Getting direct bookings in Goa when the booking app takes a cut

A Goa homestay wins direct bookings by giving guests one reason the app cannot match, such as a plain cancellation policy or a free pickup from Mopa or Thivim, and putting it on its Google listing.

A Goa homestay gets direct bookings when it gives the guest one reason to book with it that the app cannot match, and shows that reason wherever the guest checks before paying. The reason is not a lower price. It is a cancellation policy in two plain sentences, a free pickup from Mopa, Dabolim or Thivim, or the room the guest wants held by name. Put it on your Google listing, in your Instagram bio and in your first WhatsApp reply. Then let the app keep doing what it is good at, which is finding guests who have never heard of you.

Which guests can you move off the app?

Not all of them, and trying costs more than it earns. Many Goa guests find a hotel on an app, and plenty would book direct if the hotel's own site and replies were as easy as the app's. That gap is yours to close in Goa.

Three kinds of guest are worth the effort. The one who found you on Google Maps or Instagram and opened the app only to pay. The guest coming back for a second stay, who should never cost you commission twice. And the Indian family who wants to talk before booking, because the grandparents are coming and they need to ask about the stairs.

Leave the app the rest. The first-time guest from abroad who has never heard of you and trusts the app's payment page more than your UPI ID. The guest booking at midnight for tomorrow, who wants an instant confirmation. The guest comparing twenty places on price alone, who will not stay loyal to any of them.

Pick one reason you can afford on every booking

One reason, said the same way everywhere, beats five perks nobody remembers. Choose from what you can actually deliver for every direct guest, in season and out:

A pickup from where your guests arrive. North Goa homestays near Assagao or Siolim are closer to Mopa; South Goa ones to Dabolim and Madgaon station. Thivim serves the trains into the north. Pick the one point you can always cover, and price the driver and fuel into the room rate rather than pretending it is free to you.

A cancellation policy anyone can read. For example, illustrative only: "Cancel up to 7 days before arrival for a full refund to the same account. Inside 7 days, we move your dates once within the season." Two sentences, no conditions in small print.

An early check-in or late check-out timed to the trains. A guest on an early morning arrival at Madgaon wants the room before noon. It costs you nothing if the room was empty the night before.

The room by name. The app sells a room type. You can promise the room with the balcony over the paddy fields.

Say it where the guest checks

The guest who found you on the app checks Google before deciding where to pay. So the Google Business Profile carries the reason in its first line, and every button on it leads to you. Three lines to adapt and paste:

Listing description, first line:
Book with us directly for a free pickup from Thivim station and a cancellation policy in two sentences.

First WhatsApp reply:
Thank you for writing. Those dates are open. Booking with us directly includes pickup from Thivim and free cancellation up to 7 days before. Shall I hold the room?

Booking confirmation:
Confirmed: [dates], [room name], advance of [amount] received. Pickup from Thivim at [time]. Cancel up to 7 days before for a full refund.

Use the same words in your Instagram bio and at the top of your website. A guest who meets the same promise three times believes it. Keep those words the same through the season; if nobody at the property has the time, that is what Instagram and Facebook page management is for.

Imagine a four-room homestay in Aldona

Imagine a four-room homestay in an old house in Aldona. A relative set up its Google listing and, because the homestay had no website, pasted the booking app's listing address into the website field. Every guest who found the place on Maps and tapped "Website" landed on the app and booked there. The description below it said "Book direct for the best price", with no number to call and no reason given.

Nobody noticed for a season, because bookings looked healthy. They were healthy. They were also paying commission on guests who had already chosen the house on Google.

Closing the leak took an afternoon. A one-page site went up with photographs of each room by name, the pickup from Thivim, the cancellation policy and a WhatsApp button. The listing's website field was changed to that page. The description led with the pickup. The first reply was saved on the phone. Anyone outside the business who taps every button and follows where it goes will find a leak like this one. Guests who found the house on Maps started arriving on WhatsApp instead of disappearing into the app.

When the app is still the better deal

If the same rooms sit open on two apps and on your own calendar, a direct booking can clash with one the app sold an hour earlier. Close the room on every app the moment the advance arrives, or use a channel manager that does it, before you push direct bookings.

If you cannot afford the perk on every direct booking, do not advertise it. A pickup that is "subject to availability" is not a reason.

And over Christmas and New Year, when the apps fill every room for you, the push for direct bookings matters least. It matters most in October, after New Year and in the shoulder weeks, when the guest still has a choice. For the steps on your own site, see how to increase hotel direct bookings.

Tap every button on your own listing

Borrow a phone that is not yours and search your homestay's name on Google. Tap every button on the listing. Where does each one land? Any button that ends on the booking app costs you commission on a guest who had already chosen you. The listing is the part of Google Business Profile management a homestay feels first; to have it and a one-page booking site rebuilt around your one reason, tell us what you need.

Questions

Questions owners ask.

Can I show a lower price on my own website than on the app?
Read your agreement with each app before you do. Some contracts have clauses about the rates you show elsewhere, and the terms change. A perk such as a pickup or a late check-out is safer ground than a lower price, and guests remember it longer.
Should I leave the booking apps altogether?
No. For a small homestay the apps bring first-time guests you could not reach on your own, including guests from abroad who prefer to pay through a platform they know. The aim is that the second stay, and the guest who found you on Google, book with you.
How do I take an advance safely on a direct booking?
Send a payment link or UPI request in the property's business name, never a staff member's personal account, and confirm in writing with the dates, the amount received and the cancellation terms. A guest paying a stranger online is checking exactly those things.
Do Google reviews matter if most of my guests come through the app?
Yes. A guest deciding whether to book direct checks your Google reviews to see that you are real and that past guests were looked after. Answer every review by name, and ask direct guests for one after check-out, without offering anything in return.
