search, adverts, referrals or a stall at an exhibition. GullySales runs these channels together and reports the number of enquiries each one produced, not the activity behind it.

For residential apartment developers

Where it usually goes wrong, and what we would do.

  • “A lead for the wrong unit type wastes a sales call”

A family looking for a 3 BHK in a premium tower will not book the 1 BHK block you are pushing this quarter. Ads and pages that name the unit type, the locality and the price band bring enquiries the sales office can use.

  • “Portal enquiries are shared with other developers”

The buyer who fills a form on a property portal is called by several sales teams at once. Your own project page and your own ad form bring enquiries that belong to you alone, so the first reply is not a race.

  • “The enquiry form decides what the sales office knows”

A form that asks only for a name and number leaves the executive guessing. Asking for the preferred BHK, the budget range and whether a loan is planned lets the first call begin with the buyer's own needs.

  • “Hoardings and walk-ins are leads too”

The family that noticed the site hoarding and walked in has no source on record unless someone writes it down. Every enquiry, online or at the gate, needs a source before it can teach you where to spend.

What we do

What we deliver for residential apartment developers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Unit-type landing pages

One page for each type, such as 2 BHK or 3 BHK, with carpet area, floor plans, the RERA registration number and what the price includes.

Result: A buyer lands on a page for the flat they searched for.

  2. A short enquiry form with the questions that matter

Fields for BHK type, budget range, loan plan and preferred visit day, kept brief enough to finish on a phone.

Result: The first call opens with what the buyer asked for.

  3. Source tagging on every enquiry

Ad, portal, partner, hoarding, walk-in and referral each carry a tag from the first entry.

Result: You can list enquiries by source and see which ones reached a visit.

  4. Campaigns by locality and budget

Search and social campaigns aimed at the localities and price bands of the unsold units, with the advertising rules of your state kept in view.

Result: Spend is tied to units that are actually available.

  5. Portal lead review

A side-by-side look at portal enquiries against your own, comparing how many reached a site visit.

Result: You decide the portal budget from your own records.

How the result is measured

  • Enquiries generated
  • Cost per enquiry
  • Enquiries by source

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the lead generation work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand your capacity

We agree how many enquiries your sales team can actually handle well, so the system is not built to overwhelm it.

  2. 2

    Audit current sources

We check what already brings in enquiries today, even informally, before adding anything new.

  3. 3

    Strategise the channel mix

Content, search and paid channels are chosen based on where your buyers already look.

  4. 4

    Implement capture and follow-up

Pages, forms and a follow-up process are built and connected end to end.

  5. 5

    Measure and optimise

We track enquiry volume and quality and adjust the channel mix to match.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Should we keep buying portal leads?
Keep them while the record shows they become site visits. If the records show few visits, look at the first call and the speed of reply before cutting the portal. The decision is yours once both are in front of you.
How do we advertise a project that is not fully registered yet?
Advertising rules for real estate differ by state, and the RERA authority sets what a project may say and show. Check the current rules with your own RERA authority and legal adviser before any campaign goes live.
Can lead generation fill a sold-out tower?
No promise of enquiries or bookings is made by anyone honest. We build the pages and the record, so that the enquiries that do come are matched to the units you have and are followed up.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
