Property management companies · Search engine optimisation

Rank in the town the house sits in, not the town your office is in.

Search engine optimisation for a property management company decides whether an owner finds you when they search the town their rental sits in. GullySales builds a page for each town you manage in, publishes the fee page owners are hunting for, and clears up the dead vacancy URLs.

What search engine optimisation means

Search engine optimisation (SEO) is the work of getting your website to appear when a buyer searches Google for what you sell. GullySales builds pages around real search terms, fixes technical issues that block ranking, and tracks which searches actually bring enquiries.

For property management companies

Where it usually goes wrong, and what we would do.

  • The search names the house's town, not the owner's

An owner who took a job two states away still searches for management in the town the duplex sits in. Your office town is the wrong page to rank.

  • Owner pages and rental listings cannot share a path

A renter hunting for a house and an owner comparing fees want opposite things from the same site. One of them leaves unless the two are kept apart.

  • Every leased house leaves a dead page behind

Vacancy listings go up and come down all year. The abandoned URLs turn into broken links that drag on the pages you wanted ranking.

What we do

What we deliver for property management companies.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A page for every town and county you manage in

One page per market naming the neighbourhoods, the kind of houses you run there and what rents look like, instead of a list of city names in a footer.

Result: Owners searching their own town find a page about it.

  2. A fee page, because almost nobody publishes one

Management percentage, leasing fee, setup charge and what sits outside them, written out on a page your broker signs off before it goes live.

Result: You win the search every owner runs first.

  3. Rent or sell content for the accidental landlord

Pages answering the question an owner asks before they look for a manager at all, written for a job transfer, an inheritance or a listing that would not sell.

Result: You reach the owner weeks before the decision.

  4. Community association work on its own path

HOA and condominium pages kept away from the single-family owner pages, because a board president and an accidental landlord type nothing alike.

Result: A board finds a company that manages communities.

  5. A rule for what happens when a house leases

Listing pages redirected or retired on a set routine, so old links land somewhere useful rather than on an error page.

Result: The site stops collecting broken pages.

  6. Search reporting split into owner and renter terms

Traffic and enquiries separated by which audience searched, read each month against the figures taken before any work started.

Result: You can see whether owner demand is really growing.

How the result is measured

  • Ranking positions
  • Organic traffic
  • Enquiries from organic search

Recorded as a baseline before work starts, then reported every month against it.

Who it is for

This is written for these property management companies.

  • Single-family rental managers under 300 doors
  • Small multifamily and duplex portfolios
  • HOA and condominium association management
  • Short-term and vacation rental managers
  • Student housing near a university
  • Commercial, retail and office property managers
  • Build-to-rent communities
  • Managers whose owners live out of state or overseas
  • Brokerages adding a management arm
  • New companies inside their first hundred doors

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first monthly report.

No open-ended retainer. Each step has a point in time and something you receive.

  1. 01 · Day 1

    Free audit call

45 minutes with whoever handles your enquiries: how they arrive, how fast they are answered, where they are lost.

  2. 02 · Within a few working days

    Written, scored report

Six areas scored, fixes ranked by return and cost. If you want our help, the scope and fee come with it, in writing.

  3. 03 · Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later month has an honest comparison.

  4. 04 · Month 1

    The first fix goes live

Usually the cheapest one on the report: reply time, a follow-up sequence or the marketing-to-sales handover.

  5. 05 · Every month

    Report against the baseline

What moved, what did not, and what changes next, in plain words.

  6. 06 · Month 3 to 6

    Renew on the numbers

The term ends and you decide whether to continue from the results. No twelve-month lock.

How the work runs for property management companies

  1. 1

    Assess

In the free audit we trace last quarter's owner enquiries and leasing enquiries. How fast was each answered, and which doors were lost and why?

  2. 2

    Fix the first reply

A reply routine and a record for both sides. The owner asking for a rent estimate and the renter asking about a showing are answered while they are still interested.

  3. 3

    Split the website in two

Owner pages with the fee on them, renter pages with the listings, and a separate page for community association work.

  4. 4

    Bring owners in

Local search, the review routine, agent and investor referrals, and advertising aimed at the owner who has just decided to rent the house out.

  5. 5

Fill the units and keep the owners

Listing standards, faster leasing replies, and owner communication in the months when nothing is going wrong and managers usually go quiet.

Proof

What happened when owners fixed this.

Real clients, the work we did, and the result as it was recorded. Where no number was recorded, none is claimed.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every monthly report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No lock-in, no guarantees we cannot keep

Three to six months at a time. We never promise a ranking or a lead count, because nobody controls those.

  • Hours that fit your day, agreed up front

Which hours we overlap with yours is settled before any work starts, so you know when a reply is coming and when it is not.

FAQ

Questions owners ask before they call.

Should our vacancies live on our own website or only on Zillow?
Both, with syndication doing the heavy lifting. Your site needs listings so a renter can apply, but the pages that earn search traffic are the owner ones. A vacancy page disappears the week the house leases.
How long before search brings us owner enquiries?
Months rather than weeks, and the fee page usually moves first because so few companies publish one. Advertising is the better choice while the town pages build, and we say that in the audit rather than after six quiet months.
Do you need a real estate licence to do this work?
No, and we do nothing that needs one. We write the pages, run the advertising, and send the first reply to an enquiry. Quoting a rent, negotiating a lease, handling trust money and anything else your state reserves for a licensed broker stays with your team.
Our reviews are all from angry tenants. Can that change?
Yes, by asking the people who never think to write. Owners are happiest at the first clean statement and at a renewal, so that is when the ask goes out. The tenant reviews do not disappear, but an owner reading the page sees other owners as well.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped in the free audit and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
Three to six months at a time. There is no twelve-month lock, and renewal is decided on the numbers against the baseline recorded at the start.
Who will actually do the work?
The person you meet on the audit call. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
For the audit, last month's enquiries in any format and 45 minutes with whoever handles them. After that, access to the accounts the work touches, such as the website, Google Business Profile or CRM, and time for the monthly review.
What if we are not happy with the work?
Tell us and the plan changes. Every month is reported against the baseline, so a number that is not moving is visible to both sides. Terms run three to six months at a time, and the refund and cancellation policy sets out the rest.
