Property management companies · Pay per click advertising

Pay for owners with doors, not renters looking for a house.

Paid search for a property management company has to buy owner enquiries and refuse the renters and job hunters typing the same words. GullySales splits the campaigns by town, puts the rent estimate on the landing page, and reports cost per door rather than cost per click.

What pay per click advertising means

Pay per click advertising (PPC) is paying a fee each time someone clicks your advert on Google or another platform. It puts you at the top of a search page immediately, instead of waiting for ranking to build. GullySales sets the targeting, writes the ad text and checks spend daily against enquiries received.

For property management companies

Where it usually goes wrong, and what we would do.

  • Most people typing your keywords want a rental

Renters looking for a house to lease, and people looking for a job in your office, click the same advert an owner would.

  • A door pays for years, so this is not a per-lead question

One duplex under management earns its fee every month the owner stays. What you can afford per enquiry follows from that, not from an industry figure.

  • Advertise the rent estimate, not the company

An owner wants to know what the house would rent for. That question gets filled in. A page about your services does not.

What we do

What we deliver for property management companies.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Campaigns split by town and by service

Separate budgets for single-family management, community association work and leasing-only service in each town, rather than one county-wide campaign hiding all three.

Result: You stop funding the town that never converts.

  2. A negative keyword list that turns the renters away

Houses for rent, apartments, jobs, software, licence classes and free lease forms, added before launch and reviewed monthly from the search terms report.

Result: Budget goes to people who own property.

  3. A rent estimate page that asks four things

Address, bedrooms, whether a tenant is already in place, and how soon they need an answer, on a page that says what happens next.

Result: Whoever calls back already knows the situation.

  4. Call tracking set up for your state's recording rules

A number on each campaign, with recording switched on only where your attorney has confirmed the notice wording your state expects.

Result: You know which advert produced the owner who signed.

  5. A board campaign timed to management contract renewals

Adverts and a board-facing page run in the months association contracts come up, instead of spending evenly across the year.

Result: Board searches meet a page written for boards.

  6. Reporting in doors, not in leads

Cost per enquiry, per rental analysis sent and per management agreement signed, set beside the numbers recorded before the first advert ran.

Result: You can see what a door actually cost to win.

How the result is measured

  • Cost per click
  • Cost per enquiry
  • Enquiries from paid search

Recorded as a baseline before work starts, then reported every month against it.

Who it is for

This is written for these property management companies.

  • Single-family rental managers under 300 doors
  • Small multifamily and duplex portfolios
  • HOA and condominium association management
  • Short-term and vacation rental managers
  • Student housing near a university
  • Commercial, retail and office property managers
  • Build-to-rent communities
  • Managers whose owners live out of state or overseas
  • Brokerages adding a management arm
  • New companies inside their first hundred doors

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first monthly report.

No open-ended retainer. Each step has a point in time and something you receive.

  1. 01 · Day 1

    Free audit call

45 minutes with whoever handles your enquiries: how they arrive, how fast they are answered, where they are lost.

  2. 02 · Within a few working days

    Written, scored report

Six areas scored, fixes ranked by return and cost. If you want our help, the scope and fee come with it, in writing.

  3. 03 · Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later month has an honest comparison.

  4. 04 · Month 1

    The first fix goes live

Usually the cheapest one on the report: reply time, a follow-up sequence or the marketing-to-sales handover.

  5. 05 · Every month

    Report against the baseline

What moved, what did not, and what changes next, in plain words.

  6. 06 · Month 3 to 6

    Renew on the numbers

The term ends and you decide whether to continue from the results. No twelve-month lock.

How the work runs for property management companies

  1. 1

    Assess

In the free audit we trace last quarter's owner enquiries and leasing enquiries. How fast was each answered, and which doors were lost and why?

  2. 2

    Fix the first reply

A reply routine and a record for both sides. The owner asking for a rent estimate and the renter asking about a showing are answered while they are still interested.

  3. 3

    Split the website in two

Owner pages with the fee on them, renter pages with the listings, and a separate page for community association work.

  4. 4

    Bring owners in

Local search, the review routine, agent and investor referrals, and advertising aimed at the owner who has just decided to rent the house out.

  5. 5

Fill the units and keep the owners

Listing standards, faster leasing replies, and owner communication in the months when nothing is going wrong and managers usually go quiet.

Proof

What happened when owners fixed this.

Real clients, the work we did, and the result as it was recorded. Where no number was recorded, none is claimed.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every monthly report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No lock-in, no guarantees we cannot keep

Three to six months at a time. We never promise a ranking or a lead count, because nobody controls those.

  • Hours that fit your day, agreed up front

Which hours we overlap with yours is settled before any work starts, so you know when a reply is coming and when it is not.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Should we advertise our vacancies on Google?
Rarely. Zillow, Apartments.com and Facebook Marketplace already put listings in front of renters and do it more cheaply. Search budget belongs on the owner deciding whether to rent the house out at all.
Our cost per lead keeps climbing. Is the market just expensive?
Partly, because national companies bid in every county. The bigger cause is a form anybody can fill in. Ask for the address and the timing, and the cheap enquiries stop counting as leads.
Do you need a real estate licence to do this work?
No, and we do nothing that needs one. We write the pages, run the advertising, and send the first reply to an enquiry. Quoting a rent, negotiating a lease, handling trust money and anything else your state reserves for a licensed broker stays with your team.
Our reviews are all from angry tenants. Can that change?
Yes, by asking the people who never think to write. Owners are happiest at the first clean statement and at a renewal, so that is when the ask goes out. The tenant reviews do not disappear, but an owner reading the page sees other owners as well.
How long is the contract?
Three to six months at a time. There is no twelve-month lock, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile usually show in weeks, because the enquiries already exist. Ads show in days once follow-up is ready. SEO and content take months. The audit tells you which applies to you.
Who will actually do the work?
The person you meet on the audit call. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
For the audit, last month's enquiries in any format and 45 minutes with whoever handles them. After that, access to the accounts the work touches, such as the website, Google Business Profile or CRM, and time for the monthly review.
What if we are not happy with the work?
Tell us and the plan changes. Every month is reported against the baseline, so a number that is not moving is visible to both sides. Terms run three to six months at a time, and the refund and cancellation policy sets out the rest.
