Office park developers · Digital marketing

Put the campus in front of the right few hundred people instead of everyone.

Digital marketing for an office park is the planned use of search, LinkedIn, portals and email to reach the small group of companies, consultants and brokers who place office space. GullySales builds the plan from who actually signs your leases.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What digital marketing means

Digital marketing is the combined work of search, social media, advertising and website channels running together rather than as separate projects with separate people. GullySales runs these as one connected system so a change in one channel, such as a new offer, is reflected everywhere at once.

For office park developers

Where it usually goes wrong, and what we would do.

  • “The audience is small and known by name”

A campus does not need a wide audience. It needs the real estate heads of companies that fit and the advisers who place them. Paying to reach everyone in a city wastes the budget on people who will never lease.

  • “Channels have different jobs”

Search catches the early corridor researcher, LinkedIn reaches the role that signs, portals catch the smaller floors and broker groups move stock. Putting one budget across all of them without a role for each leaves no way to see what worked.

  • “The result has to be read as a lease, not a click”

A campaign that produces tours and test fits matters more than one that produces visits. Tracking from first touch to signed lease shows which channel is worth the cost.

What we do

What we deliver for office park developers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A channel plan tied to the reader

Each channel assigned to a specific reader, such as search for corridor researchers and LinkedIn for real estate heads.

Result: Every channel has a named reader and a named job.

  2. LinkedIn targeting by role and company size

Campaigns aimed at real estate, admin and facilities heads in companies that fit the campus.

Result: Spend reaches the roles that sign.

  3. Landing pages for each campaign

A page for build-to-suit, one for small floors and one for the capability centre, each with its own contact route.

Result: A campaign lands on a page written for it.

  4. Tracking from first touch to lease

Source stored on each requirement and read against tours, test fits and leases.

Result: You can read which channel produced which lease.

  5. Claims cleared before spend

Any statement on approvals, completion or availability checked by your legal adviser, since advertising rules for real estate differ by state.

Result: No campaign runs with an unchecked claim.

How the result is measured

  • Enquiries across channels
  • Cost per enquiry overall
  • Channel mix by contribution

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the digital marketing work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand the objective

We agree the one thing this campaign needs to achieve before choosing any channel.

  2. 2

    Audit available channels

We assess which channels are realistic to run well within the budget and timeline.

  3. 3

    Strategise the central idea

One message and offer is developed that will work across every planned channel.

  4. 4

    Implement across channels

Each channel receives its own adapted version, launched on a shared timeline.

  5. 5

    Measure as one campaign

Results from every channel are combined into a single report against the original objective.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

How is this different from marketing a residential project?
The buyer is a company, the cycle is long and the audience is small. We spend on reaching specific roles and advisers rather than on volume, and we track leases, not enquiries alone.
What should we measure?
Requirements by source, tours booked, test fits, term sheets and leases signed by floor size. Clicks and impressions are read only as signs of reach, never as results.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
