GullySales

Property management companies · Branding

Say plainly that you will not take the agent's listing.

Branding for a property management company answers what an owner and a referring agent both want to know: whether you are really a sales brokerage. GullySales settles the positioning, writes the referral promise down, and puts one identity on the statements owners read every month.

A sign-painter's bench: a shop sign on a low easel lettered as far as its last character, which is still only pencilled in, a mahl stick laid across the work, open tins of paint on the floor and a finished sign hanging from its iron bracket above

What branding means

Branding is what a customer remembers about your business beyond the product, including your name, colours, tone of voice and what you are known for locally. GullySales sets or corrects this once and applies it consistently across your website, signage and adverts so the business looks like one company everywhere.

For property management companies

Where it usually goes wrong, and what we would do.

  • An agent refers only when the promise is in writing

They are handing over a client they expect back when the house sells. A published commitment is worth more than a lunch.

  • The statement and the portal are the brand

An owner sees your logo when they sign and your monthly statement twelve times a year. Only one of those is doing any work.

  • A surname on the door is hard to sell later

A book of doors changes hands eventually, and a company named after its founder is harder to hand over than one named for the work.

What we do

What we deliver for property management companies.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A decision between brokerage and management company

One clear answer on whether management is the business or a service the sales side offers, written down and carried through every page.

Result: Owners and agents stop guessing what you are.

  2. The referral promise as a page and an agreement

A short signed commitment that the listing goes back to the referring agent, published where agents can find it without asking.

Result: Agents stop sending rentals to your competitor.

  3. One identity across everything an owner receives

Management agreement, monthly statement, welcome pack and the owner portal login, all carrying the same name, type and colours.

Result: The paperwork looks like the company that sold it.

  4. Tenant material kept in the same family

Lease packets, notices and the resident portal designed to match, since these readers write most of your public reviews.

Result: Tenants deal with a company, not a mystery.

  5. Licence and disclosure details shown the way your state expects

Broker name, licence number and any required disclosure placed on the site, signage and adverts, with your broker confirming the format.

Result: Advertising stops putting the licence at risk.

  6. One yard sign and one vehicle standard

A single sign design for vacancies and a single decal, so the houses you already manage advertise you across the same few neighbourhoods.

Result: Your doors start marketing themselves.

How the result is measured

  • Recognition in customer feedback
  • Consistency across channels
  • Repeat enquiries by name

Recorded as a baseline before work starts, then reported every month against it.

Who it is for

This is written for these property management companies.

  • Single-family rental managers under 300 doors

  • HOA and condominium association management
  • Short-term and vacation rental managers
  • Student housing near a university
  • Commercial, retail and office property managers
  • Build-to-rent communities

  • Brokerages adding a management arm
  • New companies inside their first hundred doors

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first monthly report.

No open-ended retainer. Each step has a point in time and something you receive.

  1. 01 · Day 1

    Free audit call

45 minutes with whoever handles your enquiries: how they arrive, how fast they are answered, where they are lost.

  2. 02 · Within a few working days

    Written, scored report

Six areas scored, fixes ranked by return and cost. If you want our help, the scope and fee come with it, in writing.

  3. 03 · Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later month has an honest comparison.

  4. 04 · Month 1

    The first fix goes live

Usually the cheapest one on the report: reply time, a follow-up sequence or the marketing-to-sales handover.

  5. 05 · Every month

    Report against the baseline

What moved, what did not, and what changes next, in plain words.

  6. 06 · Month 3 to 6

    Renew on the numbers

The term ends and you decide whether to continue from the results. No twelve-month lock.

How the work runs for property management companies

  1. 1

    Assess

In the free audit we trace last quarter's owner enquiries and leasing enquiries. How fast was each answered, and which doors were lost and why?

  2. 2

    Fix the first reply

A reply routine and a record for both sides. The owner asking for a rent estimate and the renter asking about a showing are answered while they are still interested.

  3. 3

    Split the website in two

Owner pages with the fee on them, renter pages with the listings, and a separate page for community association work.

  4. 4

    Bring owners in

Local search, the review routine, agent and investor referrals, and advertising aimed at the owner who has just decided to rent the house out.

  5. 5

Fill the units and keep the owners

Listing standards, faster leasing replies, and owner communication in the months when nothing is going wrong and managers usually go quiet.

Proof

What happened when owners fixed this.

Real clients, the work we did, and the result as it was recorded. Where no number was recorded, none is claimed.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every monthly report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No lock-in, no guarantees we cannot keep

Three to six months at a time. We never promise a ranking or a lead count, because nobody controls those.

  • Hours that fit your day, agreed up front

Which hours we overlap with yours is settled before any work starts, so you know when a reply is coming and when it is not.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Should the management arm have its own name?
Often yes, because owners assume a sales brokerage will push them to list. A separate name also makes the doors easier to sell as a business later. Your broker will say what the two names may share on advertising.
Do we need the broker licence number on everything?
That depends on your state, and it is your broker's licence carrying the risk. Some states are strict about what an advert must show, social posts included. Ask your broker or the state commission, and we build to their answer.
Do you need a real estate licence to do this work?
No, and we do nothing that needs one. We write the pages, run the advertising, and send the first reply to an enquiry. Quoting a rent, negotiating a lease, handling trust money and anything else your state reserves for a licensed broker stays with your team.
Our reviews are all from angry tenants. Can that change?
Yes, by asking the people who never think to write. Owners are happiest at the first clean statement and at a renewal, so that is when the ask goes out. The tenant reviews do not disappear, but an owner reading the page sees other owners as well.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped in the free audit and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
Three to six months at a time. There is no twelve-month lock, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile usually show in weeks, because the enquiries already exist. Ads show in days once follow-up is ready. SEO and content take months. The audit tells you which applies to you.
Who will actually do the work?
The person you meet on the audit call. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
For the audit, last month's enquiries in any format and 45 minutes with whoever handles them. After that, access to the accounts the work touches, such as the website, Google Business Profile or CRM, and time for the monthly review.
What if we are not happy with the work?
Tell us and the plan changes. Every month is reported against the baseline, so a number that is not moving is visible to both sides. Terms run three to six months at a time, and the refund and cancellation policy sets out the rest.
