Property management companies · Lead generation

Answer the owner asking what the house would rent for, then answer again.

Lead generation for a property management company means catching two enquiries that run on different clocks. GullySales writes the rental analysis reply, the questions that qualify an owner before anyone spends an hour, and the after-hours answer to a renter who wants a showing tonight.

A sorting hopper in a depot yard: a wide gold hopper on a steel frame, its throat splitting into three chutes that feed three floor bins, one heaped past its own spout, one half caught, one barely started

What lead generation means

Lead generation is the combined work of every channel that brings in a new enquiry, whether from search, adverts, referrals or a stall at an exhibition. GullySales runs these channels together and reports the number of enquiries each one produced, not the activity behind it.

For property management companies

Where it usually goes wrong, and what we would do.

  • An owner asking about rent has not decided to rent

They are weighing it against selling, and the answer they get tips the decision. Most companies send a number and stop there.

  • The out-of-state owner writes at midnight your time

An inherited house in your county is being dealt with from two time zones away, by email, between somebody's meetings.

  • A showing enquiry dies in a day, an owner enquiry takes months

Both land in the same inbox. The fast one gets worked and the slow one goes quiet, which is the wrong way round for the door count.

What we do

What we deliver for property management companies.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A rental analysis form that qualifies while it collects

Address, bedrooms, whether a tenant is in place and how soon they need an answer, gathered before anybody runs the numbers.

Result: You know which requests are worth an hour.

  2. A written reply carrying the figure and two call slots

The rent range, what it rests on, and two specific times to talk it through, sent inside the same working day.

Result: The owner has a conversation booked, not a PDF.

  3. A rent or sell follow-up that runs for weeks

Contacts planned across the months an owner takes to decide, answering what they raise about vacancy, repairs and getting a tenant out.

Result: The owner still thinking hears from you again.

  4. Evening and weekend first replies on leasing

A written answer and a booking step for messages arriving after your office closes, inside hours agreed before any work starts.

Result: Weekend enquiries stop being Monday's problem.

  5. One record for every enquiry, with its source on the line

Owner calls, form fills, agent referrals and portal messages in one place, marked with the town, the door count and the stage.

Result: Nobody has to remember who asked in March.

  6. Reporting on doors won by source

Enquiries, analyses sent, agreements signed and doors added, each month, beside the figures taken at the start.

Result: You can tell referrals apart from advertising.

How the result is measured

  • Enquiries generated
  • Cost per enquiry
  • Enquiries by source

Recorded as a baseline before work starts, then reported every month against it.

Who it is for

This is written for these property management companies.

  • Single-family rental managers under 300 doors
  • Small multifamily and duplex portfolios
  • HOA and condominium association management
  • Short-term and vacation rental managers
  • Student housing near a university
  • Commercial, retail and office property managers
  • Build-to-rent communities
  • Managers whose owners live out of state or overseas
  • Brokerages adding a management arm
  • New companies inside their first hundred doors

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first monthly report.

No open-ended retainer. Each step has a point in time and something you receive.

  1. 01 · Day 1

    Free audit call

45 minutes with whoever handles your enquiries: how they arrive, how fast they are answered, where they are lost.

  2. 02 · Within a few working days

    Written, scored report

Six areas scored, fixes ranked by return and cost. If you want our help, the scope and fee come with it, in writing.

  3. 03 · Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later month has an honest comparison.

  4. 04 · Month 1

    The first fix goes live

Usually the cheapest one on the report: reply time, a follow-up sequence or the marketing-to-sales handover.

  5. 05 · Every month

    Report against the baseline

What moved, what did not, and what changes next, in plain words.

  6. 06 · Month 3 to 6

    Renew on the numbers

The term ends and you decide whether to continue from the results. No twelve-month lock.

How the work runs for property management companies

  1. 1

    Assess

In the free audit we trace last quarter's owner enquiries and leasing enquiries. How fast was each answered, and which doors were lost and why?

  2. 2

    Fix the first reply

A reply routine and a record for both sides. The owner asking for a rent estimate and the renter asking about a showing are answered while they are still interested.

  3. 3

    Split the website in two

Owner pages with the fee on them, renter pages with the listings, and a separate page for community association work.

  4. 4

    Bring owners in

Local search, the review routine, agent and investor referrals, and advertising aimed at the owner who has just decided to rent the house out.

  5. 5

Fill the units and keep the owners

Listing standards, faster leasing replies, and owner communication in the months when nothing is going wrong and managers usually go quiet.

Proof

What happened when owners fixed this.

Real clients, the work we did, and the result as it was recorded. Where no number was recorded, none is claimed.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every monthly report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No lock-in, no guarantees we cannot keep

Three to six months at a time. We never promise a ranking or a lead count, because nobody controls those.

  • Hours that fit your day, agreed up front

Which hours we overlap with yours is settled before any work starts, so you know when a reply is coming and when it is not.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

How do we stop giving free rent analyses to people who never call back?
Ask for the address and the timing before you run one. An owner who will not say when they need an answer is still comparing you with selling, and that is worth knowing before you spend the hour.
Should we take a single condo forty minutes outside our area?
Usually not, and saying so early is cheaper than a year of drive time. Send it to a manager who works that town and ask for the same back. One distant door costs more to service than it brings in.
Do you need a real estate licence to do this work?
No, and we do nothing that needs one. We write the pages, run the advertising, and send the first reply to an enquiry. Quoting a rent, negotiating a lease, handling trust money and anything else your state reserves for a licensed broker stays with your team.
Our reviews are all from angry tenants. Can that change?
Yes, by asking the people who never think to write. Owners are happiest at the first clean statement and at a renewal, so that is when the ask goes out. The tenant reviews do not disappear, but an owner reading the page sees other owners as well.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped in the free audit and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
Three to six months at a time. There is no twelve-month lock, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile usually show in weeks, because the enquiries already exist. Ads show in days once follow-up is ready. SEO and content take months. The audit tells you which applies to you.
Who will actually do the work?
The person you meet on the audit call. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
For the audit, last month's enquiries in any format and 45 minutes with whoever handles them. After that, access to the accounts the work touches, such as the website, Google Business Profile or CRM, and time for the monthly review.
