Modular and prefabricated building manufacturers · Lead generation

The site office has to stand by the weekend.

Lead generation for a prefab manufacturer is about the questions asked before a rate is given, because every enquiry arrives with a date attached. GullySales writes the six questions asked before any rate, the specification-led reply, and the register that chases every quotation issued.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

For modular and prefabricated building manufacturers

Where it usually goes wrong, and what we would do.

  • “The enquiry arrives with a deadline on it”

The project was awarded weeks ago. Somebody has been told to arrange a site office and eighty beds, and he is ringing five suppliers today.

  • “Nobody asks whether a trailer can reach the site”

The road, the turning space and the crane decide the real figure, and none of them come up in the first conversation.

  • “A rate given without a specification loses to a thinner panel”

Your number goes into a file beside a 50mm shell, and the difference is invisible to whoever is comparing the two.

What we do

What we deliver for modular and prefabricated building manufacturers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Six questions asked before any rate is given

Units, size, site pin code, road access, crane availability and the date required, asked on the first call every time.

Result: The rate you give is one you can hold.

  2. A same-day reply that leads with the specification

A written acknowledgement stating the panel, frame and flooring being quoted, then the band, then transport on a line of its own.

Result: Your quotation cannot be read as a bare shell.

  3. A quotation register with call-back dates

Every enquiry logged with the unit type, what was quoted, when it went out, and a date to ring back.

Result: Quotations stop going quiet unnoticed.

  4. A written reason recorded for every lost order

Rate, lead time, specification or freight, noted against the job rather than guessed at in a review meeting.

Result: You find out what you actually lose on.

  5. A separate path for hire enquiries

Hire questions answered with monthly rates, minimum period and shifting terms, routed to whoever runs the fleet.

Result: The hirer in a hurry is not left waiting.

  6. Reporting on days to quote and conversion

How fast quotations go out and how many convert, by unit type and by buyer, against the baseline recorded before work starts.

Result: You can see whether slowness is costing orders.

How the result is measured

  • Enquiries generated
  • Cost per enquiry
  • Enquiries by source

Recorded as a baseline before work starts, so every later report has an honest comparison.

Where enquiries come from

A modular building maker hears from contractors, project sites and hire customers, and each enquiry gets its own set of facts.

Contractor asking for a site office or portacabin
Record the site address, the unit size, the number of units and when they are needed on site. Ask whether the rate is for supply only or erected, and who unloads.
Labour camp for an infrastructure or industrial project
Log the head count to be housed, the toilet and kitchen blocks wanted and the site's power and water. Ask for the contractor's camp layout before quoting.
Food processor or dairy needing a PUF panel cold room
Note the product, the temperature wanted, the door size and the floor. Ask whether a refrigeration contractor is already chosen, because the panel and the plant are often sold together.
Hire enquiry
Record the duration, the location and the unit type, and send it to the hire route, not the sales route. Ask about the site's access for transport and whether a deposit is expected.
School, health centre or government department
Log the department, the tender or work order number and the specification they quote. Note who certifies the work, and keep the drawing and the specification sheet together.
Consultant or engineer's recommendation
Write down the consultant's name and the project. A consultant's recommendation settles the specification, so reply to him with the data sheet and the references before the contractor comes back.

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Your brief

You tell us what you need in a few short steps: your business, what you want, where enquiries come from and how they are handled.

  2. After the brief

A conversation and a written scope

We read it, then talk with whoever handles your enquiries. If you want our help, the scope, the fee and the reporting come in writing, and nothing starts before you have read them.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

The fix we agreed to start with is put in place and measured against the baseline, whether that is reply time, a follow-up sequence, the page buyers land on or the handover between marketing and sales.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the lead generation work runs

  1. 1

    Understand your capacity

We agree how many enquiries your sales team can actually handle well, so the system is not built to overwhelm it.

  2. 2

    Audit current sources

We check what already brings in enquiries today, even informally, before adding anything new.

  3. 3

    Strategise the channel mix

Content, search and paid channels are chosen based on where your buyers already look.

  4. 4

    Implement capture and follow-up

Pages, forms and a follow-up process are built and connected end to end.

  5. 5

    Measure and optimise

We track enquiry volume and quality and adjust the channel mix to match.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

#257, 3rd floor, Sri Nanjundeshwara Complex, Nagarbhavi 8th Block, Outer Ring Road. How we work.

FAQ

Questions owners ask before they call.

A contractor wants a price in ten minutes. What do we give him?
A band against a named specification, and the full quotation the same day. Ask the six questions while he is still on the line. Ten minutes of questions is cheaper than a job priced wrong.
How do we stop losing on rate to a thinner panel?
Put the specification at the top of your quotation and the transport on its own line. Buyers compare two documents side by side. If yours does not say what is different, nothing does.
A contractor says the project is not awarded yet but wants a rate. Do we log it?
Yes, as a pre-award enquiry, with the project, the expected award date and the contractor's name. Quote with a stated validity. If the contractor wins, you are already on his list, and if he loses you have lost nothing.
How do we record an enquiry for a site outside our usual transport range?
Record the delivery town or pin code on the enquiry and mark it far site. Transport changes the rate, so ask for the unloading arrangement and ask whether another unit nearby could be added to the same load.
Everyone asks for a rate per square foot on the phone. What do we tell them?
Give a band against a stated specification, and say what moves it: panel thickness, flooring, wiring, toilets, and whether transport and erection sit inside the number. A caller who hears a single figure will put it beside a 50mm shell from someone else. Naming what changes the rate is what keeps you in that comparison.
Buyers say prefab gets hot and leaks in the monsoon. How do we answer that?
With a number and an address, not an adjective. State the panel core and thickness, the roof detail and how the joints are sealed, then offer a site with a unit that has stood five years. One visit settles what no brochure will.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
