Residential apartment developers · Real estate and construction

A flat is sold in the weeks between the first enquiry and the booking.

Picture a developer launching a 2 and 3 BHK project on a Saturday. By Monday morning the sales office has a spreadsheet of enquiries, some from Meta ads, some from 99acres, one from a channel partner, and a few from the hoarding on the main road.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

Realistic editorial illustration of real estate developers and brokers at work in India

In one paragraph

Residential apartment developers build and sell flats in towers or blocks, from launch drawings and a RERA-registered plan. Their marketing finds families searching by locality, budget and BHK, and sales turns the enquiry into a site visit, a unit and a booking. GullySales builds the project pages and the follow-up record from enquiry to booking.

Without a source and a note against each name, the team cannot say which buyer has a loan sanction in hand and which only wanted the price. Apartments sell slowly and in stages. A family compares several projects in the same pin code, visits a couple, and goes back to the parents before paying a booking amount. The developer whose team remembers what was promised on the first visit has a better second call. Without that memory, the reply is ‘we are still thinking’.

How buyers decide

How residential apartment developers are chosen.

The buyer starts with a locality and a budget, not with a developer's name. Google and the property portals show flats in that area, with the floor plan, price per square foot and possession date, and the buyer looks for the RERA registration number on the project page. A project without a clear floor plan and a registration number is skipped before anyone calls.

Then comes the site visit, on a weekend with the whole family. The buyer looks at the sample flat or the construction progress, asks about bank approvals, the maintenance charge and the carpet area, and compares the quote against the next project. A straight answer on carpet area or a loan delay can decide the booking.

After the visit, the decision moves to the home loan. The buyer's bank, a parent's opinion and a brother-in-law who knows about property all weigh in. A developer who helps the buyer reach a loan sanction, and stays in touch while the family decides, keeps more of the visits alive.

The problem

What usually goes wrong for residential apartment developers.

What owners tell us on the first call, in their words.

  • “Enquiries arrive from six places and live in six places”

Portal leads, ad forms, walk-ins, channel partners and phone calls are all in different notebooks. A buyer who enquired twice gets two different prices from two different executives.

  • “Site visits are booked and then not attended”

The family says Saturday at eleven, the executive has no reminder, and nobody asks what they want to see. The visit turns into a no-show or a meeting with someone who never heard of the buyer.

  • “We pay for portal leads that several other developers also bought”

The same buyer is called by five sales teams in one afternoon. By the time we ring, the buyer has lost patience and stopped picking up.

  • “Buyers go quiet after the first visit and we never find out why”

The executive logs 'will think and call back' and moves on. We do not know if the issue was the price, the loan, the possession date or the other project down the road.

  • “Channel partners sell the project, but we do not control what they say”

Brokers quote old prices or promise things the brochure never mentioned, and the buyer arrives at the site with the wrong expectations.

  • “Our website is a brochure that nobody reads”

A PDF and a contact form. It does not answer the questions a buyer types into Google about the RERA number, the carpet area or what is included in the price.

What we do

What we do for residential apartment developers.

Everything included for residential apartment developers.

  1. A project page that answers the buyer's questions

One page for each tower or phase with the floor plans, carpet area as RERA defines it (any other area shown as a separate figure), what the price includes and excludes, RERA registration number, possession status and the sales office address.

  2. One enquiry record for every source

Portal leads, ad forms, walk-ins, broker referrals and calls collected into one list with the source, the BHK wanted, the budget and the last conversation.

  3. Site visit booking and reminder routine

A WhatsApp confirmation with the location pin and the executive's name, a reminder before the visit, and a note of what the buyer said they wanted to see.

  4. Follow-up for buyers who visited and did not book

A set of calls and messages that picks up the buyer's real reason, such as loan, possession date or a competing project, and answers that one thing.

  5. Channel partner briefing sheet

A one-page note with current price ranges, inclusions, the payment plan and what brokers must not promise, sent to every channel partner whenever it changes, with each partner's own RERA agent registration number on file.

  6. Report against the baseline

Enquiries by source, site visits, bookings and cost per booking, shown against the baseline recorded before work began.

How the result is measured

  • Enquiries by source and by unit type
  • Time taken to make the first call on a new enquiry
  • Site visits booked and site visits attended
  • Bookings against visits
  • Cost per booking by source
  • Bookings that came from referrals and existing owners

Recorded as a baseline before work starts, so every later report has an honest comparison.

Worth a page and a campaign of their own

Project page with floor plans, price sheet, RERA number and possession status · Google Business Profile for the sales office · Meta and Google ads aimed at the locality and budget · Portal lead handling, so the first call reaches the buyer while the enquiry is fresh · Site visit booking and reminder routine · Channel partner pack that prevents wrong quotes · Home loan tie-up information for buyers · Follow-up for buyers who visited and went quiet · Resale and referral from owners already in the project

Priority campaigns

Campaigns for what residential apartment developers most want to sell.

