Residential apartment developers · Digital marketing

Spend where buyers who visit the site come from, and not where they do not.

Digital marketing for an apartment developer covers search, social, portal and email work that brings families to a project and its sales office. GullySales works on choosing the channels, connecting them to the enquiry record and reading bookings back to the source.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What digital marketing means

Digital marketing is the combined work of search, social media, advertising and website channels running together rather than as separate projects with separate people. GullySales runs these as one connected system so a change in one channel, such as a new offer, is reflected everywhere at once.

For residential apartment developers

Where it usually goes wrong, and what we would do.

  • “A project launch spends before it learns”

Developers commit a launch budget across portals, social and search at once. Without a source on each enquiry, no one learns which of them brought a family who booked.

  • “Each channel suits a different buyer”

Search catches the family looking now. Social introduces the project to households who are not yet looking. Portals reach comparison shoppers. Treating them as one budget hides the difference.

  • “The sales office is part of the marketing”

An ad that brings an enquiry to a slow first reply has failed after it worked. Digital marketing and the sales routine have to be read together.

  • “Advertising rules apply to online ads”

Rules on how a registered project is advertised differ by state, and apply on a post and a portal listing alike. The registration details must match on every channel.

What we do

What we deliver for residential apartment developers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Channel plan from your unsold units

A plan setting which channels serve which towers, unit types and price bands.

Result: Each channel has a stated job.

  2. Search and social campaigns

Campaigns for the locality and unit types, with landing pages and forms built for the project.

Result: Enquiries arrive at a page that matches the ad.

  3. Tracking from enquiry to booking

Each enquiry carries its source into the CRM, and the booking carries the same source back.

Result: Spend is read against bookings, not only enquiries.

  4. Portal and partner review

A comparison of what portals and partners bring against your own channels.

Result: You see which relationships to keep.

  5. Retargeting and re-engagement

Reaching visitors and past enquiries when a new tower, price change or possession update is announced.

Result: Earlier interest is not left idle.

How the result is measured

  • Enquiries across channels
  • Cost per enquiry overall
  • Channel mix by contribution

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the digital marketing work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand the objective

We agree the one thing this campaign needs to achieve before choosing any channel.

  2. 2

    Audit available channels

We assess which channels are realistic to run well within the budget and timeline.

  3. 3

    Strategise the central idea

One message and offer is developed that will work across every planned channel.

  4. 4

    Implement across channels

Each channel receives its own adapted version, launched on a shared timeline.

  5. 5

    Measure as one campaign

Results from every channel are combined into a single report against the original objective.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

How much should we spend?
That is a decision for you. We help you see what each source has brought and then you set the budget. We make no promise that spending more brings more bookings.
Do we need all channels?
No. A small project may need a page, search and one social channel. We recommend only the channels the records support.
Who checks ad claims?
Your own legal adviser, against your state's rules. We keep a list of the registration details that every ad must carry and check the copy against it.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
