Mortgage brokers and loan officers · Buyer persona

Write down who sends you loans before you write another message.

A buyer persona for a mortgage broker is a written profile of one kind of person who brings you a loan, covering what they worry about and how they decide. For a broker that means the borrower and, just as much, the agent, builder or adviser who introduces them. GullySales builds each profile from your own funded files and your originators' memory of those conversations.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What buyer persona means

A buyer persona is a plain description of the kind of customer who actually buys from you. It includes what they search, what worries them and who else they ask before deciding. GullySales builds this from real enquiries and past sales rather than a generic template, then uses it to write every page and advert.

For mortgage brokers and loan officers

Where it usually goes wrong, and what we would do.

  • “The agent and the borrower want different things”

The borrower wants a rate and a calm voice. The agent wants a pre-approval that holds under underwriting and a lender who picks up on a Sunday. One message written for both persuades neither, so each gets a profile of its own.

  • “A first-time buyer is a different person from a self-employed one”

The first-time buyer asks what a down payment even is and fears being embarrassed. The self-employed borrower expects to be doubted over tax returns and wants to meet someone who already understands bank statement files. Their questions, and your answers, do not match.

  • “The builder's sales office decides on closing dates”

A builder's sales agent has a buyer standing in a model home and a closing date to protect. What persuades that person is knowing you understand draws and appraisal timing, not a list of products or a quoted rate.

  • “Your best files already describe the persona”

Look at the last loans that closed cleanly and ask who sent each one, what the sender said, and what almost sank it. The pattern is more reliable than a guess made in a meeting.

What we do

What we deliver for mortgage brokers and loan officers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Profiles for agents, builders and advisers

One page each for the kinds of referrer you already depend on or want to win, covering their fears, their deadlines and what they say when asked who to call.

Result: You can say in a sentence what each referrer needs from you.

  2. Profiles for the borrower types you serve

First-time buyers, refinancers, self-employed borrowers and investors, each with the questions they ask before they trust a lender.

Result: Messages stop treating every borrower as the same person.

  3. A map from persona to message

For each profile, the line that opens the conversation, the proof worth showing and the question that should come next.

Result: Your originators open with something that fits the person in front of them.

  4. A short interview with your originators

A structured conversation about the last funded files and the ones that were lost, written up in plain language.

Result: The profiles rest on your own files, not on assumption.

  5. Persona tags for your CRM

A field on each contact recording which profile they match, so campaigns and follow-up can be sorted by it.

Result: You can list every contact of one type in a single view.

How the result is measured

  • Enquiry match to persona
  • Conversion rate by persona
  • Content aligned to persona

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Your brief

You tell us what you need in a few short steps: your business, what you want, where enquiries come from and how they are handled.

  2. After the brief

A conversation and a written scope

We read it, then talk with whoever handles your enquiries. If you want our help, the scope, the fee and the reporting come in writing, and nothing starts before you have read them.

  3. Before work starts

    Baseline recorded

The numbers this work is meant to move, such as enquiries, quotations, orders, visits or renewals, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

The fix we agreed to start with is put in place and measured against the baseline, whether that is a reply, a follow-up, a page, a listing or the handover between marketing and sales.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the buyer persona work runs

  1. 1

    Understand the current view

We start with how your team currently describes the customer, since the gap between belief and reality is often the finding itself.

  2. 2

    Audit past enquiries and sales

We look at recent enquiries and closed deals to see who actually bought, not who was assumed to buy.

  3. 3

    Interview customers and staff

Short, structured conversations surface the real language, worries and triggers behind a purchase.

  4. 4

    Build the personas

Findings are written into short, usable persona documents rather than a long report.

  5. 5

    Apply to your marketing

We show exactly where each persona should change a page, an ad or a script you already have.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • Hours that fit your day, agreed up front

Which hours we overlap with yours is settled before any work starts, so you know when a reply is coming and when it is not.

FAQ

Do we need a persona for each loan officer's own clients?
Start with the groups that send you the largest share of files, then add others as the pattern shows. A small branch may need only a handful of profiles. We keep each one short enough that an originator reads it before a call.
Can you write personas without our client data?
Yes, from interviews with your originators and a look at your site and enquiries, though the result is thinner. Personal data about borrowers stays with you. We work from patterns you describe, not from names or loan details.
Will the personas change what we say about rates?
No. Rate and programme wording stays with your compliance officer or adviser, and advertising rules differ by state, so check with them. The personas shape tone, order and the question you ask, not the regulated statements.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