Each one planned around when your buyers decide, and measured against the baseline.

  • Project launch campaign

After RERA registration, search and Meta ads for the project's locality, a launch page with the floor plans, and a plan for who answers which enquiry in the first days.

  • Construction progress updates

Dated site photographs and short videos shared with enquirers who visited earlier and with existing bookers, using only real progress.

  • Ready-to-move inventory campaign

Ads and a page for completed flats, with the occupancy certificate status stated plainly and a walk-through the buyer can see in person.

  • Referral drive among existing owners

A note to families already in earlier projects of yours, asking if a relative or colleague is looking in the same area, with a simple way to introduce them.

  • Festive and Akshaya Tritiya booking push

A timed message to enquirers who visited earlier, built around the dates when families traditionally buy, with the real payment plan and no invented urgency.

Beyond search

Where we reach buyers of residential apartment developers, beyond Google.

Search matters, but it is rarely the only way this industry's buyers find a supplier.

  • Google and map searches for the locality

Searches such as 3 BHK flats in Whitefield or apartments near the metro station. Project pages and ads are built for those exact searches.

  • Property portals

99acres, Magicbricks and Housing carry flats for most localities. A routine for answering portal enquiries, and a count of how many turn into visits, shows what each portal is worth.

  • Meta and Instagram

Lead forms and video for families in the surrounding areas, with a follow-up message sent by the sales office rather than left to a cold call.

  • Channel partners and brokers

The agents in your catchment who bring families to site, kept supplied with current facts and recorded by how many serious buyers each brings.

  • Employers and apartment communities nearby

Companies and business parks within commuting distance of the project, and neighbouring societies, where a family trusts a colleague's recommendation.

Who it is for

This is written for these residential apartment developers.

  • Developers launching mid-segment 2 and 3 BHK towers in city extensions
  • Developers of premium high-rise apartment projects in central localities
  • Redevelopment developers rebuilding old societies and giving existing members new flats
  • Joint development developers building on a landowner's site and sharing the units
  • Developers selling a few blocks of a large project in phases
  • Small developers with a single block of eight to thirty flats
  • Developers of 1 BHK and studio apartments for first-time buyers and investors
  • Developers with ready-to-move flats left unsold after completion

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

How the work runs for residential apartment developers

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

Read the brief and the unsold units

Your requirements brief, the towers and unit types still unsold, and what the sales office does with a new enquiry today.

  2. 2

Trace each enquiry to a booking

Where enquiries come from, how long the first call takes, how many become visits, and the point after the visit where buyers fall away.

  3. 3

    Pick sources and unit types

Sources that deserve more spend, the BHK types that need their own push, and a follow-up plan for buyers already on your list.

  4. 4

Set up the record and visit routine

Project page, enquiry record, visit reminders and campaigns go in place, and the sales office and channel partners are briefed on using them.

  5. 5

Read bookings back to their source and move the spend

Enquiries, visits and bookings are set against the baseline, and spend moves toward the sources whose buyers book.

Where this fits

Three pieces of sales work, in this order.

GullySales builds every engagement from three pieces of sales work. This page is not one of them, but the same three steps apply to the business behind it.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions residential apartment developers ask before they call.

Not here? More answers, or ask on WhatsApp.

Do I need to show the RERA number in my ads?
Most state RERA authorities expect the registration number on the advertisements of a registered project, and some set the format, such as a QR code. Check the format with your own RERA authority and legal adviser. We put the registration number on the project page and make sure it matches what is on the authority's site, since buyers look for it.
Portal leads are expensive and half of them are junk. Should we stop?
Not before you know which portal leads become site visits. If very few do, the problem may be the first call rather than the portal. We record both and then you decide.
We have only one block of twenty flats. Is this worth it?
It is, but the work is smaller. A small developer needs a clear project page, one enquiry list and a follow-up routine more than a large ad budget. The requirements brief will tell us what is worth doing.
Can you also manage our channel partners?
We can give them a briefing sheet and track which of them bring serious buyers. Their commission terms and the relationship stay with you.
Which price should the page show, the base rate or the full amount?
Buyers compare the figure they end up paying, so a page that states what is included and excluded saves the sales office an argument at the site visit. What you quote is your decision. RERA requires an apartment to be sold on its carpet area, and other rules on how price is stated differ by state and change, so check with your own RERA authority and legal adviser.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile are the quickest to show, because the enquiries already exist. Ads can follow soon after follow-up is in place. SEO and content take longer. How long each takes depends on your business, and we tell you which applies to you after we have spoken. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
To start, last month's enquiries in any format and time with whoever handles them. After that, access to the accounts the work touches, such as the website, Google Business Profile or CRM.
