Property management companies · Content marketing

Answer the owner's legal question without stating the law.

Content marketing for a property management company answers the questions owners ask before they hire anybody. GullySales writes the rent or sell guide, the fee explainer and the board packet, and sends anything touching landlord and tenant law to your attorney first.

What content marketing means

Content marketing is writing articles, guides and pages that answer the questions buyers search before they are ready to enquire. This makes your business visible and trusted before the first call. GullySales plans this content from the free audit onward, choosing topics that match real search demand rather than guesses.

For property management companies

Where it usually goes wrong, and what we would do.

  • The owner's question is legal, and it is local

Deposit timelines and notice periods differ by state and get amended. A confident answer on your site can be quoted back at you later.

  • The year-end statement is the one thing every owner reads

In January they are staring at the 1099 and the figures their accountant wants, and they will read anything that explains them.

  • A board does not read blogs

Association work is won with a packet a volunteer can carry into a meeting. Articles never reach that room.

What we do

What we deliver for property management companies.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A rent or sell guide for the accidental landlord

The comparison an owner is already making, written for a job transfer or an inherited house, with the costs both ways set out honestly.

Result: You are useful before you are hired.

  2. A landlord and tenant explainer your attorney has read

Deposit, notice and entry rules in your state put in plain words, dated on the page, and reviewed by counsel before publishing.

Result: Owners get an answer that does not expose you.

  3. A tax season piece on the statement and the 1099

What the year-end report shows, what an owner hands their accountant, and the figures they ring about every January.

Result: The January phone calls turn into a page.

  4. A one-page note written for referring agents

What happens to their client, what you pay, and the promise about the eventual listing, in a form an agent keeps in a drawer.

Result: Agents have something to look at after the meeting.

  5. A board packet for community association work

Scope, meeting attendance, reserve reporting and transition from the developer, written for volunteers who have never bought management before.

Result: Boards can compare you without a sales call.

  6. Reporting on what people read before enquiring

The pages an owner visited before asking for a rental analysis, reported monthly so the writing follows what works.

Result: You stop producing pieces nobody opens.

How the result is measured

  • Pages published
  • Organic traffic
  • Enquiries from content pages

Recorded as a baseline before work starts, then reported every month against it.

  • HOA and condominium association management
  • Short-term and vacation rental managers
  • Student housing near a university
  • Commercial, retail and office property managers

  • Managers whose owners live out of state or overseas
  • Brokerages adding a management arm
  • New companies inside their first hundred doors

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first monthly report.

No open-ended retainer. Each step has a point in time and something you receive.

  1. 01 · Day 1

    Free audit call

45 minutes with whoever handles your enquiries: how they arrive, how fast they are answered, where they are lost.

  2. 02 · Within a few working days

    Written, scored report

Six areas scored, fixes ranked by return and cost. If you want our help, the scope and fee come with it, in writing.

  3. 03 · Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later month has an honest comparison.

  4. 04 · Month 1

    The first fix goes live

Usually the cheapest one on the report: reply time, a follow-up sequence or the marketing-to-sales handover.

  5. 05 · Every month

    Report against the baseline

What moved, what did not, and what changes next, in plain words.

  6. 06 · Month 3 to 6

    Renew on the numbers

The term ends and you decide whether to continue from the results. No twelve-month lock.

How the work runs for property management companies

  1. 1

    Assess

In the free audit we trace last quarter's owner enquiries and leasing enquiries. How fast was each answered, and which doors were lost and why?

  2. 2

    Fix the first reply

A reply routine and a record for both sides. The owner asking for a rent estimate and the renter asking about a showing are answered while they are still interested.

  3. 3

    Split the website in two

Owner pages with the fee on them, renter pages with the listings, and a separate page for community association work.

  4. 4

    Bring owners in

Local search, the review routine, agent and investor referrals, and advertising aimed at the owner who has just decided to rent the house out.

  5. 5

Fill the units and keep the owners

Listing standards, faster leasing replies, and owner communication in the months when nothing is going wrong and managers usually go quiet.

Proof

What happened when owners fixed this.

Real clients, the work we did, and the result as it was recorded. Where no number was recorded, none is claimed.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every monthly report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No lock-in, no guarantees we cannot keep

Three to six months at a time. We never promise a ranking or a lead count, because nobody controls those.

  • Hours that fit your day, agreed up front

Which hours we overlap with yours is settled before any work starts, so you know when a reply is coming and when it is not.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Can we publish an article about our state's eviction process?
With care, and with your attorney reading it first. Describe what the process involves and date the page rather than stating rules as settled. Send owners to counsel for anything about their own case.
Nobody reads our blog. Why keep one?
Most of it is probably not worth keeping. Six pages answering what owners actually ask will do more than fifty posts about market trends. We would rather delete than add.
Do you need a real estate licence to do this work?
No, and we do nothing that needs one. We write the pages, run the advertising, and send the first reply to an enquiry. Quoting a rent, negotiating a lease, handling trust money and anything else your state reserves for a licensed broker stays with your team.
Our reviews are all from angry tenants. Can that change?
Yes, by asking the people who never think to write. Owners are happiest at the first clean statement and at a renewal, so that is when the ask goes out. The tenant reviews do not disappear, but an owner reading the page sees other owners as well.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped in the free audit and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
Three to six months at a time. There is no twelve-month lock, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile usually show in weeks, because the enquiries already exist. Ads show in days once follow-up is ready. SEO and content take months. The audit tells you which applies to you.
Who will actually do the work?
The person you meet on the audit call. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
For the audit, last month's enquiries in any format and 45 minutes with whoever handles them. After that, access to the accounts the work touches, such as the website, Google Business Profile or CRM, and time for the monthly review.
What if we are not happy with the work?
Tell us and the plan changes. Every month is reported against the baseline, so a number that is not moving is visible to both sides. Terms run three to six months at a time, and the refund and cancellation policy sets out the rest.
